Living here
Renters, Airbnb and elevators at 540 Scarlett Road Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 540 Scarlett Road Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 540 Scarlett Road Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Most townhouse complexes on Scarlett Road are anonymous. This one has a paper trail: the City’s 1998 planning reports describe exactly what was proposed for the site, why it became a condominium rather than freehold, and why it shrank from 14 homes to 11. If you are thinking of buying here, that history tells you more about daily life than any listing will. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
540 Scarlett Road Townhouses is an 11-home condominium townhouse complex at 540A to 544C Scarlett Road in Humber Heights-Westmount, in the former City of Etobicoke, part of the Downsview, Weston, York University Heights, Rexdale and northwest Toronto area. It was completed in 2000. The City’s 1998 planning reports name the applicant as Scarlett Gate Developments, under the municipal address 542 Scarlett Road. The condominium corporation is MTCC-1341, registered on 27 September 2000, and condos.ca lists Maple Ridge Community Management as manager.
540 Scarlett Road Townhouses at a glance
From a gas station to eleven townhouses
The site sits on the west side of Scarlett Road, north of La Rose Avenue. According to a May 1998 report to Etobicoke Community Council, it was zoned in 1964 for a neighbourhood gasoline station only, most recently housed a Petro-Canada station, and had been vacant since that station was demolished in 1992.
Scarlett Gate Developments first applied in December 1997 for 14 townhouses, then cut the plan to 12 after staff raised concerns. A July 1998 supplementary report records a further reduction to 11 homes, with parking and visitor spaces reorganised. Eleven is the number the corporation has today.
Because of the site’s history, the City asked for environmental information to confirm the land was suitable for residential use, and the reports note that this review was still outstanding at the time. That is normal for a former service station. As a buyer, it is simply one more reason to read the corporation’s documents rather than assume.
Three storeys over a shared garage
The 1998 plans describe three blocks: one facing Scarlett Road and two set towards the back of the lot. Each home was planned at roughly 2,340 square feet over three floors plus a basement, which is large for a condominium townhouse and closer to a semi-detached house in floor area.
Parking was designed underground. The original plan gave each home two tandem spaces reached from its own basement, with a single driveway off Scarlett Road and a couple of visitor spaces at grade. The plans also called for heated driveway and walkways to cut snow clearing. Confirm what was actually built, and what still works, before you rely on any of it.
Tandem parking means one car sits behind the other. For a couple with two cars and similar schedules it works; for two drivers who leave at different times, it gets tiresome. Check the exact spaces attached to the home in the status certificate.

Why it is a condominium, not freehold
At one point the developer wanted to sell these as freehold townhouses. City staff pushed back: an underground garage, a waste enclosure, heated driveways and walkways and a play area are shared facilities that, in their view, did not suit freehold ownership. Council’s approval in principle was conditional on the project being registered as a condominium.
That decision shapes what you are buying. You own your home, and you share responsibility for the garage, its ramp and membrane, the driveway, retaining walls and common services with ten other owners. In a complex this size, every major repair is split eleven ways.
Underground garages are the single biggest long-term cost item in small townhouse corporations. Waterproofing membranes, drainage and concrete repairs are expensive, and there is no tower full of owners to absorb them. The reserve fund study is the document to read first here.
The site: a slope, retaining walls and a busy road
The lot rises about 5.5 metres from Scarlett Road towards the back, according to the 1998 report, and the rear homes back onto tall retaining walls with a privacy fence on top. Staff expected those rear yards to get limited sun. If you want a sunny garden, look at which block a home is in before you fall for the interior.
To limit overlook into the detached houses behind, the developer agreed to restrict windows on the westerly elevation to the first and second floors, and staff recommended hipped roofs and no windows on end walls. Expect some homes to have fewer side windows than you might want.
Scarlett Road itself is an arterial road with transit service. The front block is set back from the street in line with the neighbouring houses, but traffic noise is part of daily life for those homes. The surrounding streets are mostly detached houses, with a 13-storey apartment building at the corner of La Rose Avenue.
Scarlett Road takes its name from the Scarlett family, who farmed both banks of the Humber in the 1800s and built a private road to link their estates. Today this stretch of Humber Heights is mostly low-density housing, with La Rose Plaza and Royal York Plaza for daily shopping, Scarlett Heights Park and the Humber valley nearby, and newer, taller condominium development concentrated along Eglinton Avenue to the south.
Pricing an eleven-home complex
Condos.ca does not publish an average price per square foot for this complex, and there were no active listings at the time of writing. With eleven homes, sales are rare, so a building average would mean little even if one existed.
The better comparison is the wider market: other condominium townhouses on Scarlett Road, including Scarlett Gables immediately to the north, and semi-detached and detached houses on the nearby streets of Humber Heights. Adjust for the large planned floor area, the underground parking and the fee, which in a garage complex is usually higher than in a surface-parking townhouse development.
If you own here and are thinking of selling, ask me for the building sold report. In a complex this small, careful pricing against the nearest alternatives matters more than any average.

Amenities at 540 Scarlett Road Townhouses
There is no gym, pool or party room here. What the corporation runs is infrastructure: the garage, the driveway, walkways and the grounds. That keeps the fee focused, but it also means the fee is mostly about protecting the garage.
Jatin’s honest take on 540 Scarlett Road Townhouses
Who this building suits
Families and downsizers who want the space of a semi-detached house, indoor parking and someone else handling snow and grounds, in a quiet pocket of Etobicoke. It also suits buyers who like stairs less than they think they do: with three floors plus a basement, you will climb a lot.
What I’d want you to check
Read the reserve fund study for the garage membrane, drainage, ramp and any heating system under the driveway; these are the big-ticket items in a 2000 garage complex. Ask whether the original environmental work on the former service station site was completed and whether the corporation holds any record of it. Check which block the home is in, how much sun the yard gets, the parking spaces attached to the unit, and the deductible on the corporation’s insurance.
The value question
On floor area, these homes compete with freehold semis, not condo apartments. If the reserve fund is healthy relative to the garage work ahead, that can be good value. If it looks thin, walk away: eleven owners splitting a garage repair is the scenario I would least want a client to inherit.
