Renters, Airbnb and elevators at Silverbrook Homes
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Silverbrook Homes?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Silverbrook Homes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Silverbrook Homes at 581 Scarlett Road is one of the smallest condominium corporations I come across in northwest Toronto: seven suites, each about 2,290 square feet. For a buyer who wants house-sized space without the full burden of a freehold, that is an interesting proposition. It also comes with risks that a 200-suite tower simply does not have. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Silverbrook Homes is a low-rise condominium of seven suites at 581 Scarlett Road in the Humber Heights-Westmount neighbourhood of Etobicoke, Toronto. It was built in 2006 by Silverbrook Homes. The condominium corporation is TSCC-1766, registered on 31 May 2006, and condos.ca lists Atrens Management Group as manager. Suites are roughly 2,290 sq ft. Maintenance fees cover common elements, building insurance and parking.
Silverbrook Homes at a glance
Seven suites, and what that means
Most of the condos I write about have more than a hundred suites. Silverbrook has seven. Condos.ca lists it as a low-rise built in 2006 by a builder of the same name, with a parking garage and visitor parking. The suites listed run from about 2,290 to 2,292 sq ft, so they are essentially one large plan repeated.
That size is the attraction. At around 2,290 sq ft, these are closer to a family home than a typical condo suite. You get the space of a house in an established part of Etobicoke, with the corporation looking after the shared elements.
The listing record is limited, and I could not find a published floor plan or architect for this property. Before you buy, walk the suite with the floor plan in hand and confirm what is part of your unit and what is common element, such as a driveway, a garage, a yard or a roof. In small low-rise condos, that line is not always where buyers assume it is.
The upside and the risk of a tiny corporation
A small corporation can be wonderful. The owners usually know each other, decisions get made quickly, and there is no big amenity package to fund. The fee covers only common elements, building insurance and parking, which keeps the budget focused on the building itself.
The risk is arithmetic. With seven owners, every repair is split seven ways. A new roof, a garage repair or a driveway replacement that would barely move the fee in a large tower can mean a meaningful bill for each owner here. That makes the reserve fund study the most important document in the purchase.
Governance is the other issue. A seven-suite corporation still needs a board, a budget, insurance, a reserve fund study and a manager. Condos.ca lists Atrens Management Group. Ask how often the board meets, whether the reserve fund is on track with its study, and whether there are any disagreements between owners that would affect you. The status certificate and board minutes will tell you more than any listing.

Condo or freehold: how to think about it
Buyers who look at Silverbrook are usually also looking at freehold townhouses and semis. The honest comparison is this: with a freehold, you control every repair and pay for it yourself when it comes due. Here, the corporation plans for shared repairs through the reserve fund, and you pay for them gradually through the fee.
That is a real advantage if the reserve fund is properly funded, because you avoid the sudden roof or driveway bill. It is no advantage at all if the fund is thin, because then the bill arrives as a special assessment that you did not choose and cannot schedule. At 20 years old, the building is entering the period when roofs, sealants and garage components start to need attention, so this question is live, not theoretical.
A condo also means rules. Renovations, exterior changes, pets and leasing all fall under the declaration and the rules, so if you plan major work inside the suite, check what needs board approval before you buy.
Scarlett Road and Humber Heights-Westmount
Humber Heights-Westmount sits on the west bank of the Humber River, running west to Royal York Road and south to Eglinton Avenue West. Scarlett Road is one of its main arteries, running north-west to south-east through the neighbourhood. This is mostly a district of single homes, ranging from large houses near Westmount Park to more modest streets.
The daily feel is quiet and residential. There is a small commercial stretch on La Rose Avenue, with a well-known local bakery among its shops, and the Humber valley and Weston Golf and Country Club are part of the landscape. Eglinton Avenue West, a short way south, is the main east-west route.
Scarlett Road itself is busy at rush hour, so a suite facing the road will hear traffic. Visit at different times of day before you commit, and ask how the parking garage and visitor parking actually work for seven households.
What Silverbrook Homes costs
Condos.ca puts the average at about $521 per square foot. That is lower than most Toronto condo apartments, which is what you would expect for very large suites, since bigger units almost always sell for less per square foot. On a 2,290 sq ft suite, though, it still adds up to a substantial price, so compare it with freehold townhouses and semi-detached homes nearby, not only with condos.
There were no suites for sale or for lease when I checked, and with seven units, sales are rare. That means few comparables. A buyer and a seller can disagree widely on value, and an appraiser may struggle too. Ask for every recent sale in the corporation and in similar low-rise condos nearby; my building sold report is a good place to start.
On fees, the inclusions are short: common elements, building insurance and parking. Heat, hydro and water are not listed, so budget for them as you would in a house. In a building this small, ask for the actual monthly fee and the history of increases rather than relying on an average.

Amenities at Silverbrook Homes
There is no amenity package here, and that is the point: you are paying for space and a shared building, not for a gym or party room. If you want amenities, this is the wrong building.
Jatin’s honest take on Silverbrook Homes
Who this building suits
Downsizers who are leaving a house but still need room, families who want around 2,290 sq ft without a freehold’s full maintenance load, and buyers who prefer a small, quiet building with few neighbours. It also suits people who want to stay in an established part of Etobicoke near the Humber.
What I’d want you to check
Read the reserve fund study and the last two years of board minutes closely, because with seven owners, any shortfall becomes a real bill quickly. Confirm what is unit and what is common element, including the garage, driveway, roof and any outdoor space. Ask about the building insurance deductible and who pays it, the pet rules, and the leasing rules. Get the actual fee for your suite.
The value question
At roughly $521 per square foot, Silverbrook can be good value against a freehold of similar size in the neighbourhood, but only if the corporation is well run and well funded. Because sales are rare, pricing is harder to pin down, so I would rely on careful comparables and a conditional offer rather than the asking price.
