Living here

Renters, Airbnb and elevators at 34 San Robertoway Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 34 San Robertoway Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 34 San Robertoway Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

San Robertoway is one of several streets along the Jane Street corridor between Sheppard and Finch whose names start with San, and the 23 townhouses at 1 to 35 San Robertoway are among the smallest condominiums in the group. They are some of the more affordable ways to own a townhouse in Toronto, and the reason to buy carefully is the same reason they are affordable: age. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

34 San Robertoway Townhouses is a low-rise condominium townhouse complex of 23 homes at 1 to 35 San Robertoway in the Glenfield-Jane Heights neighbourhood of North York, Toronto, near Jane Street and Sheppard Avenue West. It was built in 1978. The condominium corporation is YCC-431, registered on 31 October 1978, and condos.ca lists KSM Property Management as the manager. No developer is on record, and condos.ca does not list what the maintenance fee includes.

One of the San streets

The San streets in this stretch of Jane Street, San Robertoway, San Romanoway and San Marino Way among them, date from the decades when the area grew rapidly as a planned suburb. They hold a mix of housing, from the 18-storey condominium at 5 San Romanoway to several small townhouse corporations.

That matters when you buy, because each complex is its own corporation. 78 San Marinoway Townhouses, for example, is YCC-282, a 39-home complex from 1976. This one is YCC-431, with 23 homes and its own board, budget and reserve fund. A neighbour’s fee or repair history tells you nothing certain about this one.

Check the legal description and corporation number on any listing here. With several similar-looking complexes nearby, it is an easy detail to get wrong.

Twenty-three owners and a 1978 building

YCC-431 was registered on 31 October 1978, barely a decade after Ontario passed its first condominium law. At more than 45 years old, the complex has been through at least one full cycle of roofs, windows and paving, and some items may be coming due again.

In a corporation of 23 homes, those costs are shared by relatively few owners. The reserve fund study shows whether there is enough set aside. If the fund is thin, the gap is covered by higher fees or a special assessment, and with 23 households each share is significant.

Condos.ca lists KSM Property Management as the manager. Professional management helps a small corporation keep its records and contractors in order. Ask how long the manager has been in place, read the last two or three years of board minutes, and look for a pattern of steady fee increases rather than long freezes followed by sharp jumps.

The homes themselves

Condos.ca records the complex as one storey, which is how its database lists most townhouse complexes, and does not publish a size range or any amenities. Measure the home you are considering and ask whether the basement is included in the stated area.

In older townhouses the interiors vary a lot from home to home. Some owners have replaced windows, panels, plumbing and furnaces; others have not. A home inspection is worth the cost here. Ask which parts of the home the corporation is responsible for under the declaration, and whether any furnace, air conditioner or water heater is rented.

Parking is another item to confirm in writing. Find out whether the home has a garage, a driveway or an assigned space, and how visitor parking works on the site.

If you are buying to rent the home out, read the declaration and rules for any leasing requirements, and confirm them with the manager rather than relying on what a listing says. If you plan to live here, ask the same questions anyway: the mix of owners and tenants affects how a small corporation runs, and the data panel on this page shows that mix.

Finally, look at the site as a whole. Walk the paths and parking areas, look at the roofs and fences, and see how the common areas are kept. In a small complex, the condition of the grounds is often a fair guide to the health of the corporation.

Life around Jane and Sheppard

Glenfield-Jane Heights runs from Sheppard Avenue north to Finch, between Highway 400 and Black Creek. It was planned in the 1960s as a model suburb, and the housing is a mix of detached and semi-detached homes, apartment towers and townhouse complexes. The Jane/Sheppard library branch serves this end of the neighbourhood.

Black Creek, a tributary of the Humber, runs along the east side through a ravine, and the area has a good number of city parks and community centres. Highway 400 to the west and the 401 to the south make it practical for drivers.

The biggest recent change is Line 6 Finch West, the light rail line that opened along Finch Avenue in December 2025, linking to Line 1 at Keele Street and to Humber Polytechnic in the west. It runs along the north edge of the neighbourhood rather than past the door, but it improves east-west travel across the area. The data panel on this page shows the transit options, schools and Walk Score in detail.

Pricing a home here

There were no homes listed for sale or lease at the time of writing, and condos.ca did not publish a price per square foot. With 23 homes, sales are infrequent, so any building average would be shaky.

Start with the recorded sales in the data panel on this page. Then compare with other townhouse corporations along the San streets, such as 78 San Marinoway Townhouses, adjusting for size, basement finish, parking, condition and, above all, what each fee covers. A lower fee elsewhere may mean the owner pays for more.

Townhouses in this part of North York are among the more affordable family-sized homes in the city, which is why they attract first-time buyers. That makes it all the more important to buy on the strength of the corporation rather than the price alone. My building sold report pulls the nearby comparables together.

Jatin’s honest take on 34 San Robertoway Townhouses

Who this building suits

First-time buyers and young families who want a townhouse with their own front door in Toronto at a price well below a house, and who drive or use the Finch and Jane bus and LRT routes. It also suits investors who understand older townhouse corporations and budget for them.

What I’d want you to check

Confirm the corporation number is YCC-431. Get the status certificate, the latest reserve fund study and recent board minutes, focusing on roofs, windows, paving and drainage for a 1978 complex. Ask what the fee includes and which parts of the home the corporation maintains. Confirm parking for the specific home, and have a home inspector review the wiring, plumbing, insulation and mechanical systems.

The value question

The value case is simple: a family-sized townhouse at an entry-level Toronto price, in an area with new rapid transit along Finch. The trade-off is age and a small group of owners sharing large repair bills. If the reserve fund is healthy and the board is organised, I think it is a reasonable first home. If not, compare with the other San street complexes before you commit.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
