Living here
Renters, Airbnb and elevators at 4662 Kingston Road Townhouses
Do mostly owners or renters live here?
Mostly owner-occupied. Of 10 deals here in the last 24 months, 0 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 4662 Kingston Road Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 4662 Kingston Road Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

4662 Kingston Road is a large townhouse complex by Scarborough standards, with 100 homes in one corporation, and it sits right where the planned rapid transit line turns from Kingston Road onto Morningside Avenue. For a family that wants space at an entry-level price, the location has a better long-term story than most. The building’s age is the part to study. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
4662 Kingston Road Townhouses is a condominium townhouse complex of 100 homes at 4662 Kingston Road in West Hill, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area of Toronto, near Kingston Road and Morningside Avenue. It was built in 1979, and the condominium corporation, YCC-501, was registered on 13 December 1979. Kung Property Management is listed as the manager. Condos.ca does not name the builder or publish a fee-inclusion list or amenities, so confirm what the fee covers in the status certificate.
4662 Kingston Road Townhouses at a glance
A 100-home corporation on Kingston Road
At 100 homes, this is one of the bigger condominium townhouse complexes in east Scarborough. Size helps in a complex this age. A major roofing or paving project is shared among four times as many owners as in a 25-home complex, and a larger corporation can usually afford professional management and a proper reserve fund study.
YCC-501 registered on 13 December 1979, six days after YCC-500 at 120 Murison Boulevard in Malvern. Condos.ca does not name the builder, and I could not confirm one. Kung Property Management is listed as the manager; confirm that on the status certificate, along with how long they have been in place.
One address covers the whole complex, so listings will show 4662 Kingston Road with a unit number. There are other townhouse complexes nearby on Kingston Road, including the newer Nature’s Path at 4687 to 4715 Kingston Road, so check that the corporation on the status certificate is YCC-501.
What 47 years means for the buildings
Any complex built in 1979 has been through at least one round of major exterior work, or is about to be. Read the reserve fund study for roofs, windows and doors, brick or siding, paving and walkways, and check that the contributions in the budget match what the study recommends.
Then read the last two or three years of board minutes. They show what is breaking, what the board is planning and whether owners are pushing back on costs. Ask in writing whether any special assessment or major project has been discussed, and get the answer before you firm up.
Inside each home, the condition depends on the owners who came before. Ask about the furnace, air conditioner, water heater and electrical panel, and check for permits on basement and kitchen work. The declaration will say who is responsible for windows, doors, decks and fences, which is where many townhouse disputes start.

The fee, parking and what is not listed
Condos.ca does not publish a fee-inclusion list or any amenities for this complex. I am not going to guess at either. Ask for the corporation’s budget and the seller’s utility bills so you can see the true monthly cost, because whether heat, hydro and water are in the fee can change it by hundreds of dollars.
Parking is not listed either. Confirm what parking comes with the home, whether it is a garage, a driveway or a surface space, and whether it is owned or exclusive-use common element. Ask about visitor parking too, since in a 100-home complex it can be tight in the evenings.
Insurance follows the usual split. The corporation insures the buildings, and you insure your contents, improvements and liability. Ask what deductible the corporation carries and whether it can be charged back to an owner.
West Hill at Kingston and Morningside
Kingston Road through West Hill had some commercial buildings as far back as the late 19th century, and after the area grew in the 1950s and 1960s the triangle where Kingston Road, Lawrence Avenue and Morningside Avenue meet became the neighbourhood’s commercial centre. Many of the old motel sites along Kingston Road have since been redeveloped, and recent building in West Hill has tended to be townhouses on former commercial land.
Morningside Park, Toronto’s largest municipal park, lies to the north-west in the Highland Creek valley, with trails that run south to the Waterfront Trail. That much green space this close to a main road is one of the quiet strengths of West Hill.
The bigger change is transit. Since late 2020, red bus-only lanes have run from Kennedy Station along Eglinton Avenue, Kingston Road and Morningside Avenue to the University of Toronto Scarborough. The proposed Scarborough East Rapid Transit line follows the same path, with a Kingston–Morningside stop and a West Hill stop nearby before it turns north to the campus. It is still in planning, so treat it as upside. The panel on this page lists today’s transit, schools and shops.
What 4662 Kingston Road costs
Condos.ca showed one home for sale when I checked. A single listing is not a market, so I am not quoting its price or fee. Condos.ca also does not publish sizes or an average price per square foot for the complex.
With 100 homes, there is usually a steadier flow of sales than in the small complexes nearby, which makes it easier to judge value. Look at a few years of sales here, and compare with other West Hill townhouse complexes from the 1970s and with newer stacked towns like Nature’s Path, which will sell for more because they are newer.
Within the complex, condition moves the price. Updated kitchens and bathrooms, newer mechanical systems and a finished basement, where there is one, are what buyers pay for, and homes away from the Kingston Road frontage may be quieter. Two homes with the same plan can be very different purchases, so compare the inspection reports as carefully as the photos.
For recent sold figures, use the panel on this page, or ask me for a building sold report.

Jatin’s honest take on 4662 Kingston Road Townhouses
Who this building suits
Families who need townhouse space at an entry-level Toronto price, first-time buyers moving up from an apartment, University of Toronto Scarborough staff, and buyers who want to be on the planned rapid transit route along Kingston Road and Morningside.
What I’d want you to check
The reserve fund study and the board minutes for the big exterior items a 47-year-old complex faces, and whether any special assessment has been discussed. Confirm the corporation is YCC-501, what the fee covers, what parking you get and how visitor parking works. Then have the home inspected, with attention to the mechanical systems and any basement work.
The value question
A 100-home corporation spreads the cost of ageing better than the small complexes around it, and the location sits on the area’s main transit corridor. You give up new construction and a private lot. If the reserves are healthy and the exteriors are in good shape, I think this is solid value for an owner planning to stay five years or more.
