Living here
Renters, Airbnb and elevators at Riverboat Landing Courtyard Villas
Do mostly owners or renters live here?
Mostly owner-occupied. Of 6 deals here in the last 24 months, 1 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Riverboat Landing Courtyard Villas?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Riverboat Landing Courtyard Villas
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Riverboat Landing Courtyard Villas is a small, quiet answer to a common question: how do you get three bedrooms near the Humber without paying freehold prices? Thirty-two condo townhomes, built in 2000 by B.G. Schickedanz Homes, on a crescent off Weston Road. It is not glamorous, and it trades rarely, but the space per dollar is hard to match. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Riverboat Landing Courtyard Villas is a three-storey condominium townhouse complex of 32 homes at 64 and 66 Sidney Belsey Crescent in Mount Dennis, in the former City of York. It was built by B.G. Schickedanz Homes and registered on 5 April 2000 as Metropolitan Toronto Condominium Corporation 1310 (MTCC-1310). Maple Ridge Community Management is listed as the manager. Fees include common elements, building insurance and water.
Riverboat Landing Courtyard Villas at a glance
Townhomes around a courtyard, not a tower
The name tells you the format. These are condo townhomes grouped around shared space, three storeys high, with 32 homes in total. The Courtyard Villas at 64 and 66 form one corporation. Several other condominium addresses on Sidney Belsey Crescent are registered as separate corporations.
That separation matters when you compare prices or fees. A neighbouring address on the same street can have a different builder phase, a different reserve fund and a different set of rules, so check which corporation a listing actually belongs to before you treat it as a comparable.
B.G. Schickedanz Homes is a long-established Ontario builder, and this complex reflects a practical, family-first approach: three-bedroom plans, underground parking and modest common areas. Twenty-five years later, though, build quality is something you judge on the tour rather than take on reputation.
The layout: three floors and three bedrooms
Recorded sizes cluster around 1,222 square feet, although a recent listing described a home here at about 1,400 square feet. Sources measure differently, so ask for the floor plan and measure the rooms yourself.
The typical plan, as described in recent marketing, puts an open living, dining and kitchen area on the main floor with a powder room and in-suite laundry. The second floor holds the primary bedroom with its own ensuite, a second bedroom, another full bathroom and a shared balcony. A third bedroom takes the top floor.
That third-floor bedroom is the flexible room. It works as a teenager’s space, a home office or a guest room, and it gives you separation that a two-bedroom apartment cannot. The trade-off is stairs: three levels suit young families and active buyers far better than anyone planning to age in place.

Mount Dennis and the river
The location is the strongest argument for this building. You are close to the Humber River valley, with parks and trails running along the river, and the Weston Road corridor gives you everyday shopping without needing to drive downtown.
Mount Dennis is also changing. The Eglinton Crosstown project put its western terminus here, with a connection to GO and UP Express rail, and that investment is slowly pulling new development and attention to a part of the city that was overlooked for decades. Over a ten-year hold, that is the kind of change that can lift a whole neighbourhood’s demand. The transit panel on this page shows the exact walk and ride times.
It is still a neighbourhood in transition. Weston Road has older plazas and car-oriented stretches, and the polish you find in the Junction or Bloor West Village is not here yet. For many of my buyers, that is exactly why the price per square foot makes sense.
Owning in a 32-home corporation
With 32 owners sharing the costs, every decision the board makes shows up quickly in your fee. A small corporation can be very well run, with owners who know each other and keep a close eye on spending, but it has less cushion when a major repair arrives.
Townhouse complexes also blur the line between what you own and what the corporation owns. Balconies, front doors, windows and storage areas are often exclusive-use common elements, and the declaration sets out who pays to maintain them. Read that section before you plan any exterior changes, because what feels like your house is, legally, partly shared property.
The good news is that low turnover usually signals owners who stay. When I tour a complex like this, the state of the garage, the hallways and the landscaping tells me more about the corporation than any brochure would.
Pricing: space at a discount, with thin data
The building average sits around $478 per square foot, which is low for Toronto and reflects the age, the format and the location. For three bedrooms and roughly 1,200 square feet or more, that is a figure few condo apartments in the city can touch.
There was only one home for sale here when I prepared this review, and in a 32-unit complex that is normal. I will not quote a single listing’s price or fee. With so few trades, the right approach is to compare against nearby condo townhouses of a similar age and size, adjust for condition and parking, and look at the sales panel on this page. My building sold report gives you the full picture before you offer.
The fee covers common elements, building insurance and water. Heat and hydro are not listed as included, so add your own utility bills to the fee when you compare against an apartment where heat is bundled in.

Amenities at Riverboat Landing Courtyard Villas
There are no recreation facilities here, so the fee goes to the envelope, the garage and the grounds rather than a gym or pool. Underground parking is the amenity that matters most in a townhouse complex, because it keeps cars off the courtyard and out of the snow.
Jatin’s honest take on Riverboat Landing Courtyard Villas
Who this building suits
Young families and couples planning to grow who want three bedrooms, a balcony and underground parking near the Humber, at a price that leaves room in the budget. It also suits buyers who are priced out of freehold in the west end but do not want to raise kids in a one-elevator tower.
What I’d want you to check
This is a 2000 complex, so I would focus on the big-ticket items: roofs, windows, balcony membranes and above all the underground garage, where waterproofing repairs in townhouse complexes can be expensive. Read the reserve fund study and the status certificate for planned work and the reserve balance. Confirm the parking space and storage are tied to the unit, and check what the corporation covers inside versus outside your walls. Pets are listed as permitted, but read the rules.
The value question
On price per square foot, this is one of the better-value family formats in the west end, and the long-term transit story in Mount Dennis adds a reason to hold. The risk is liquidity, since with 32 homes you may wait for the right buyer when you sell. I would also run the full monthly cost, fee plus heat, hydro and property tax, against renting a comparable townhouse nearby. If owning wins on that test with a reasonable down payment, and the reserve fund is healthy, I think this is a sensible long-term family purchase rather than a quick flip. If you want to compare it against freehold or other condo townhomes nearby, book a call with me.
