Living here
Renters, Airbnb and elevators at Plaza Suites
Do mostly owners or renters live here?
Mostly owner-occupied. Of 11 deals here in the last 24 months, 3 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Plaza Suites?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Plaza Suites
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Plaza Suites is a plain, practical mid-rise on Sheppard Avenue West, and that is why it works. Its 97 suites are mostly one- and two-bedroom plans under 1,000 square feet, the fee includes parking, and the building is low enough to feel calm. What you need to think about is the stretch of Sheppard around it, which is about to get much busier. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Plaza Suites is a 6-storey, 97-suite condominium at 890 Sheppard Avenue West in the Bathurst Manor area of North York. It was completed in 2003 by 1410839 Ontario Limited, a numbered company. The condominium corporation is TSCC-1530, registered on 8 July 2003, and condos.ca lists FirstService Residential as manager. Suites run from about 584 to 985 square feet, and the fee covers common elements, building insurance, parking and water.
Plaza Suites at a glance
A low, wide building on Sheppard West
At six storeys and about 20 metres tall, Plaza Suites is one of the lower condo buildings on this part of Sheppard. With 97 suites, it spreads out more than it rises, so each floor has a fairly long corridor of homes and the building reads from the street as a solid mid-rise block.
The developer was a numbered company, 1410839 Ontario Limited, which is common for single-project builders. Do not confuse it with Plaza, the midtown developer; the names are a coincidence. Because there is no brand track record to lean on, the building’s own history since 2003, visible in the reserve fund study and board minutes, is what you should judge it by.
The property manager is FirstService Residential, one of the largest condominium managers in the country. A big firm brings established systems and a deep bench of staff, but service quality still depends on the individual manager assigned to the building, so ask owners how responsive the office is.
Layouts under 1,000 square feet
Condos.ca lists suites from about 584 to 985 square feet, so this is a building of one-bedrooms, one-plus-dens and two-bedrooms rather than family-sized plans. The two-bedroom plans sit toward the top of that range, a useful size for couples or a parent with one child.
Suites are heated and cooled by forced air, according to recent listing details, which suggests individual heating and cooling equipment in each home rather than a central system. That fits the fee, which does not include heat. Ask how old the unit’s equipment is and whether it has been serviced or replaced.
At least one corner plan has been marketed with a balcony of several hundred square feet, so if outdoor space matters to you, ask about the corner stacks. Parking and lockers are deeded or assigned suite by suite, so confirm exactly what comes with the home you are buying.

What the fee covers
Condos.ca lists common elements, building insurance, parking and water as included. Parking in the fee is a real advantage in a part of the city where nearly everyone drives some of the time.
Heat and hydro are not included, so your monthly cost is the fee plus your own utilities. In a suite of 800 to 900 square feet, that is a modest addition, but include it when you compare with buildings that bundle heating.
Condos.ca notes pet restrictions here. Read the rules on the status certificate if you have a pet, rather than relying on what a listing says.
Bathurst Manor, and a busier Sheppard Avenue
Bathurst Manor is a postwar area of detached homes and apartment buildings north of the 401, close to Bathurst Street and the Allen Road. The draw is convenience: Yorkdale, the Allen and the 401 are all a short drive, and the panel beside this review shows the nearest subway station and schools.
The street around the building is changing. Just east, at the corner of Wilmington Avenue, Brixen Developments has a 12-storey mixed-use condo and rental-replacement building under construction at 824 Sheppard Avenue West, according to UrbanToronto’s project database. Further east, a 35-storey condominium tower was proposed at 500 Sheppard Avenue West in 2025.
UrbanToronto also notes that Metrolinx is studying a westward extension of the Line 4 Sheppard subway that could add a station near Bathurst. Nothing is approved, but if it happens, this stretch would look very different in ten years. In the meantime, expect a period of construction on Sheppard, and more retail and condo supply once the new buildings open.
If your suite faces east, toward Wilmington Avenue, ask how directly it looks onto the 824 Sheppard site and what the construction schedule looks like. Noise, dust and lane closures are temporary, but they are real for the owners living through them, and they can soften resale prices while the work goes on. Buyers who can wait that out may find it a good time to buy.
Pricing at Plaza Suites
Condos.ca puts the average here at about $653 per square foot. On the published size range of 584 to 985 square feet, that implies a span from the high $300,000s for the smallest suites to the mid $600,000s for the largest, as a rough guide rather than a valuation.
That sits above the nearby boutique building at 778 Sheppard Avenue West, which condos.ca averages at about $589 per square foot, and below what new construction on Sheppard will sell for. The new buildings will add supply, so expect buyers to compare carefully.
Only one suite was listed for sale when I checked, and none for lease, so I am not going to quote a single listing’s price or fee. With 97 suites, more resales do come up over a year, and that gives you real comparables if you are patient. Compare like with like: a two-bedroom here should be measured against other two-bedrooms in this building first, then against 778 Sheppard and other older mid-rises nearby.

Amenities at Plaza Suites
The amenity package is compact but more than many buildings this size offer: a common rooftop deck, a gym and a sauna, plus party and meeting rooms. The rooftop deck is the one I would use most, since it gives every owner outdoor space with a view over the low-rise neighbourhood.
Jatin’s honest take on Plaza Suites
Who this building suits
First-time buyers and couples who want a one- or two-bedroom with parking in the fee at a price well below new construction, and downsizers from Bathurst Manor who want to stay in the neighbourhood. It also suits buyers who prefer a six-storey building to a tower.
What I’d want you to check
Ask for the age of the suite’s heating and cooling equipment, since it is your responsibility. Read the reserve fund study for the roof, garage membrane and window schedule, as a 2003 building is entering that window. Check what parking and locker come with the suite, read the pet rules, and look in the minutes for anything the board has discussed about construction next door.
The value question
At around $653 a square foot with parking included, Plaza Suites is fairly priced against the area and well below what new Sheppard West buildings will ask. The neighbourhood is likely to improve as it grows, though the next few years will bring construction noise. For an owner-occupier with a five-year horizon, I think it is a sensible buy if the reserve fund is in order.
