Leases 22%Sales 78%

Mostly owner-occupied. Of 9 deals here in the last 24 months, 2 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 50 Blackwell Avenue Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 50 Blackwell Avenue Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

50 Blackwell Avenue Townhouses is among the oldest condominium corporations in Malvern, registered in October 1975, and among the simplest. There are 53 homes, visitor parking and nothing else to share, which keeps the corporation’s job narrow and its costs focused on the buildings themselves. For a buyer who wants a family-sized home near Malvern Town Centre without paying for a pool they won’t use, that simplicity is the point. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

50 Blackwell Avenue Townhouses is a 53-home condominium townhouse complex at 50 Blackwell Avenue in Malvern West, Scarborough, Toronto, near Tapscott Road and Neilson Road. It was completed in 1975. The condominium corporation is YCC-232, registered on 29 October 1975, and Burnleigh Property Management is listed as the property manager. The only listed amenity is visitor parking. A published list of what the fee includes was not available.

Among Malvern’s earliest condominiums

Malvern was planned as a model community of affordable homes on former farmland, and its first residents arrived in 1972. YCC-232 was registered just three years later, in October 1975, which puts it among the earliest condominium corporations in the neighbourhood.

The YCC prefix marks it as a York Condominium Corporation, the numbering used across Metro Toronto before amalgamation. At 50 years old, the complex has likely been through at least one full cycle of major repairs, and its records will show you how the board handled them.

With 53 homes, it is a small to mid-sized corporation. Costs are shared among fewer owners than in a large complex, so a big project such as a roof or window program lands more heavily on each home. That makes the reserve fund study the most important document in your file.

Buying a condo townhouse is different from buying a freehold. You get a board, a reserve fund and a status certificate, which protects you from a surprise roof bill on your own, but you accept rules on exterior changes, parking and the use of common areas. If you want full control of the outside of your home, a freehold is the better fit.

No amenities, and why that can work

Condos.ca lists visitor parking as the only amenity. There is no pool, gym or party room for the corporation to heat, staff or eventually replace. Every dollar of the fee goes to the grounds, roads, building envelope and the reserve.

That is a real advantage over complexes like 2 Dailing Gate or 100 Burrows Hall Boulevard, where outdoor pools add operating and replacement costs. If you would rarely use shared facilities, you are not subsidising them here.

It also means fewer things to go wrong. When I review a corporation this age, I would rather see a simple complex with a well-funded reserve than a more elaborate one with deferred work.

The homes and the fee

Condos.ca records these as ground-oriented townhomes, and the home listed when I checked was a three-bedroom plan, the standard family layout for Malvern townhomes of the 1970s. Interiors vary widely by owner, so look closely at windows, the electrical panel, the furnace and any basement finish, and ask whether renovations were permitted.

With only one home listed, I can’t quote a meaningful fee range. I also couldn’t find a published list of what the fee covers, so don’t assume water, cable or utilities are included. Ask Burnleigh or the listing agent, and get the actual utility bills for the home.

Ask which exterior items the declaration leaves to owners. In townhouse corporations of this age, windows, doors and fences often fall to the owner, and those costs belong in your budget alongside the monthly fee.

Make your offer conditional on a review of the status certificate, and give yourself enough days to read it properly. It will show the current fee, the reserve fund balance, any special assessment the board has approved and the corporation’s insurance coverage, and it is the best single document for comparing one old townhouse complex against another.

One point buyers often miss: the corporation’s insurance covers the common elements and the structures defined in the declaration, not your contents or the improvements owners have made. Ask your broker for a unit-owner policy that matches what the declaration leaves to you, and check the deductible owners are expected to carry.

Blackwell Avenue and the Malvern Town Centre plans

The complex sits on Blackwell Avenue near Tapscott Road, with a No Frills a couple of minutes’ walk away and Malvern Town Centre a few hundred metres off. Neilson Road is a short walk east. For a Malvern townhouse, it is one of the easiest places to run errands on foot.

Change is proposed nearby. The City has applications under review for a phased redevelopment of Malvern Town Centre, with a first phase at Tapscott and Neilson proposing towers of 39 and 32 storeys and 877 homes, and ten phases planned in all. The proposed Eglinton East LRT also includes a branch on Neilson Road to a terminus at the mall.

Neither project is approved and funded in full, and both would mean years of construction if they proceed. I would treat them as long-term upside rather than a reason to pay more now. The panel on this page shows today’s transit, parks and walkability.

Deeper inside the complex, the internal layout keeps homes away from through traffic. Ask which side of the complex a home sits on, because those near Tapscott Road will hear more of the mall’s comings and goings.

Pricing a home here

Only one home was listed for sale when I checked, which is not enough to quote an asking range. In a 53-home complex, listings are occasional, so each recent sale matters when you are setting a price.

The closest comparison is 75 Blackwell Avenue Townhouses across the street, which is a year newer and a little larger, followed by other Malvern townhouse condominiums and nearby freehold townhouses. Adjust for the fee, parking and condition.

My building sold report shows aggregate sales for this address, and I can pull a wider set of Malvern townhouse sales if you are serious about buying here.

Amenities at 50 Blackwell Avenue Townhouses

Visitor parking

Visitor parking is the only shared amenity, so the monthly fee is not carrying a pool or clubhouse. With Malvern Town Centre and community facilities nearby, most owners use those instead.

Jatin’s honest take on 50 Blackwell Avenue Townhouses

Who this building suits

First-time buyers and families who want three bedrooms in Malvern, close to groceries and the mall, and who would rather not pay for shared amenities. It also suits buyers who prefer a straightforward corporation they can understand in one read of the documents.

What I’d want you to check

At 50 years old, read the reserve fund study for roofs, windows, roads and underground services, and ask how fees have moved over the past five years. Confirm what the fee includes, which exterior items owners pay for and what parking comes with the home. Review the status certificate and board minutes for planned projects.

The value question

With nothing extra to fund, this complex can be one of the more efficient ways to own a family home in Malvern, provided the reserve is in good shape. The Malvern Town Centre and transit plans could help over time, but buy for the home and the documents, not the promise.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
