Living here
Renters, Airbnb and elevators at 125 Isaac Devins Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 125 Isaac Devins Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 125 Isaac Devins Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

125 to 161 Isaac Devins Boulevard is not a tower, and that is the whole point. It is a 2012 complex of three-storey stacked townhouses where you get your own front door, parking in the fee and no elevator to wait for, at prices that still start in the low $300,000s on the northwest edge of the city. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
125 Isaac Devins Condos is a three-storey, 110-suite low-rise condominium of stacked townhouses at 125 to 161 Isaac Devins Boulevard in the Humberlea-Pelmo Park area of North York, near Weston Road and Sheppard Avenue West. It was registered on 16 January 2012 as Toronto Standard Condominium Corporation 2215 (TSCC-2215). Condos.ca does not list a developer. Canlight Management is listed as the property manager. Fees include common elements, building insurance, parking and water.
125 Isaac Devins Condos at a glance
Stacked townhouses, not an apartment building
The complex is spread across a run of addresses, 125 through 161 Isaac Devins Boulevard, each one a three-storey block of stacked suites. Instead of a lobby, corridors and elevators, you walk in from outside, usually up or down a short flight of stairs depending on whether you buy an upper or lower unit.
That format changes the monthly cost structure. There is no concierge, no pool and no party room to fund. Condos.ca lists only visitor parking and a security system as amenities, which is why the fee stays modest even though parking is included.
It also changes who lives here. Stacked towns tend to attract owner-occupiers who want something closer to a house, with less shared space and fewer neighbours on each floor than a high-rise.
Suite sizes and the upper-versus-lower question
Suites run from roughly 641 to 972 square feet, with one-bedroom and two-bedroom plans. Current listings sit mainly in the 600 to 699 square foot band for one-bedrooms, with two-bedrooms in the 700 to 999 range.
With stacked townhouses, the floor you buy matters more than in a tower. Upper units usually spread over two levels and come with more stairs, often a rooftop or upper terrace, and no one above you. Lower units usually offer easier access but sit under a neighbour and may have a smaller outdoor area. Ask which configuration a listing is before you book a showing, because the listing photos will not always make it obvious.
Stairs are the main trade-off. If you or a parent will have trouble with them in ten years, this building is a poor fit regardless of price.

The Weston Road and Sheppard pocket
The site sits near Weston Road and Sheppard Avenue West, the same pocket where Lindvest marketed its Westown community. UrbanToronto described Lindvest’s Brownstones at Westown as new housing on former brownfield land that had been in commercial use, in an area otherwise made up of detached and semi-detached houses from the post-war decades.
That history explains the feel. This is a newer residential enclave surrounded by older suburban streets, with highways 401 and 400 close by and golf courses such as Humber Valley and Oakdale in the area. For a commuter who drives, the highway access is the main draw.
Transit has also improved in this part of the city. Line 6 Finch West opened on 7 December 2025 and runs along Finch Avenue to the north. The panel on this page shows the actual distances to the nearest stations.
What you own, what the corporation maintains, and what is coming due
In a stacked townhouse complex, the line between your unit and the common elements matters more than it does in a tower. Terraces, front steps, entry doors and parking spaces are often exclusive-use common elements: you use them, but the corporation owns them, and the declaration sets out who pays to repair them.
Before you firm up an offer, read the declaration and rules for what you can change. Can you replace the front door, add a privacy screen, put planters on the terrace or install a barbecue? Who is responsible if water comes through a terrace into the unit below? These answers vary from one corporation to the next, and they shape both your costs and how you can use the space.
The parking arrangement deserves the same attention. Parking is included in the fee here, but check whether the space is owned, leased or assigned as exclusive use, and whether there is any visitor parking enforcement you will need to live with.
Registered in 2012, TSCC-2215 is now more than a decade old. That is the age when the first round of real repair items starts to appear in a stacked townhouse complex: roofing, exterior stairs and railings, waterproofing over parking areas, and caulking around windows and doors.
None of that is unusual, but it is worth seeing how the reserve fund study plans for it. In low-rise complexes with exterior stairs and terraces, water management is the item I watch most closely.
What it costs to buy and to own
Five suites were listed for sale when I checked, asking from $299,000 to $524,900. The building’s average sits around $671 per square foot, which is low for a 2012 building anywhere in Toronto and reflects both the location and the stacked format.
Fees on those listings ranged from $421 to $578 a month, about $0.65 per square foot. That includes parking, building insurance, water and the common elements. You pay your own hydro and heat, so ask a seller for a year of utility bills, since stacked units with exterior exposure on several sides can cost more to heat than a mid-floor tower suite.
Property taxes in a stacked townhouse are usually in line with a similar-sized condo apartment, so the low fee is a genuine saving rather than a shift of cost elsewhere. Ask the seller for the latest tax bill to confirm.
For context, 5 Frith Road, a 1971 tower near Jane and Sheppard whose fee covers hydro and heat, runs at about $1.11 per square foot on current listings. Here you pay less in fees and more in utilities. My building sold report breaks down what has actually traded.

Amenities at 125 Isaac Devins Condos
There is no amenity package to speak of, and for this buyer that is a feature. You are not paying to heat a pool or staff a front desk, which keeps the fee low and the budget predictable. The flip side is that there is no gym or party room down the hall, so factor in any memberships you would pay for elsewhere.
Jatin’s honest take on 125 Isaac Devins Condos
Who this building suits
First-time buyers who want a townhouse feel at a condo price, especially drivers who use the 401 and 400 every day. It also suits small households that would rather have their own entrance than an elevator, and buyers moving out of a rental apartment who want parking included. Two-bedroom plans can work for a small family that wants out of an apartment tower but is not ready for freehold prices.
What I’d want you to check
Confirm whether the suite is an upper or lower unit and how many stairs are involved. Read the reserve fund study for roofing, exterior stairs, terraces and waterproofing, which are the expensive items in a stacked complex of this age. Ask for utility bills, check the parking space assignment on the status certificate, and confirm the rules on terraces and barbecues rather than assuming.
The value question
At roughly $671 per square foot with parking in a fee of about $0.65, this is one of the cheaper ways into a 2012-built home in the city. You give up amenities and transit convenience; you gain a lower fee and a house-like layout. If the reserve fund is healthy, I think it is good value for an owner-occupier. If you want help reading the documents, book a call with me.
