Living here
Renters, Airbnb and elevators at Tradewinds
Do mostly owners or renters live here?
Renter-heavy building. Of 5 deals here in the last 24 months, 4 were leases and 1 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Tradewinds?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Tradewinds
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Tradewinds is one of the small condominium complexes on Galloway Road that most buyers only discover when a listing pops up, and listings here are rare. With 56 homes and a fee that leaves utilities to the owner, it behaves more like a cluster of freehold towns than a condo building. That is the appeal, and it is also where the homework lies. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Tradewinds is a 56-home low-rise condominium at 189 Galloway Road in West Hill, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area. It was built by The Tradewinds Developments in 1998 and registered on 25 September 1998 as MTCC-1214. Condos.ca lists Pro-House Management Ltd as manager. Maintenance fees include common elements, building insurance and parking. Homes run from about 830 to 1,155 sq ft.
Tradewinds at a glance
A small complex with a short paper trail
The City of Toronto’s list of 1997 condominium draft approvals shows The Trade Winds Development Inc. receiving draft approval for a condominium at 189 Galloway Road on 30 October 1997, in what Scarborough’s planners called the Highland Creek community. The corporation was registered less than a year later, in September 1998, as MTCC-1214.
Today the area is usually marketed as West Hill, and you will see both names on listings. Condos.ca records the complex as a low-rise with 56 homes. It lists the building at one storey, which I would not rely on for a townhouse complex; ask for the floor plan of the specific home to see how many levels it has.
Fifty-six homes is a small corporation. That has real advantages: owners tend to know each other, the board is reachable, and decisions can be quick. It also means every major repair is shared among relatively few owners.
Family-sized homes
Condos.ca puts homes here between about 830 and 1,155 square feet. That is a family-sized range by Toronto condo standards, with no studios or small one-bedrooms to dilute the market.
Homes from 1998 have usually been updated at least once, but rarely all at the same time. Kitchens and bathrooms may be recent while windows, the furnace, the air conditioner or the electrical panel are original. Have an inspector go through each system, and ask the seller for receipts for major work.
Ask also what is owned and what is common. In many townhouse condominiums the windows, doors, roofs and exterior walls are common elements maintained by the corporation, while furnaces and water heaters belong to the owner. The declaration sets that out, and it decides who pays when something fails.

What the fee covers, and what it does not
Condos.ca lists the fee as covering common elements, building insurance and parking. Water, heat and hydro are not on that list, so expect to pay your own utilities as you would in a freehold home. Confirm how water is billed, because in some complexes it is metered per home and in others it is buried in the common budget.
A fee that covers only the basics is lower, but the corporation still has to fund roofs, windows, private roads or driveways, walkways, drainage and fencing. In a complex of this age, several of those have been done once or are due. Read the reserve fund study and the planned spending for the next ten years, and check the status certificate for any special assessment.
Pro-House Management Ltd is listed as manager. In a small complex, ask how often the manager attends board meetings and how quickly repairs are handled, and read the minutes for the last two years.
West Hill living on Galloway Road
Galloway Road runs through a residential part of West Hill made up mostly of detached houses, with a handful of small townhouse condominiums like this one. Daily life is quiet and car-oriented, with shopping and services along the main roads nearby.
Highland Creek’s valley parks, the University of Toronto Scarborough campus and Centennial College’s Morningside campus are part of the wider neighbourhood, which keeps steady rental demand in the area. The automatic panel on this page shows the nearest transit, parks and schools.
How I would approach a purchase here
Because sales are rare, buyers here often feel pressure to move fast when a home appears. I would still make the offer conditional on reviewing the status certificate, even in a competitive situation, or get the certificate ordered before offers are due. In a small corporation, one under-funded project can change the economics of the home.
Ask the listing agent early for the declaration, the rules, the latest budget and the reserve fund study. Look at how fees have moved over the past few years: small, steady increases are usually healthier than long freezes followed by a jump.
If you plan to rent the home out, read the rules for any leasing restrictions and registration requirements before you count on the income. Owner-occupiers should check the same rules for what they allow on renovations, such as flooring changes or exterior alterations.
Pricing at Tradewinds
Condos.ca does not publish an average price per square foot for Tradewinds, and there were no homes for sale or rent at the time of writing. With only 56 homes, a year can pass with very few sales, so any single sale can move the apparent average a long way.
The right comparison set is other small townhouse condominiums in West Hill and Highland Creek, including the Manor at Highland Creek further up Galloway Road, plus freehold towns nearby. Adjust for size, parking, the number of levels and what the fee includes.
Expect a home here to compete with freehold townhouses on price per square foot rather than with Scarborough tower suites. The low fee and the absence of elevators and amenities help, but buyers will still discount a home that needs updating more heavily than they would in a tower, because the owner usually carries more of the systems.
If you are watching this complex, set up an alert for it and ask me for the recent sale record through the building sold report. In a complex this small, knowing when a home is coming is half the battle.

Amenities at Tradewinds
There are no shared facilities to speak of: condos.ca lists a security system and notes that pets are permitted. You are buying a home, not a club, and the fee reflects that.
Jatin’s honest take on Tradewinds
Who this building suits
Families and couples who want a home of 830 square feet or more in a quiet West Hill street without the price of a detached house. It also suits buyers who prefer a small corporation where they can know the board, and investors looking at rental demand around the Scarborough campuses.
What I’d want you to check
Get the status certificate, reserve fund study and two years of board minutes before you firm up. In a 1998 complex, ask about roofs, windows, driveways and drainage, and confirm what the owner maintains versus the corporation. Confirm the pet rule in the declaration even though condos.ca lists pets as permitted, and confirm how many levels and parking spaces the home has.
The value question
The value case is space and a low fee in a settled neighbourhood. The risk is a small corporation facing big repairs with few owners to share them. If the reserve fund is healthy, a home here can be a better buy than a similarly sized suite in a tower with a much larger fee.
