Renters, Airbnb and elevators at 207 Galloway Road Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 207 Galloway Road Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 207 Galloway Road Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

207 Galloway Road has asking prices that are low even by Scarborough standards, and the first job is to understand why. It is a small 1977 building in West Hill where the fee runs above $1 a square foot and still leaves heat and hydro to you. For the right buyer it can work, but only after the paperwork has been read line by line. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
207 Galloway Road Condos is an 11-storey, 51-suite condominium at 207 Galloway Road in the West Hill neighbourhood of Scarborough, Toronto, in the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Kingston Road and Lawrence Avenue East. It was built in 1977. The condominium corporation is YCC-316, registered on 4 March 1977, and condos.ca lists Burnleigh Property Management as the manager. The maintenance fee includes common elements, building insurance, parking and water.
207 Galloway Road Condos at a glance
A small building with a big fee
With 51 suites over 11 storeys, this is one of the smaller condo towers in Scarborough. That means a small board, few neighbours, and every shared cost split only 51 ways.
That last point explains a lot. The two suites for sale when I checked had fees of about $996 to $1,028 a month, which condos.ca puts at roughly $1.13 per square foot. That is high for any building, and especially for one where the fee covers only common elements, insurance, parking and water.
A high fee in a small, older building usually reflects the fixed costs of running a tower, such as elevators, the garage, the roof, staff and insurance, spread over few owners. It can also reflect reserve fund contributions being raised to catch up on future work. Only the budget and the reserve fund study will tell you which, so that is where to start.
Small corporations also have less room for error. One owner falling behind on fees, or one unexpected repair, has a larger effect on the budget than it would in a 300-suite tower. That is not a reason to rule the building out, but it is a reason to look at the corporation’s finances the way you would look at a small business before investing in it.
Heat and hydro are on you
Unlike many 1970s Scarborough condos, where heat and hydro are in the fee, this building leaves both to the owner. A current listing describes the heating as baseboard, so expect to pay for heat through your own hydro bill.
Electric baseboard heat in an older suite can be expensive in January, depending on the windows, the exposure and how the suite has been sealed. Ask the seller for a year of hydro bills before you make an offer, and add that monthly average to the fee when you compare this building with others.
A current listing also shows no ensuite laundry, so check whether the suite you are looking at has a washer and dryer or relies on a shared laundry room. If you plan to add one, ask the corporation first, because in-suite laundry in an older building usually needs board approval.
Baseboard heat does have one advantage: each owner controls and pays for their own heating, so you are not subsidising a neighbour who keeps the thermostat high. Cooling, if the suite has it, will also run through your own hydro.

Suites, parking and the amenity list
Suites recorded on condos.ca range from about 602 to 1,178 square feet, covering one- and two-bedroom plans. Older plans tend to give you a separate dining area and real closets; walk the plan rather than assuming.
Parking is in the fee and the building has an underground garage and visitor parking. A current listing shows no locker, so ask whether the suite you are considering has one, and get parking and locker details confirmed in the status certificate.
The amenity list is short: a gym, a sauna and a security system. There is no pool or concierge to fund, which is a good thing in a building this size, and it means the high fee is not explained by amenities.
Living in West Hill
The building sits near Kingston Road and Lawrence Avenue East in West Hill, a long-established part of east Scarborough with older houses, low-rise apartments and plazas along Kingston Road. Most residents drive for errands, with bus service on the main roads. The panel on this page shows the transit routes, schools, parks and food options near the address.
The University of Toronto Scarborough and Centennial College’s campuses are within reach to the north and north-west. To the south, Guild Park and Gardens in Guildwood is one of the east end’s more unusual green spaces, a lakeside park that collects architectural fragments rescued from demolished Toronto buildings.
The planned Eglinton East light rail line, now described by the City as the Scarborough East Rapid Transit project, would serve the University of Toronto Scarborough on its way to Malvern. It has no published opening date, so treat it as a long-term possibility.
Low prices, read with the fee
Condos.ca puts the building average at about $314 per square foot. The two suites for sale when I checked were asking between $235,000 and $252,000, which is very low for a Toronto condo with parking.
The low price and the high fee are connected. Buyers price a suite on its total monthly cost, so a fee above $1,000, plus hydro for heat, pulls the purchase price down. When you compare, add the fee, a year’s average hydro and your mortgage payment together, then compare that total with other buildings.
Do not assume the low price is a bargain until you have read the status certificate. If it shows a healthy reserve fund and no major work pending, the numbers may simply reflect the fee. If it shows a large project with little money set aside, the price is telling you something. My building sold report shows the aggregate record of what has traded here.

Amenities at 207 Galloway Road Condos
A gym, a sauna and a secure garage are the whole package. It is enough for daily convenience, and it means the fee is going to the building itself rather than to amenities, which is what you should verify in the budget.
Jatin’s honest take on 207 Galloway Road Condos
Who this building suits
Buyers who need the lowest possible purchase price and have done the monthly maths, investors who understand older small buildings, and owner-occupiers who want a quiet, small building in West Hill. It does not suit anyone stretching to afford the fee.
What I’d want you to check
Read the full status certificate, the reserve fund study, the current budget and at least two years of board minutes. Ask directly whether a special assessment has been levied or is being discussed, why the fee is at its current level, and how much it has risen in recent years. Get a year of hydro bills for the suite, confirm laundry, parking and locker arrangements, and check the exact pet rules, since condos.ca lists a pet restriction.
The value question
The purchase price is low and the monthly cost is not. If the corporation is well run and adequately funded, a buyer who plans to stay can own a sizeable suite in Toronto for less than almost anywhere else. If the paperwork raises questions, walk away: in a 51-suite building, one large repair can change the economics for every owner.
