Living here
Renters, Airbnb and elevators at Four Winds Drive Condos
Do mostly owners or renters live here?
Mostly owner-occupied. Of 22 deals here in the last 24 months, 3 were leases and 19 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Four Winds Drive Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Four Winds Drive Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Four Winds Drive is one of the cheapest ways to own a full-size two- or three-bedroom suite on a subway line in Toronto, and the reason is sitting in plain sight: a 1974 building with a monthly fee near $1,000. Whether that is a bargain or a trap depends entirely on the corporation’s paperwork. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Four Winds Drive Condos is a 496-suite condominium at 1–19 Four Winds Drive in York University Heights, North York, listed at 11 storeys. It was built by Cadillac Fairview Corporation and registered on 25 February 1974 as York Condominium Corporation 128 (YCC-128). Royale Grande Property Management is listed as the manager. Fees include common elements, heat, hydro, water and building insurance.
Four Winds Drive Condos at a glance
A 1970s Cadillac Fairview complex at Keele and Finch
Cadillac Fairview is a name most people connect with shopping centres, but in the early 1970s it also built large condominium communities across North York. Four Winds Drive is one of them: 496 suites registered in 1974 under a single corporation, YCC-128, spread across the 1 to 19 Four Winds Drive addresses.
Scale is the first thing to understand. With close to 500 owners sharing the costs, a roof, a boiler or an elevator modernization is divided across far more suites than in a small building. That can soften the blow of big repairs. It also means decisions move through a large, busy board, and the budget has a lot of moving parts.
Do not confuse this corporation with its neighbour. The Four Winds Condos at 21 to 37 Four Winds Drive is a separate condominium with its own board, budget and reserve fund. When you look at comparables or fee levels, make sure you are comparing like with like.
Big suites, and why the fee covers hydro
Current listings are two- and three-bedroom suites, which is typical of this era. Buildings from the early 1970s were designed for families moving out of rental apartments, and the floor plans tend to be wider and deeper than anything a new tower in this price range offers.
The fee structure is the other hallmark of the period. Heat, hydro and water are paid by the corporation and included in your monthly fee, which is why the number looks high next to a newer building. In a new condo you would add a hydro bill, often a separately metered water bill, and usually a parking charge on top of the base fee.
That bundling is a double-edged sword. It makes your monthly budget predictable, but you share the building’s total energy cost, and when utility rates rise the corporation passes that on through the fee. Ask how much the fee has risen over the last three to five years and what drove each increase.
Inside, expect a wide spread of condition. Some suites will still have original kitchens, bathrooms and electrical panels, while others have been fully redone. Price any renovation into your offer, and ask the corporation what approvals it requires for flooring, plumbing and electrical work before you plan one. In a concrete building of this age, hard flooring usually needs an approved acoustic underlay, and the rules can affect both your budget and your timeline. A renovated suite with permits and receipts is worth more than one where the work was done quietly.

Living beside Finch West station
The location changed more in the last decade than in the forty years before it. The Line 1 subway extension brought Finch West station to Keele and Finch, and on 7 December 2025 the TTC opened Line 6 Finch West, an 18-stop light rail line that runs west along Finch from that station to Humber College.
For a building that was planned around the car, that is a genuine shift. You can now reach York University, Vaughan and downtown by subway, and the Jane and Finch and Humber corridors by LRT, without driving. The panel on this page shows the walking times.
York University sits to the north and east, and that shapes the area. Expect a steady flow of students, staff and researchers in the rental market, and a mix of long-time owners who bought decades ago. A building of this size can feel busy at move-in times, so read the board minutes for how the corporation handles leasing rules, elevators and shared spaces.
The indoor pool and recreation centre
Condos.ca lists an indoor pool, a sauna, a gym, a party room, a meeting room, a recreation room and a security system. For a building where suites sell for well under the Toronto average, that is a full package.
Pools are also among the most expensive things a corporation runs. When you read the budget, look at the recreation line and at what the reserve fund study says about the pool tank, filtration and the room around it. In a 50-year-old building those items have likely been rebuilt at least once, and you want to know when the next cycle is due.
Pricing and the fee question
Four suites were for sale when I prepared this review, asking from $409,900 to $505,000. For two- and three-bedroom suites on a subway line, that is among the lowest entry points you will find in the city.
Fees on those listings ran from about $954 to $1,030 a month. That is the real cost of ownership here, and you should judge the asking price against it. A suite that looks cheap by price can be expensive once a four-figure monthly fee is added to the mortgage.
The fair comparison is against a newer condo plus its hydro, water and parking. Once those are added back the gap narrows, but it rarely closes completely. Use the panel on this page for recent sold prices and per-square-foot figures, and ask for the building’s fee history before you make an offer.

Jatin’s honest take on Four Winds Drive Condos
Who this building suits
First-time buyers and families who want a real two- or three-bedroom on the subway for the price of a one-bedroom downtown. It also suits staff and graduate students at York University who want to own rather than rent, and buyers who prefer a single predictable monthly bill over separate utility accounts.
What I’d want you to check
This is a 1974 building, so the status certificate, the reserve fund study and the last two years of board minutes are not optional reading. Look at the state of the windows and balcony doors, the elevators, the garage and the heating plant, and whether any of them is scheduled for replacement. Ask whether a special assessment has been discussed, and get a lawyer who reads condo documents regularly.
The value question
On price alone, Four Winds Drive is hard to beat for space on a subway line. On total monthly cost, it is closer to the market than it looks. If the reserve fund is healthy and the fee has been rising steadily rather than in jumps, I think it is a sensible buy for an owner-occupier planning to stay. If the documents show deferred work, walk away and look at a newer building in the area.
