Living here
Renters, Airbnb and elevators at West Village Lofts
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at West Village Lofts?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about West Village Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

West Village Lofts is the kind of building most buyers never hear about, because almost nothing here comes up for sale. It is a three-storey, 29-suite Stafford Homes building on a residential street in Briar Hill-Belgravia, with an elevator, underground parking and suites that start around 670 square feet. Its size is both the appeal and the risk. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
West Village Lofts is a three-storey, 29-suite low-rise condominium at 550 Hopewell Avenue in the Briar Hill-Belgravia area of Toronto, in the former City of York, near Eglinton Avenue West. It was developed by Stafford Homes and the condominium, TSCC-1816, was registered on 18 December 2006. FirstService Residential is listed as the property manager. Suites range from roughly 670 to 1,525 square feet. Maintenance fees include common elements, building insurance, water and parking.
West Village Lofts at a glance
What 29 suites actually means
Most of the buildings I review have 150 to 400 suites. This one has 29. That changes how it feels to live here and how it behaves when you sell. You will know your neighbours, the elevator wait is never an issue, and the board is drawn from a small group of owners who all have a direct stake in how the building is run.
The trade-off is that every major cost is shared among very few people. A roof, a garage membrane or an elevator modernization that would be a rounding error in a 300-suite tower lands much harder on 29 owners. That is why the reserve fund study matters even more here than it does in a large building. A small building also has a smaller budget for professional management, so ask how often the manager is on site and how quickly repairs get approved.
Small buildings also have thin resale data. With few sales in any given year, it is harder to say with confidence what a suite is worth, and appraisers sometimes lean on comparables from other buildings. Expect to justify your price with care, whether you are buying or selling.
A loft name on a newer building
The name says loft, but I could not confirm from the sources available whether 550 Hopewell is a conversion of an older structure or a purpose-built low-rise designed in a loft style. The 2006 registration date and a residential developer like Stafford Homes point toward new construction, but I would not take that as settled. Ask the listing agent, check the declaration and look at the building in person.
It matters because buyers often pay a premium for hard-loft features, such as very high ceilings, exposed structure and original materials. If those are what you want, confirm the ceiling height and finishes in the specific suite. If you just want a quiet, small building with an elevator and parking, the label matters much less.
Suites run from roughly 670 to 1,525 square feet, which is generous for this price band. The larger end of that range is townhouse-sized space with the convenience of an elevator, which is hard to find in midtown-north Toronto.
Day to day, a three-storey building without a concierge works differently from a tower. Parcels and deliveries need a plan, visitors are buzzed in rather than greeted at a desk, and there is no staff on site to deal with small problems as they happen. Many owners prefer that quiet, but if you travel a lot or order everything online, think about how it will work for you.

The developer and the neighbourhood
Stafford Homes is a long-running Toronto developer, more than 70 years old by its own account, with hundreds of developments behind it ranging from luxury condominiums to rental and commercial buildings. That track record is reassuring, but at a 2006 building the developer’s reputation now matters less than how the corporation has been run in the two decades since.
Hopewell Avenue is a residential street in the former City of York, a short way off Eglinton Avenue West. The biggest recent change is on Eglinton Avenue West: the Eglinton Crosstown, Line 5, opened in February 2026, which should improve east-west travel after years of construction along the corridor. The panel next to this review shows the nearest stations and walk times.
Forest Hill Lofts, a much larger factory conversion at 1001 Roselawn Avenue, is a few minutes away and is the natural comparison if you want a true hard loft in the same area.
Pricing in a building where little trades
The building averages roughly $713 per square foot. That sits below Forest Hill Lofts nearby, which averages about $801, and the difference makes sense: the Roselawn building has hard-loft ceilings, heritage character and a fee that includes hydro and heat. Here, the fee covers common elements, building insurance, water and parking, so heat and hydro are likely your own costs. Confirm how heating is supplied before you compare carrying costs.
At the time of writing there were no active sale or lease listings. That is normal for a building this size and is a sign that owners tend to stay. It also means you may wait a long time for the right suite, and when one comes up, the asking price has to be judged against a handful of past sales rather than a deep set of comparables.
Use the 12-month sold summary on this page as a starting point, and if you are seriously considering a suite, I can pull every recorded sale in the building and nearby low-rise stock through my building sold report.

Amenities at West Village Lofts
There is no gym, pool or party room, and in a 29-suite building that is a good thing, because there is no amenity floor for a small group of owners to fund. What you do get is an elevator, underground and visitor parking, a security system and permission for barbecues, which matters if your suite has outdoor space.
Jatin’s honest take on West Village Lofts
Who this building suits
Buyers who want a quiet, small building where they will know their neighbours, and who value space over amenities. The larger suites suit downsizers coming out of a house who still want room and an elevator, and couples who want something closer to a townhouse than a tower. It also suits anyone who hates crowded lobbies and elevator queues.
What I’d want you to check
Read the reserve fund study and the most recent budget closely. In a 29-suite building, ask how the fund compares with the cost of the next big items, such as the roof, the garage, the elevator and the building envelope, and whether any increase or levy has been discussed in the board minutes. Confirm how heat and hydro are supplied and metered, whether the building is a conversion or new construction, and what the declaration says about pets, rentals and alterations. Check the status certificate for anything unusual.
The value question
At about $713 per square foot with parking included, the price is reasonable for this part of the city and for this much space. The value question is less about price and more about liquidity: you are buying something scarce, which helps when you sell, but with thin comparables you need patience on both ends. If the reserve fund is healthy, I think this is a sound buy for an owner planning to stay a long time.

Stafford Homes developed the building. The condominium corporation, TSCC-1816, was registered on 18 December 2006.
