Renters, Airbnb and elevators at 500 Renforth Drive Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 500 Renforth Drive Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 500 Renforth Drive Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

500 Renforth Drive Townhouses is a row of 14 homes on Renforth Drive, close to Centennial Park, registered as a condominium in 1983. Fourteen owners is a very small corporation, and that shapes everything about buying here, from how repairs are paid for to how hard it is to price a home. I’ll walk you through what to check. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

500 Renforth Drive Townhouses is a low-rise condominium townhouse complex of 14 homes at 500 to 526 Renforth Drive in the Eringate-Centennial-West Deane neighbourhood of Etobicoke, Toronto, near Rathburn Road and Renforth Drive. It was built in 1983. The condominium corporation is MTCC-622, registered on 19 October 1983. Condos.ca lists no developer, no property manager and no fee inclusions.

MTCC-622

A corporation of 14

With only 14 homes, MTCC-622 is one of the smallest condominium corporations you will find in Etobicoke. That has real advantages. Owners can know each other, meetings are short, and there is no large building to run. A well-kept small complex can feel more like a row of freehold homes than a condo.

The disadvantage is arithmetic. Every major cost, from a new roof to repaving, is divided by 14. If the reserve fund is short, each owner’s share of a special assessment is large. If one owner stops paying fees, the effect on the budget is immediate.

Condos.ca lists no property manager. The corporation may use a manager that simply is not recorded, or the board may run it directly. Ask the listing agent, and ask who prepares the budget and issues the status certificate. Professional management is not essential in a small complex, but organised records are.

Forty years on: what to look at

MTCC-622 was registered on 19 October 1983, so the complex is now past 40. That puts many original components, such as roofing, windows, exterior doors, eavestroughs and paving, at or beyond their first expected life. The question is not whether they will need work, but whether it has been done and how it was paid for.

The reserve fund study answers that. It should list each component, its age and its remaining life, and show whether the fund can cover the next 30 years of work. Ask for the most recent study and its date, and compare it with what you see on the site. Board minutes from the last two or three years will tell you what owners have been discussing.

Small corporations also tend to have fewer written rules than large ones, and that can cut both ways. Read the declaration and by-laws to see who is responsible for windows, doors, decks, fences and driveways. In some townhouse corporations the owner looks after more than you would expect.

Inside the home, ask what the previous owners have updated: the furnace, air conditioner, water heater, electrical panel and windows. Ask too whether any of that equipment is on a rental contract that transfers to you on closing.

Living on Renforth Drive

The address is on Renforth Drive itself, a main road through this part of Etobicoke, rather than a quiet internal lane. Visit at rush hour and on a weekday morning to judge the traffic and noise for yourself, and see how easily you can pull out of the complex.

The surroundings are a mix of detached and semi-detached homes, schools, churches and community uses. Centennial Park, a regional park of more than 200 hectares, lies to the north-west, with trails, sports fields and indoor recreation. For a townhouse owner without a big backyard, that is a genuine asset.

Condos.ca records the homes as one storey, as it does for most townhouse complexes, and publishes no size range. Measure the home, ask whether the stated area includes the basement, and confirm whether parking is a private garage, a driveway or a shared lot.

What is changing nearby

Two projects are worth knowing about. Just north, at 596 Renforth Drive, City staff recommended approval in 2023 of 140 stacked, back-to-back townhouse units in three-storey blocks on the former Masonic Temple site beside Centennial Park. If it proceeds, it will add newer housing nearby that buyers will compare with homes here.

Further north, the Eglinton Crosstown West Extension is under construction, with Renforth as its planned western terminus and completion currently expected around 2031. That is a long-term change rather than a reason to buy today, but it is part of why this side of Etobicoke is drawing more interest.

Neither project changes the basic character of the area, which is settled and residential. What they do change is the comparison set. A buyer here in five years may be choosing between an older townhouse with its own front door and a newer stacked unit down the road, and an older home that has been well kept usually holds its own in that comparison. The data panel on this page shows the transit, schools and Walk Score in detail.

Pricing a home here

There were no homes listed for sale or lease at the time of writing, and condos.ca did not publish a price per square foot. With 14 homes, sales can be years apart, so there is no reliable building average.

Start with the recorded sales in the data panel on this page. Then compare with other older townhouse corporations nearby, such as 19 Centennial Park Road Townhouses and Etobicoke Estates on Old Burnhamthorpe Road, and with freehold homes on the side streets east of Renforth. Adjust for size, basement finish, parking, frontage on a main road and what each fee covers.

If the price of a townhouse here comes close to a small detached home nearby, the house is often the better long-term buy. My building sold report pulls the townhouse and freehold comparables together.

Jatin’s honest take on 500 Renforth Drive Townhouses

Who this building suits

Buyers who want a townhouse rather than a condo apartment in west Etobicoke, close to a large park, and who like the idea of a small group of neighbours. It suits owners who are willing to read the corporation’s documents closely and may want a say in how it is run.

What I’d want you to check

Confirm who manages MTCC-622 and get the status certificate, the latest reserve fund study and recent board minutes. Focus on roofs, windows, doors and paving for a 1983 complex. Ask what the fee covers and which parts of the home the corporation is responsible for. Check traffic noise on Renforth at peak times, and have a home inspector review the mechanical systems.

The value question

In a corporation this small, value comes down to two things: the condition of the complex and the strength of its reserve fund. If both are sound, a townhouse near Centennial Park at a price below a detached house is a sensible long-term hold, and the newer housing and transit coming to the area should help. If the records are thin, negotiate hard or move on. There will be another listing nearby, and patience is cheaper than a special assessment.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
