Living here
Renters, Airbnb and elevators at Baker Street Residences
Do mostly owners or renters live here?
Mostly owner-occupied. Of 6 deals here in the last 24 months, 2 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Baker Street Residences?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Baker Street Residences
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Baker Street Residences is a row of three-storey stacked townhouses on Hopewell Avenue that backs straight onto the York Beltline Trail. Royalpark Homes built it on former light-industrial land and finished it in 2017. Parking is in the fee, the layouts are compact, and the trail is the best neighbour this building could have. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Baker Street Residences is a stacked-townhouse condominium at 370-400 Hopewell Avenue in the Briar Hill-Belgravia neighbourhood of the former City of York, Toronto, between Dufferin Street and Marlee Avenue north of Eglinton Avenue West. It was developed by Royalpark Homes with Global Architect and completed in 2017. The condominium corporation is TSCC-2630, registered on 15 December 2017, and Meritus Group Management is listed as the manager. Suites range from about 426 to 1,175 sq ft. Maintenance fees include common elements, building insurance, parking and water.
Baker Street Residences at a glance
From employment land to stacked townhouses
Before Baker Street Residences, this stretch of Hopewell was four lots of one- and two-storey industrial buildings used for light industry. The City’s 2014 planning report recommended redesignating the land from Employment Areas to Neighbourhoods so that housing could be built, after Royalpark Homes applied in 2011.
The original application proposed 102 units. After community consultation, the version the City recommended for approval was smaller: 81 stacked townhouses in four blocks, three storeys and about 13.7 metres tall, with 18 one-bedroom and 63 two-bedroom units. Final unit counts can shift at registration, so confirm the number in the status certificate.
Global Architect of Toronto designed the scheme. The format is classic stacked townhouse: two homes on top of each other in each vertical slice, each with its own entrance, over a single shared underground garage.
The Beltline at your back door
The York Beltline Trail runs along the northern edge of the site. It follows an old railway line and gives you a car-free path for walking, running and cycling, which is a genuine daily advantage in a part of the city where most streets are built for traffic.
Walter Saunders Memorial Park sits to the west, and the surrounding blocks are low-rise semi-detached homes and triplexes, with six- and seven-storey apartment buildings to the east. That mix gives the street a quieter, residential feel than the Eglinton frontage a few blocks south.
For homes facing the trail, the outlook is green and open. For homes facing Hopewell, you get a residential street rather than an avenue. Either way, ask which block and which level the unit is in, because light and privacy change a lot in stacked layouts.
A trail on the property line also brings foot traffic and cyclists past the back of the building. Most owners see that as a plus, but if privacy at ground level matters to you, look at the fencing and landscaping between the homes and the path.

Compact layouts and the stairs question
Condos.ca lists suites from about 426 to 1,175 sq ft. The bottom of that range is a very small one-bedroom by townhouse standards, and the top is a good-sized two-bedroom. The 2014 plan was weighted heavily toward two-bedrooms.
In stacked townhouses, the lower unit usually has fewer stairs and less outdoor space, while the upper unit climbs further but often gets a terrace. Neither is better in the abstract; it depends on whether you value an easy entry or private outdoor space more.
Most units are two-bedrooms, and in a compact stacked plan the second bedroom is often modest. If you work from home or have a child, check the room dimensions on the plan rather than the bedroom count, and look at where the laundry, storage and mechanical space sit.
Ask what the listed area includes. A rooftop terrace or a lower-level room may be counted differently from one listing to the next, and that affects any price-per-foot comparison you make.
Parking in the fee, and what that means
Condos.ca lists common elements, building insurance, parking and water in the fee. Parking being included is the standout, because many newer buildings in midtown charge for it separately or sell it as an extra.
The 2014 plan called for 97 underground spaces, 81 for residents and 16 for visitors, which works out to roughly one resident space per home in the approved design. Confirm that the unit you are buying actually has a space attached and whether it is owned or assigned.
The same plan included 86 bicycle spaces, most of them underground, and condos.ca lists bike storage among the amenities. With the Beltline on site, that matters more here than in most buildings.
Heat and hydro are not listed in the fee, so expect to pay your own utilities. Ask the seller for a year of bills, because stacked townhouses with their own furnaces or heat pumps vary a lot depending on size, exposure and which level the unit is on.
Pricing stacked townhouses in Belgravia
Condos.ca does not publish a building average per square foot for Baker Street Residences, and only one unit was listed for sale and one for rent when I checked in October 2026. Pricing therefore leans on the recent sales shown in the panel on this page.
When you compare, use total monthly cost. A fee that includes parking can look higher than a building that charges for parking separately, but once you add a parking charge back to the other building, the comparison often flips.
Remember that a building with one active listing gives you very little to go on. A single asking price says what one seller hopes for, not what the market will pay, which is why I lean on closed sales in this building and in similar stacked-townhouse projects nearby.
The best comparables are other stacked-townhouse condos near Eglinton West and the Beltline, and the condo apartments along Eglinton. Adjust for which level the unit is on, whether it has a terrace, and whether it faces the trail or the street.

Amenities at Baker Street Residences
There is no gym or party room, so the shared spaces are the garage, the bike storage and the grounds. The York Beltline Trail along the back of the property does more for daily life than most indoor amenity floors, especially for anyone who runs, walks a dog or cycles. It also means a smaller budget for staff and upkeep, which helps keep fees steady.
Jatin’s honest take on Baker Street Residences
Who this building suits
First-time buyers who want their own entrance and parking without a freehold price, cyclists and runners who will use the Beltline every week, and couples moving out of a downtown one-bedroom who want a little more space and a quieter street.
What I’d want you to check
Confirm the parking space and locker for the specific unit, and read the reserve fund study for the underground garage and roofing, which are the costly items in stacked-townhouse projects. At about nine years old the building is past its first warranty period. Ask for a year of utility bills, the insurance deductible charged to owners, and the declaration’s rules on terraces and exterior changes.
The value question
Parking in the fee, compact two-bedroom layouts and the Beltline give this building a real edge over many apartment condos at a similar price. The trade-offs are stairs, no amenity floor and a smaller pool of buyers when you sell. If those suit you, the value case is solid. Book a call and I will help you compare it with nearby options.
