Living here
Renters, Airbnb and elevators at 3 Kendleton Drive Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 3 Kendleton Drive Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 3 Kendleton Drive Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Kendleton Drive townhouses are one of the biggest condominium townhouse complexes in north Etobicoke: 296 homes built by Bramalea in 1969, on the block bounded by Albion Road, Finch Avenue West and Martin Grove Road. For years it was a car-dependent location. Since December 2025 it has had light rail at its edge, and that changes how I talk about it with buyers. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
3 Kendleton Drive Townhouses is a condominium townhouse complex of 296 homes at 3 Kendleton Drive, 1797 Martin Grove Road, 1555 to 1605 Albion Road and 6415 to 6466 Finch Avenue West in the Mount Olive-Silverstone-Jamestown area of north Etobicoke, Toronto. It was built by Bramalea in 1969, and the condominium corporation, YCC-8, was registered on 12 November 1969. Condos.ca lists Proactive Management as property manager and records a parking garage, visitor parking and BBQs permitted. Fee inclusions are not published.
3 Kendleton Drive Townhouses at a glance
Built by the company that built Bramalea
The developer on record is Bramalea, the company founded in 1957 as Bramalea Consolidated Developments to build the planned community of Bramalea, which later became part of Brampton. Through the 1960s it expanded across the Toronto area, and this complex is one of its townhouse projects from that period.
The company itself no longer exists; it was wound up in the mid-1990s. For a buyer, that simply confirms what the age of the complex already tells you: there is no builder to call and no warranty left. What remains is the corporation and its records, which after more than 55 years are the real measure of the place.
YCC-8 is also one of the earliest condominium corporations registered in Toronto. A single-digit number puts it in the first handful of complexes created under Ontario’s then-new condominium law.
Why 296 homes changes the maths
The other early townhouse corporations I cover nearby have 16 and 46 homes. At 296, Kendleton is in a different category. A new roofing program, a paving job or repairs to shared parking are divided among nearly 300 owners, which makes each owner’s share far smaller than in a small corporation.
Scale brings its own issues. A large site has more roofs, more paving, more drainage and more of everything that eventually needs replacing, so the total reserve fund requirement is large. Large corporations also tend to run long phased programs, replacing windows or roofs block by block over several years. Ask where the home you are considering sits in any current program, because a home whose block has just been redone is in a different position from one that is next in line.
It also helps on resale. With nearly 300 homes, there are usually several sales a year, which gives you real comparables and gives you a market when you sell. A large owner base also makes it easier to fill the board with people who have useful skills, from bookkeeping to construction.

Four streets, one corporation, very different settings
The complex has addresses on Kendleton Drive, Martin Grove Road, Albion Road and Finch Avenue West. Those are three busy arterial roads and one internal street, and the daily experience of a home depends heavily on which one it faces.
Homes along Finch now look onto Line 6 Finch West, which opened on 7 December 2025. That brings rapid transit to the doorstep, with stops at Martin Grove and Albion, and a direct ride east to Line 1 at Finch West station. It also brings trains, traffic and a wide road outside the front windows. Homes inside the site on Kendleton Drive are generally quieter. Visit at rush hour and decide which trade-off suits you.
Condos.ca lists a parking garage, visitor parking and BBQs permitted. Ask how parking is assigned to the specific home, how many spaces come with it, and what outdoor space is exclusive to it.
Albion Centre and the Smithfield crossroads
This block sits at the heart of the old village of Smithfield, which grew up at Albion Road and Martin Grove Road as a postal village from 1870. After the Second World War the area was built out as part of Rexdale, and today it is a fully urban, mostly residential community.
The Albion Centre, the main shopping mall in this part of Etobicoke, sits on the opposite side of Albion Road, and Line 6 runs along its north side. The Albion Cinemas, known for screening Bollywood and other Asian films, have operated in the area since before 1970. Having a full mall with a pharmacy, a Canadian Tire, a library branch nearby and everyday services so close is one of the main practical reasons people choose this complex.
The data panel on this page shows the nearest transit stops, parks, schools and shops, with distances, so I will leave those details to it.
What homes here are asking
Two homes were listed for sale here at the time of writing, asking between $574,900 and $629,000. Monthly fees on the current listings were in the low $600s. Condos.ca does not publish fee inclusions, so ask what that fee covers before comparing it with any other complex.
The current listings include layouts with three or more bedrooms, so most of what trades here is family-sized. Compare against the recorded sales in the data panel, which with 296 homes should be reasonably deep, and adjust for renovation level, basement finish, parking and which street the home faces.
For context, other condominium townhouse complexes from the same era nearby include the 46-home complex at 415 Silverstone Drive and the 16-home complex at 2028 Martin Grove Road. Freehold houses in the surrounding Smithfield area are the other comparison worth making, because if the gap between a townhouse here and a small freehold house is narrow, the house may be the better long-term buy. I can pull both through my building sold report.

Amenities at 3 Kendleton Drive Townhouses
There is no clubhouse or pool on the list, and for a townhouse complex that keeps the fee focused on the buildings and grounds. The real amenity here is location: a shopping mall across the road and a light rail line at the edge of the site.
Jatin’s honest take on 3 Kendleton Drive Townhouses
Who this building suits
Families who need three or more bedrooms in north Etobicoke at a price below a freehold home, and transit users who will now use Line 6 to reach Line 1 rather than relying on buses. It also suits buyers who prefer a large corporation where costs are widely shared and there is a steady resale market.
What I’d want you to check
Ask where the home sits in any phased roof, window or paving program, and read the reserve fund study and two years of board minutes for what is coming next. Find out what the fee includes and what the declaration makes owners maintain. Visit the specific home at rush hour if it faces Finch, Albion or Martin Grove. Inside, check the furnace, windows, electrical panel and lower level, and have a lawyer review the status certificate before you go firm.
The value question
Asking prices in the high $500,000s to low $600,000s for a family-sized townhouse, with a mall across the road and light rail at the door, is a strong value case for an owner-occupier in Toronto. The age of the complex is the counterweight. If the corporation’s reserve fund and replacement programs check out, I think this is one of the more practical townhouse buys in north Etobicoke.
