Living here

Renters, Airbnb and elevators at 431 Military Trail Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 431 Military Trail Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 431 Military Trail Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

431 Military Trail is the largest of the 1970s condominium townhouse complexes on this part of Military Trail, with 106 homes spread across addresses from 431 to 451. Its two current listings show monthly fees under $400, which is low for a family townhouse with a garage, and the plans put a den and the garage entry on the ground floor. The low fee is the headline; the reserve fund is the story behind it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

431 Military Trail Townhouses is a 106-home condominium townhouse complex at 431 to 451 Military Trail in the Morningside neighbourhood of Scarborough, Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Military Trail and Neilson Road. It was built in 1974, and the condominium corporation, YCC-181, was registered on 2 December 1974. Newton-Trelawney Property Management is listed as the property manager. Condos.ca does not name a developer or publish a fee-inclusion list.

The biggest complex in the Military Trail cluster

This corporation, YCC-181, was registered in December 1974, two years after its neighbours at 341 and 351 Military Trail. At 106 homes it is well over twice the size of 351 and the largest of the four corporations on this stretch.

Size changes the economics of a townhouse complex. Roofs, paving, windows and siding are still huge bills, but they are divided among more owners, and a larger corporation can usually afford professional management and a proper reserve fund study without straining the budget. Condos.ca lists Newton-Trelawney Property Management as the manager here.

Addresses run from 431 to 451 Military Trail, so listings may show any of those numbers. They all belong to YCC-181, and that is the number to check on any listing and on the status certificate, since three other corporations sit on the same road.

A ground-floor den and three bedrooms up

Recent listings describe a layout stacked over three levels. On the ground floor you come into a foyer with a laundry or utility room, a den or games room, and inside access to the attached garage. The main level holds the living and dining rooms, the kitchen and a powder room, with sliding doors out to a private terrace or backyard. The three bedrooms and a four-piece bathroom are upstairs.

Listings place the homes in the 1,200 to 1,399 sq ft bracket. The ground-floor den is the useful surprise: it works as a home office, a teenager’s room or a space for a visiting parent, and it keeps that activity away from the bedrooms.

The homes I reviewed recorded gas forced-air heating with central air, brick exteriors and two parking spaces, a garage plus a driveway space. One mentioned a walkout toward a common playground, and another described mature trees giving the terrace some privacy, both of which say something about how the grounds were laid out.

Fees under $400, and why to look behind them

The two homes for sale when I checked carried fees of about $378 to $387 a month. For a three-bedroom townhouse with a garage in Toronto, that is low, and it is one of the reasons buyers shortlist this complex.

A low fee can mean an efficient, well-run corporation that keeps its costs under control. It can also mean a fee kept down at the expense of the reserve fund. The way to tell the difference is the reserve fund study and the board minutes: look at what the study says needs doing over the next ten years and whether the fund is on track to pay for it.

Condos.ca has no inclusion list for this corporation. In a complex where homes have their own gas furnaces, assume you are paying your own heat and hydro until the status certificate says otherwise. Listing records say pets are allowed with restrictions; read the rules for the detail.

Insurance is the other line to understand. The corporation’s policy covers the buildings, and you need your own policy for contents, improvements and liability. Ask what deductible the corporation carries, because in many corporations an owner is charged that deductible when a claim starts in their home, and on an older complex it can be a meaningful sum.

Neilson Road, the 401 and the campus to the east

Listings give Military Trail and Neilson Road, or Neilson and the 401, as the cross streets. For a car commuter, being this close to the highway is the defining feature of the location. The data panel on this page shows the nearest transit stops, schools and shops.

To the east, Military Trail passes the Tam Heather Country Club at 730 Military Trail on its way toward the University of Toronto Scarborough. The planned Scarborough East Rapid Transit line would serve that campus, including a stop on a new campus street the university plans to call New Military Trail.

That line, previously known as the Eglinton East LRT, would run 18.6 km from Kennedy Station to Malvern Town Centre. It has completed early design work but has no funding or opening date, so I would not pay a premium for it today.

What 431 Military Trail asks

The two homes listed for sale when I checked were asking $640,000 to $689,900. Against the 1,200 to 1,399 sq ft bracket the listings give, that works out to very roughly $460 to $575 per square foot of above-grade space, before you count the ground-floor den or any basement.

Add fees under $400 a month and the carrying cost is modest for what you get: three bedrooms, a garage, a den and your own outdoor space. That is the value case for this complex in one sentence.

Within the complex, condition does the rest. Recent listings lean heavily on recent work such as new kitchens, flooring, windows and garage doors, and that work is reflected in the asking price. Check which upgrades the owner paid for and which the corporation did across all the homes. For recent sale figures, see the panel on this page or ask me for a building sold report.

Jatin’s honest take on 431 Military Trail Townhouses

Who this building suits

Families who want three bedrooms, a garage and a flexible ground-floor den at a modest monthly fee. It also suits buyers who work from home and want an office away from the bedrooms, and commuters who use the 401 every day.

What I’d want you to check

Start with the reserve fund study, because a low fee is only good news if the fund is healthy. For a 1974 complex, look at roofs, windows, siding, garage doors, paving, the playground and underground services, and read the board minutes for planned projects. Confirm the corporation number, since the addresses run from 431 to 451, and confirm the fee inclusions in the status certificate. Ask whether the furnace and water heater are owned or rented.

The value question

At roughly $460 to $575 per square foot with fees under $400, this is strong value for family space if the corporation’s finances hold up. You give up amenities and new-build finishes and gain size, a garage and a large, established corporation. I would buy here with confidence after a clean status certificate, and walk away from one that showed a fund well behind its study.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
