Living here

Renters, Airbnb and elevators at 4140 Lawrence Ave East Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 4140 Lawrence Ave East Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 4140 Lawrence Ave East Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

4140 Lawrence Avenue East is one of the smallest condominium corporations you will find in Scarborough: 20 townhouses from 1981, in West Hill near Kingston Road. Small can be a quiet, well-run place where everyone knows the board. It can also mean every new roof is split just 20 ways, and that is the trade-off you need to price. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

4140 Lawrence Ave East Townhouses is a low-rise condominium townhouse complex of 20 homes at 4140 Lawrence Avenue East in the West Hill neighbourhood of Scarborough, Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Kingston Road and Lawrence Avenue East. It was built in 1981, and the condominium corporation, MTCC-547, was registered on 25 May 1981. Condos.ca lists ICC Property Management as the manager and barbecues as permitted. It does not name a builder or list what the fee includes.

Twenty homes, and what that means

A 20-home corporation is unusual in Toronto. Owners can know every neighbour, the board is easy to reach, and decisions about the grounds or a contractor can move quickly.

The other side is arithmetic. A roof replacement, a window programme or a new asphalt surface is shared by 20 households rather than 200, so each owner’s share of any shortfall is large. In a complex this size, the reserve fund study is the most important document you will read.

Small complexes also depend on a handful of volunteers. Ask how many owners sit on the board, whether the annual general meeting usually reaches quorum, and how long the current directors have served. A board that struggles to fill seats is worth knowing about before you buy, because you may be asked to join it.

A 1981 complex: the documents to read

At 45 years old, the complex has been through at least one full cycle of roofs and paving, and probably windows. Ask when each was last done and what the reserve fund study expects next, then compare the study’s contribution plan with what the budget actually collects.

Condos.ca lists ICC Property Management as the manager. A professional manager should be able to provide the budget, the reserve fund study, recent minutes and the insurance certificate quickly, so request them early in your conditional period.

Inside, assume the owner looks after the furnace, air conditioner, water heater, plumbing and electrical unless the declaration says otherwise. Book a home inspection, and ask the seller for the age of each system and whether the water heater is owned or rented.

Read the declaration for the line between the corporation and the owner on the exterior too. Windows, doors, decks, fences and the area right behind each home are where disputes in small townhouse complexes usually start, and the declaration settles them.

No amenities, so the fee is about the buildings

Condos.ca lists barbecues as permitted and no other amenities: no pool, gym, party room or shared garage. For a complex of 20 homes that is the right call, because there is nothing to staff, heat or repair beyond the buildings and grounds.

It also means the fee should be doing three jobs only: insuring the buildings, looking after the grounds and snow, and filling the reserve fund. Condos.ca does not publish what the fee includes here, so confirm in the budget whether water or anything else is covered and which utilities you pay yourself.

Ask about parking, too. Condos.ca lists no parking garage or visitor parking for this complex, so find out from the status certificate or the listing exactly where owners and their guests park, and whether spaces are owned, assigned or shared.

Insurance follows the usual townhouse split. The corporation insures the buildings, and you insure your contents, upgrades and liability. Ask what deductible the corporation carries and make sure your own policy covers it, because owners are often charged that deductible when a claim starts inside their home.

Lawrence and Kingston Road in West Hill

This is the West Hill end of Lawrence Avenue East, near where it meets Kingston Road, with houses, townhouse complexes and the mid-rise Lawrence Avenue Condos at 4060 to 4064 Lawrence Avenue East nearby. Plazas line the main roads, and the data panel on this page lists the nearest transit, schools, shops and parks.

The University of Toronto Scarborough and Centennial College are a short drive away. The City’s planned Scarborough East Rapid Transit line would run from Kennedy Station past the University of Toronto Scarborough to Malvern Town Centre, but it is still in planning, with no construction or opening date.

For now, this is a car-friendly part of the city. Buy here for a townhouse at a price a freehold will not match, in a small and quiet complex, and treat any transit improvement as a bonus.

Kingston Road is the main shopping and bus corridor nearby. Expect a run of older plazas rather than a walkable main street, with groceries, services and restaurants spread along it. The panel on this page shows which are closest.

What 4140 Lawrence Avenue East costs

When I checked, nothing was listed for sale or lease, and condos.ca does not publish a price per square foot for this complex, so I have no asking range to give you.

With 20 homes, a sale here is an event. Some years may have none, so the panel on this page and nearby comparable townhouses are your best guide. Ask me for a building sold report that brings in similar West Hill complexes.

Compare it with other condominium townhouse complexes in West Hill of similar age, with freehold townhouses nearby, and with the apartment suites at Lawrence Avenue Condos if you are weighing a townhouse against a tower. A freehold removes the fee but puts every roof on you; a tower bundles more into the fee but gives up your own front door.

Within the complex, the home’s condition will drive the price: kitchens, bathrooms, flooring, the basement and the age of the mechanical systems. Small complexes have few listings, so a well-kept home can sell quickly. Have your financing ready and leave your lawyer time to review the status certificate.

Amenities at 4140 Lawrence Ave East Townhouses

BBQs permitted

Condos.ca lists one amenity: barbecues are permitted. That is all a 20-home townhouse complex needs, and it leaves the fee free to go to the buildings, the grounds and the reserve fund rather than to facilities few owners would use.

Jatin’s honest take on 4140 Lawrence Ave East Townhouses

Who this building suits

Buyers who want a townhouse in West Hill with their own front door, in a very small and quiet complex, for less than a freehold. It also suits owners who are happy to take an interest in how the corporation is run, since in a complex of 20 that is part of the deal.

What I’d want you to check

The reserve fund study comes first, because 20 owners share every major project. Then read recent minutes for planned roof, window or paving work, the declaration for what owners maintain, the budget for what the fee covers, and the status certificate for parking. Get a full home inspection.

The value question

With no published price per square foot or current listings, value here depends on condition and on the corporation’s finances. A well-funded 20-home complex can be a quiet, good-value place to own. An underfunded one can be expensive, so the documents matter more here than almost anywhere. If they check out, the small size becomes an advantage rather than a risk.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
