Living here
Renters, Airbnb and elevators at 2964 Islington Townhomes
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 2964 Islington Townhomes?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 2964 Islington Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

This is one of the smallest condominium corporations you will look at in northwest Toronto: twelve two-storey townhouses on Islington Avenue in Humber Summit, finished in 2009. Small means a low fee and a house-like feel. It also means twelve owners share every repair bill, and there are almost no comparable sales. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
2964 Islington Townhomes is a 12-home, two-storey condominium townhouse complex at 2964 Islington Avenue, Toronto M9L 2K6, in Humber Summit in the former City of North York, part of the Downsview, Weston, York University Heights, Rexdale and northwest Toronto area. It was built in 2009 by 2074290 Ontario, a numbered company. The condominium corporation is TSCC-2014, registered on 5 May 2009, and condos.ca lists Mareka Property Management as manager. Maintenance fees include common elements, building insurance and parking.
2964 Islington Townhomes at a glance
Twelve homes, one corporation
With twelve homes, every owner is a meaningful share of the corporation. A $60,000 repair to roofs or paving is $5,000 a door before reserves, where a 200-suite tower would barely notice it. That is the core risk of very small condominiums, and it is the first thing I explain to buyers here.
The upside is the same arithmetic in reverse. There is no lobby, pool, gym or concierge to fund, so operating costs stay low, and a small board can move quickly when owners agree. Condos.ca lists Mareka Property Management as the manager, so the corporation is not entirely self-run.
The developer is recorded only as a numbered company, 2074290 Ontario. That is common for small infill projects, but it means there is no builder brand or track record to look up. The building’s own documents, and how it has held up since 2009, are what you have to judge it by.
Small corporations also live or die by participation. Ask how many owners attend the annual meeting, whether the board has full membership and how often it turns over. A complex where two or three people do all the work is fragile, however tidy it looks from the street.
What you get: a townhouse, not an apartment
These are two-storey homes rather than stacked units, so you have no one above or below you, which is the main reason people choose a condominium townhouse over a condo apartment. A recent listing described a two-bedroom, two-bathroom plan of about 900 to 1,000 square feet with an open kitchen and an L-shaped living and dining area.
That is compact for a townhouse. Think of it as an alternative to a two-bedroom condo apartment, with your own front door and stairs inside, rather than a substitute for a freehold house. Check each home’s measurements, because condos.ca does not publish a size range for this complex.
Parking is part of the fee, and condos.ca also lists visitor parking. How many spaces belong to each home can differ, so confirm the exact allocation in the status certificate rather than relying on a listing.

A low fee, with utilities on you
Condos.ca lists common elements, building insurance and parking as what the fee covers. Heat, hydro and water are not on the list, so expect to pay those yourself, as you would in a freehold house. A recent listing noted forced-air heating and central air within the home.
That structure makes the fee look small next to an apartment building where utilities are bundled in. When you compare, add your own gas, hydro and water bills back in. The more important number is the reserve fund contribution, because in a complex this small it is the line that keeps special assessments away.
Ask also who is responsible for roofs, windows, doors and the furnace under the declaration. In many townhouse corporations some of these fall to the owner, and in others to the corporation; the answer changes both your fee and your risk.
Finally, look at the corporation’s insurance deductible. In a small complex, a water or roof claim that falls under the deductible can land on one owner, so make sure your own home insurance covers that gap.
Humber Summit and the Islington corridor
Humber Summit runs from Finch Avenue north to Steeles, between Highway 400 and the east branch of the Humber River. It began in the 1840s as a mill settlement, became a cottage community on the river, and is now mostly semi-detached houses from the post-war decades. Many of the cottages were lost to Hurricane Hazel in 1954.
The Humber Summit branch of the Toronto Public Library sits on the same stretch of Islington, and Rowntree Mill Park follows the Humber valley nearby. For drivers, Highway 400 and the 401 are close.
The biggest local change is Line 6 Finch West, which opened in December 2025 with a stop at Islington Avenue and Finch, south of the complex. For a neighbourhood that relied on buses, that is a real improvement, and the transit details are in the panel on this page.
Pricing with almost no comparables
Condos.ca does not publish an average price per square foot for this complex, which tells you how rarely its homes trade. With twelve homes, a year can pass with one sale or none. At the time of writing there was one home for sale and none for rent, and I do not quote a single listing’s price or fee.
Because direct comparables are thin, value has to be built from nearby evidence: other condominium townhouses in Humber Summit and Humbermede, two-bedroom apartments in the area, and what freehold semis on nearby streets are selling for. The recorded sales on this page are the starting point. Adjust for age, size, parking and fee before you lean on any of them.
If you are thinking of selling here, ask me for the building sold report. In a complex this small, how you price against the nearest alternatives matters more than any building average.

Amenities at 2964 Islington Townhomes
There are no shared facilities beyond parking and the grounds, which is why the fee is low. For a gym or pool you will rely on City community centres, and the trade is that the corporation has very little to maintain.
Jatin’s honest take on 2964 Islington Townhomes
Who this building suits
First-time buyers and small households who want a townhouse with their own front door and no neighbours above or below, at a price closer to a condo apartment. It also suits buyers who drive and want quick access to Highway 400 and the 401. Couples who have outgrown a one-bedroom apartment but are not ready for a freehold house’s maintenance are another good fit.
What I’d want you to check
Get the reserve fund study and status certificate early, and read them as if you were joining a twelve-person business. Look for upcoming roof, paving, window and exterior work, check the reserve balance per home, and ask whether a special assessment has ever been raised. Confirm what the declaration makes the owner responsible for and how many parking spaces come with the home. Have the home itself inspected, especially the furnace, air conditioner and roof flashing.
The value question
A 2009 townhouse with a low fee can be good value if the corporation’s finances are sound. The risk is concentrated: with so few owners there is no cushion. If the reserve fund looks thin against the work ahead, walk away and look at a larger townhouse complex nearby, where the same repairs are shared by many more households.
