Can you Airbnb a unit at 365 Murray Ross Parkway?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 365 Murray Ross Parkway

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

365 Murray Ross Parkway is a complex I suggest to two very different buyers: young families who want a three-storey home near transit, and parents buying a place for a York University student. It is a 2005 Tribute Communities townhouse complex in the Village at York University, one of the last large new-home communities built inside the City of Toronto. The homes are nearly identical in size, which makes pricing them unusually straightforward. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

365 Murray Ross Parkway is a 73-home condominium townhouse complex of three storeys at 365 Murray Ross Parkway in York University Heights, in the former City of North York, Toronto. It was developed by Tribute Communities and built in 2005. The condominium corporation is TSCC-1720, registered on 14 November 2005, and Condos.ca lists Duka Property Management as the manager. Homes run about 1,266 to 1,333 square feet. Condos.ca lists the fees as covering air conditioning, common elements, building insurance and parking.

Part of a planned village on former university land

This complex belongs to the Village at York University, a community Tribute built on land it bought from York University, just south of the campus and north of Finch Avenue. The first phase, about 550 homes, welcomed its first residents in the summer of 2005, the same year this corporation was registered.

The Village was designed along new urbanism lines: higher density than a typical subdivision, garages opening onto rear laneways, and plenty of balconies and terraces facing the street. York set design criteria for the land that ruled out high-rise towers and big-box retail, and the result is a low-rise neighbourhood rather than a cluster of towers.

Early buyers in the Village were offered memberships to York’s athletic facilities and access to its libraries, and many residents are York students and staff. That university connection is still the main thing that sets this complex apart from other townhouse sites in the north end.

Three storeys, nearly identical sizes

Condos.ca records homes here at about 1,266 to 1,333 square feet, a spread of less than 70 square feet across the whole complex. That is unusually tight. It means homes are close to interchangeable on size, and the differences in value come down to position, condition and upgrades.

These are three-storey homes, so expect living space, kitchen and bedrooms split across levels, with stairs throughout. That layout works well for a family that wants the bedrooms away from the kitchen, or for housemates who each want their own floor. It does not work for anyone who cannot manage stairs.

For a parent buying for a student, the format is a genuine advantage. Separate floors give housemates privacy, and the Village is within reach of the campus. If that is your plan, read the rules in the declaration first, because condo corporations can set conditions on leasing and occupancy.

Air conditioning in the fee

The fee inclusion list here is short but has one unusual item. Condos.ca lists air conditioning alongside common elements, building insurance and parking. Air conditioning is rarely part of a townhouse fee, and I could not confirm how it is delivered, so ask the property manager how cooling works and who pays to repair or replace the equipment.

Heat, hydro and water are not on the inclusion list, so budget for those on top of the fee. With no active listings in the data I had, I cannot give you a current fee range; ask for the fee and the most recent budget with the status certificate.

Parking is also on the inclusion list, but Condos.ca does not tag a parking garage for this complex, and the Village was planned around rear-lane garages. Confirm for the specific home whether the parking is a garage, a pad or a surface space, and how many cars it holds, because that matters a lot to resale here.

This complex has a sister next door. 375 Cook Road Townhomes is another 73-home Tribute complex in the Village, registered a year later and also managed by Duka according to Condos.ca. If you are shopping here, look at both, and compare their fees, inclusions and reserve funds side by side.

Daily life between the campus and Finch

Daily life here is shaped by two things: the university and the subway. Line 1 has three stations serving this area, Finch West, York University and Pioneer Village, and Line 6 Finch West, which the TTC opened on 7 December 2025, connects with Line 1 at Finch West station and runs west along Finch to Humber College.

The campus brings events, sport and a steady flow of students, which keeps rental demand up and also means the neighbourhood is busier in term time than in summer. If you are a light sleeper, visit on a weekday evening in October as well as on a quiet Sunday in July before you decide. Black Creek and its parkland run along the west side of the area.

Within the Village, a residents group representing both owners and renters has been incorporated since 2006. For a buyer, that is a useful sign that there is an organized voice for the neighbourhood when changes are proposed nearby. The panel beside this review shows walking times and nearby services.

Pricing a complex where every home is the same size

Condos.ca puts the average here at about $568 per square foot. On homes of 1,266 to 1,333 square feet, that implies roughly $720,000 to $760,000, before adjusting for condition, upgrades and location within the complex.

That narrow size range is helpful. In most buildings, comparing price per square foot across a studio and a three-bedroom tells you little. Here, almost every trade is a like-for-like comparison, so recent sales in the complex are a strong guide to value. Ask me for the <a href=’/building-sold-report/’>building sold report before you offer.

There were no active listings in the data I had. When a home does come up, compare it against 375 Cook Road as well, since the two complexes are close in age, size and format.

Jatin’s honest take on 365 Murray Ross Parkway

Who this building suits

Young families who want three floors of space near the subway, and parents buying a home for a student who will share with housemates. It also suits York staff and anyone who works on or near the campus. Buyers who want an elevator, a gym in the building or a quiet summer-and-winter-alike street should look elsewhere.

What I’d want you to check

At 20 years old, the complex is into the period when roofs, windows, laneway paving and any shared mechanical equipment need money. Read the reserve fund study and board minutes, and find out exactly what the corporation maintains versus what each owner maintains. Ask how the air conditioning in the fee works and what happens when it needs replacing. If you plan to rent to students, read the leasing and occupancy rules in the declaration first.

The value question

At about $568 per square foot, this is a reasonable price for three-storey space near Line 1 and Line 6. The tight size range makes value easy to judge, the Tribute name and the planned village setting help resale, and student demand supports rents. Provided the reserve fund is healthy, I think it is solid value for an owner who will stay or a long-term landlord.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
