Living here
Renters, Airbnb and elevators at Riverside Court
Do mostly owners or renters live here?
Mix of owners and renters. Of 17 deals here in the last 24 months, 8 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Riverside Court?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Riverside Court
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Riverside Court is the building I show buyers who need real space and cannot stretch to a townhouse. Suites at this 1986 tower on Weston Road start around 830 square feet and run past 1,400, and the fee covers hydro, heat, cooling, water and parking. The catch is the fee itself, and the age of the building it pays for. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Riverside Court is an 18-storey, 217-suite condominium at 3077 Weston Road, Toronto M9M 3A1, in Pelmo Park-Humberlea in the former City of North York, part of the Downsview, Weston, York University Heights, Rexdale and northwest Toronto area. It was built in 1986 by Otnor Properties. The condominium corporation is MTCC-695, registered on 16 January 1986, and condos.ca lists Berkley Property Management as manager. Suites run from about 830 to 1,454 square feet. Maintenance fees include air conditioning, common elements, heat, hydro, building insurance, water and parking.
Riverside Court at a glance
Space you will not find in a new tower
The smallest suites here are larger than many new two-bedrooms. Condos.ca puts the range at about 830 to 1,454 square feet, and the bulk of what has been listed recently sits between 900 and 1,400. That is the 1980s formula: fewer suites per floor, more room in each, and proper separate dining and living space.
Recent listings describe two-bedroom plans with two full ensuite bathrooms and walk-in closets, laid out so two adults or a parent and grown child each get their own wing. That split arrangement is common in buildings of this era and is one reason families and multi-generational households look here.
Kitchens and bathrooms vary widely by suite. Some have been fully redone with quartz or granite and new flooring; others are close to original. With 217 suites and a 40-year history, condition is the biggest variable in price, so compare renovated with renovated.
The fee: high on paper, and here is why
Fees are the first thing buyers flinch at. On current listings they run from about $875 to $1,348 a month, which condos.ca works out to roughly $1.08 per square foot. That is well above a newer building, where you would expect something closer to 60 or 70 cents.
The comparison only holds if you add the bills back. Condos.ca lists hydro, heat, air conditioning, water, parking and building insurance as included. In a newer condominium, hydro and often heating and cooling are metered to you, and parking can be a separate charge. A large suite on its own meter can carry a meaningful monthly utility bill, so the gap narrows.
It does not disappear. Part of the fee is the cost of running an older tower with an indoor pool and a tennis court, and part funds the reserve for a building approaching its 40th year. Read the budget to see how much is utilities and how much is reserve contribution.

An indoor pool, a tennis court and a full gym
The amenity package is classic 1980s and generous for a suburban tower: an indoor pool, a sauna, a gym and an outdoor tennis court, according to condos.ca and recent listings. Buildings of this age often have more recreation space than new towers, because land and construction were cheaper.
Those facilities are an asset only while they are maintained. Ask when the pool was last rebuilt or resurfaced, when the gym equipment was replaced and what the reserve fund study projects for both. Condos.ca also flags a pet restriction, so check the declaration and rules before you bring an animal.
Weston Road, the Humber valley and what is coming
The name points to the Humber River, which forms the western edge of Humberlea, the Weston Road neighbourhood this tower belongs to. Parkland follows the Humber valley as part of the city’s ravine system, and the Humber River Trail is the big outdoor asset for owners here. The Carmine Stefano Community Centre is nearby for local programs.
Humberlea has been part of North York since 1922, and it still reads as a suburban family neighbourhood of houses and parks, with a handful of towers along Weston Road. At 18 storeys, views here vary a great deal by side and floor, so ask about exposure and what faces each suite before you fall for a listing photo.
The City has also planned a new Western North York Community Centre at 60 Starview Lane, east of Weston Road, next to St. Basil-the-Great College School. The design shown in 2020 included a six-lane lap pool, a leisure pool, a gym, studios, a child care centre and paths linking to the Humber River Trail. Check the City’s current timeline before you count on it.
Day to day, this is a car-friendly location with quick access to Highway 400 and the 401, and buses on Weston Road. The transit and walkability scores are in the panel on this page.
Price per square foot, and why it looks so low
Condos.ca puts the building average at about $474 per square foot, which is among the lower figures in northwest Toronto. Large suites and high fees both pull price per square foot down: buyers price in the monthly cost, and they pay less per foot for the extra room.
Four suites were for sale at the time of writing, asking from about $300,000 to $450,000. For 900 to 1,400 square feet in the city, that is the main reason to look here. Fees on those listings ranged from about $875 to $1,348 a month. With only four listings, that range will shift quickly as suites sell or new ones come up, so treat it as a snapshot rather than a price list.
The useful test is total monthly cost. Add mortgage, fee and property tax for a suite here, then do the same for a smaller newer unit with its own hydro bill and paid parking. For many buyers Riverside Court wins on space per dollar; for some, the fee tips it the other way. The recorded sales on this page show what has actually traded.

Amenities at Riverside Court
A pool, sauna, gym and tennis court mean you can skip a club membership, which offsets part of the fee. They are also the most expensive things the corporation maintains, so their condition belongs at the top of your checklist.
Jatin’s honest take on Riverside Court
Who this building suits
Families, downsizers leaving a house and multi-generational households who need 1,000 square feet or more and want it for the price of a small new condo. It also suits buyers who prefer one predictable monthly payment that covers their utilities. Retirees who want a pool in the building, rather than a drive to one, are another natural fit.
What I’d want you to check
This is a 1986 tower, so read the reserve fund study for the big items: windows and balcony doors, the garage membrane, elevators, the roof, the pool and the heating and cooling plant. Ask whether a special assessment has been discussed in the board minutes, and confirm the pet rules. Inside the suite, check the age of the heating and cooling unit, the electrical panel and the plumbing under kitchens and baths.
The value question
On price per square foot this is one of the cheapest condominium options in northwest Toronto, and the space is real. The trade-off is a high fee and an older building. If the reserve fund is healthy and the major work has been done, I think it is good value for an owner-occupier. If the study shows a large bill coming with thin reserves, walk away, because the fee will only climb.
