Renter-heavy building. Of 82 deals here in the last 24 months, 67 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Avro Condominiums?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Avro Condominiums

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Avro Condominiums is a small, newer tower in a part of North York that is about to change a great deal. It was finished in 2021 a short walk from Sheppard West subway station, and it sits close to the former Downsview airport lands, one of the largest redevelopment sites in the city. The suites are compact, and that is the main thing to weigh. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Avro Condominiums is a 14-storey, 180-suite condominium at 10 De Boers Drive in York University Heights, North York, Toronto M3J 0G6, one block north of Sheppard Avenue West near Allen Road. It was developed by Davpart, designed by BBB Architects, and registered on 23 July 2021 as Toronto Standard Condominium Corporation 2863 (TSCC-2863). Conkrite Capital Corporation is listed as the property manager. Fees include common elements, building insurance and water.

Named for the Arrow, built on a parking lot

The name is a nod to Avro Canada, the aerospace company behind the Avro Arrow, and to the area’s history as a military air base. UrbanToronto’s 2017 preview described a lobby styled to recall an aircraft hangar, with high ceilings and a minimal palette.

The building replaced a surface parking lot on De Boers Drive. That is typical of this pocket, where the opening of the station in 1996 and the closure of the Canadian Forces base gradually turned car lots and industrial land into condominiums.

Davpart was the developer, BBB Architects designed the building, Tomas Pearce handled the interiors and Strybos Barron King did the landscape. At 14 storeys it is modest next to some of the towers along Sheppard, which keeps elevator waits and the sense of scale manageable.

Compact suites, and how to judge them

Suites run from roughly 479 to 853 square feet. That means mostly one-bedroom, one-bedroom-plus-den and smaller two-bedroom plans, with very few large suites. UrbanToronto also described the project as including townhouse units, so ask whether a listing is a tower suite or a grade-level unit.

In a building of this size range, layout matters more than square footage. Look for a usable living room that is not just a corridor between the kitchen and the balcony, a den with a door or at least a defined wall, and storage. A 600-square-foot suite with a good plan lives larger than a 680-square-foot one with a long hallway.

Because the building is so new, finishes will be broadly similar from suite to suite. The real differences are view, floor, exposure and whether parking and a locker come with the unit.

Ceiling heights and window lines also shape how a small suite feels, so view at least two plans in person before you decide which size works for you.

Sheppard West and the Downsview lands

The station a couple of minutes south opened in 1996 as Downsview and was renamed Sheppard West in 2017, when the Line 1 extension opened stations farther north. For a commuter heading downtown or to York University, that subway access is the building’s biggest asset.

The longer story is next door. Bombardier left the Downsview airport lands in 2024, and the City of Toronto has updated the Downsview Secondary Plan to guide redevelopment of the former airport and surrounding lands, now owned by the Public Sector Pension Investment Board through Northcrest Developments, and by Canada Lands Company. That redevelopment will take decades, and it will bring construction as well as new parks, jobs and housing.

Avro also sits in a cluster of newer buildings along De Boers Drive and Sheppard Avenue, including M1 and M2 and Metropolis at Metroplace. If you are shopping here, compare all of them; the differences in fees, parking and suite size are often bigger than the differences in price.

Buying into a young corporation

TSCC-2863 was registered in 2021, so the corporation is only a few years into its life. That has real advantages: the mechanical systems, roof and garage are new, and major repairs should be years away.

It also brings specific things to check. Early budgets in a new building are set by the developer, and fees often move once the board has a few years of actual operating costs. Ask for the fee history since registration and for the current budget, and read the first reserve fund study, which should set the long-term savings plan.

New condominiums in Ontario carry Tarion warranty coverage for the common elements, including longer coverage for major structural defects. Ask the management office whether the corporation’s warranty claims have been filed and resolved, and check the status certificate and board minutes for any outstanding deficiency items.

Pricing and what the fee leaves out

No suites were listed for sale when I checked, and three were listed for lease. The building’s average sits around $723 per square foot, so compare it directly with the sold data for the other newer buildings on De Boers Drive before you decide what a suite is worth.

The fee covers the common elements, building insurance and water only. Heat and hydro are on you, and parking is not listed as a fee inclusion, which is normal for a building of this age but worth adding up before you compare it with an older all-inclusive tower. Ask for the current fee and the suite’s utility bills before you make an offer.

With no current sale listings, the sold data is the better guide. Check the sales panel on this page or my building sold report, which gives aggregates over the past year.

Amenities at Avro Condominiums

ConciergeGymParty roomTop-floor lounge (planned)Rooftop terrace with cabanas (planned)Outdoor barbecue patio (planned)Dog spa and dog run (planned)

Condos.ca confirms a concierge, a gym and a party room. The 2017 marketing also promised a 14th-floor lounge, a rooftop terrace with cabanas, a barbecue patio and a dog spa with a dog run; ask management which of these were built and how they are booked. A dog run and dog spa, if they are in operation, are genuinely useful in a building of compact suites, where many owners and tenants will have pets and no yard.

Jatin’s honest take on Avro Condominiums

Who this building suits

Commuters who want subway access without paying downtown prices, York University staff and graduate students, and investors who want a newer one-bedroom near a station. It also suits buyers betting on the long-term redevelopment of the Downsview lands. It is less suited to families who need a third bedroom, since the largest suites top out around 850 square feet.

What I’d want you to check

Confirm whether parking and a locker are included with the suite, because they are not in the fee. Read the status certificate for any outstanding deficiency items from the builder’s warranty period, and check the reserve fund study and the current budget, since newer buildings sometimes see fee increases after their first few years. If you are buying to rent, confirm the leasing rules and any restrictions on short-term rentals in writing. Also confirm the parking and locker are on title or properly assigned, and ask whether the building has seen any increase in insurance premiums since registration.

The value question

At around $723 per square foot near a subway station, Avro is fairly priced rather than cheap. The value case rests on the location and the Downsview redevelopment rather than on suite size. If you need more room, an older building nearby will give you more square feet for the money. If you want help comparing the De Boers buildings, book a call with me.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
