Living here
Renters, Airbnb and elevators at Pine Ridge Towers
Do mostly owners or renters live here?
Mix of owners and renters. Of 5 deals here in the last 24 months, 2 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Pine Ridge Towers?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Pine Ridge Towers
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Pine Ridge Towers is the building I bring up when a buyer tells me they need three bedrooms in Scarborough and cannot stretch to a townhouse. It is a 10-storey, 76-suite condominium from 1971 on Eglinton Avenue East, just east of Markham Road, and its suites are large by any modern standard. It is also more than fifty years old, and that is most of the conversation. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Pine Ridge Towers is a 10-storey, 76-suite mid-rise condominium at 3420 Eglinton Avenue East in Scarborough Village, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area of Toronto. Condos.ca lists it as built in 1971 and names SRM Development LLC as the developer. The condominium corporation is YCC-57, registered on 12 November 1971, and Nadlan-Harris Property Management is listed as the manager. Suites run roughly 898 to 1,350 sq ft. Condos.ca lists the maintenance fee as covering air conditioning, common elements, heat, hydro, building insurance, parking and water.
Pine Ridge Towers at a glance
One of Toronto’s early condominium corporations
Ontario only created the condominium form of ownership in 1967, so a corporation number in the fifties, registered in 1971, puts Pine Ridge Towers among the first generation of condos in the city. The corporation was registered the same year condos.ca says the building was finished, and it has been running for more than half a century since.
The developer is listed as SRM Development LLC. I could not find any other public record of the original builder or architect, so I would not lean on the developer’s name either way. What matters for a building this old is not who built it, but how the board has looked after it for five decades.
With only 76 suites over 10 floors, this is a small corporation, roughly seven or eight homes per floor. You get a quiet lobby and neighbours you will actually recognise. The trade-off is that every roof, boiler or garage repair is shared among fewer owners, which is why the reserve fund matters more here than in a 400-suite tower.
Suites sized like a small house
Condos.ca puts suite sizes at roughly 898 to 1,350 sq ft. Nothing in the building is a small one-bedroom. Every suite listed for sale when I checked was a three-bedroom, which tells you what this building is: family-sized homes at a price that, in most of Toronto, would buy a one-bedroom-plus-den in a new tower.
Expect 1970s floor plans. That usually means a separate kitchen rather than an open galley, a proper dining area, real closets and bedrooms that fit a queen bed with room to walk around it. Those layouts are exactly what many families want, and they are hard to find in anything built after 2005.
The flip side is condition. Some suites will have been fully renovated and others will be close to original, and the price gap between the two is large. When you compare listings, compare kitchens, bathrooms, flooring and windows, not just the square footage.

A fee that covers hydro, heat and parking
The fee here is about as inclusive as a Toronto condo gets: condos.ca lists air conditioning, common elements, heat, hydro, building insurance, parking and water. When I checked, the active listings carried fees from $815 to $832 a month. On suites of roughly 900 to 1,350 sq ft, that is well under a dollar a square foot.
That looks high next to a new building’s fee until you remember what you are not paying. There is no separate hydro bill, no gas bill and no parking charge. For a family budget, one predictable monthly number is a real benefit.
The risk with an all-inclusive fee in an old building is that the corporation carries the energy bill for every suite. If the heating plant, windows or insulation are original or inefficient, rising utility rates flow straight into future fee increases. Ask what the building’s utility costs were over the last three years and whether the board has any plans for upgrades.
Living on Eglinton East, and what may change
Day to day, this is a car-friendly stretch of Eglinton Avenue East, lined with plazas, older apartment towers and established houses on the side streets. Shopping along Eglinton and Markham Road covers groceries and errands, and the Scarborough Bluffs shoreline is south of you. The data panel on this page has the transit, school and park details.
The bigger question is transit. The City of Toronto’s planned Eglinton East LRT, part of what it now calls Scarborough East Rapid Transit, would run along Eglinton Avenue East with a stop at Markham Road, then on to UTSC and Malvern. The City has completed early design work, but the line is not funded, and in April 2026 the provincial transportation minister said it was not on the province’s priority list.
I would not pay a premium here because of the LRT. If it is built, it is a bonus for owners who are already here. Buy Pine Ridge Towers for the space and the price, not for a line that may be a decade or more away.
What Pine Ridge Towers costs
Condos.ca puts the building average at about $333 per square foot, which is among the lowest figures you will see for a Toronto condo. For context, 3380 Eglinton Avenue East, a 1979 tower next door, sits at about $440, and Guildwood Terrace at 3231 Eglinton Avenue East, from 1992, at about $434.
Some of that discount is the suite size, because large suites always sell for less per square foot. Some of it is age, and some of it is the monthly fee, which buyers fold into what they are willing to pay. When I checked, three suites were for sale, asking $489,000 to $499,000, with two more for lease. Those are asking prices, not sale prices.
With so few suites in the building, sales are infrequent, and a single renovated suite can skew any average. If you want to know what has actually traded here, I can pull the numbers through my building sold report.

Amenities at Pine Ridge Towers
An outdoor pool in a 76-suite building is unusual and a genuine summer perk for families, but it is seasonal and its upkeep is shared by very few owners. Condos.ca also lists a pet restriction, so read the declaration and rules for exactly what is allowed before you bring a dog.
Jatin’s honest take on Pine Ridge Towers
Who this building suits
Families who need three bedrooms and real square footage on a budget, and downsizers leaving a house who refuse to live in 600 square feet. It also suits buyers who value a single, predictable monthly cost, since hydro, heat and parking are all in the fee.
What I’d want you to check
This is a 1971 building, so the status certificate and reserve fund study are not optional reading. Look at the age and condition of the windows, balconies, roof, heating and cooling plant, garage and pool, and when the elevators were last modernised. Inside the suite, ask what has been updated in the electrical panel and plumbing. Read the board minutes for planned projects, and confirm the pet rules and which parking space comes with the unit.
The value question
On price per square foot this is about as cheap as Toronto condo space gets, and the fee covers almost everything. The value holds up only if the building has been maintained and the reserve fund is healthy; a large special project would wipe out the discount quickly. For an owner who plans to stay and wants space over finishes, I think it is worth a serious look. If you want help comparing it with the other Eglinton East buildings, book a call.
