Leases 91%Sales 9%

Renter-heavy building. Of 298 deals here in the last 24 months, 272 were leases and 26 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at WestLine Condos?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about WestLine Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

WestLine is the building I show buyers who want a brand-new condo on the subway line without paying midtown prices. It is a 2024 CentreCourt building with 424 suites, most of them small, on Sheppard Avenue West between the Allen and Downsview Park. Whether it works for you depends almost entirely on the suite size you need and how you feel about the monthly fee. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

WestLine Condos is a mid-rise condominium of 424 suites at 1100 Sheppard Avenue West in York University Heights, North York, Toronto, developed by CentreCourt Developments with IBI Group as architect. The building was completed in 2024, and the condominium corporation is TSCC-3055, registered on 8 April 2024. Condos.ca lists 15 floors, while UrbanToronto describes a 14-storey building. Condos.ca records suites of about 421 to 951 sq ft. It does not list what the maintenance fees include, so confirm that in the status certificate.

A CentreCourt building on a vacant Sheppard lot

Before WestLine went up, 1100 Sheppard West was an empty lot on the north side of the street, just west of Allen Road. CentreCourt is best known for downtown and midtown towers aimed at young buyers and investors, and the suite mix here follows the same playbook: lots of small, efficient suites close to rapid transit.

IBI Group designed the building as two shapes that lock together. A dark outer form with enclosed balconies zigzags along Sheppard in a W pattern, and it wraps a white inner form with projecting balconies. It is easy to pick out from the street, which is more than most mid-rises on this stretch can say.

The height depends on the source. UrbanToronto describes 14 storeys, and condos.ca lists 15 floors. The difference probably comes from how a mechanical or amenity level is counted. It does not change how you live here, but it is worth knowing when you compare listings that describe a suite as being on a particular floor.

Layouts: mostly compact one-bedrooms

UrbanToronto reported a mix of one- to three-bedroom suites, from 424 to about 1,200 sq ft at launch. Condos.ca’s recorded range runs from about 421 to 951 sq ft. So far, the suites trading on the resale market are mostly at the small end.

Most active listings here are one-bedrooms and one-plus-dens under 700 sq ft, with a few two-bedrooms in the 700s. That tells you who bought here during pre-construction: investors and first-time buyers. If you need a true family-sized suite, there are very few of them, and you may wait a while for one to come up.

In a sub-500 sq ft one-plus-den, the den is usually an open nook rather than a room with a door. Check whether it can actually fit a desk or a bed before you pay a den premium. A two-bedroom over 700 sq ft is the layout I would look at first for resale, because there are fewer of them competing with each other.

Living beside Downsview Park and the subway

The location is the main reason buyers come here. WestLine sits between Sheppard West and Downsview Park stations, and the data panel on this page covers the walking times. Downsview Park station also connects to the GO Barrie line, which is a real asset if you commute north or downtown by train.

Downsview Park itself is a large federal park run by Canada Lands Company. It has open green space, a pond, the Hangar sports complex in a former aircraft hangar, and Toronto FC’s training ground. In practice, it gives you somewhere to run, walk a dog or play soccer that most new condo buyers at this price point do not have.

Sheppard West at this point is still a wide arterial road lined with low-rise commercial buildings, not a finished main street. Day-to-day errands are mostly a short drive or bus ride, with Yorkdale the obvious shopping trip. Highway 401 is reachable from the Allen, which is convenient for drivers and also means traffic noise, so ask about the facing of any suite you are considering.

The bigger change is around the park. The former airport and employment lands nearby are being planned for long-term redevelopment into new neighbourhoods. That should add shops and services over time, and also years of construction. Read the City’s Downsview planning updates if you plan to hold for a decade.

Pricing and fees at WestLine

Condos.ca puts the building average at about $825 per square foot. That is well below what new suites ask downtown or in midtown, and it reflects both the location and the small suite sizes. Small suites usually carry a higher price per square foot than larger ones, so compare the per-foot figure against similar-sized suites, not against the whole building.

At the time of writing there were 12 suites for sale and 10 for lease. Asking prices on the condos.ca sample of current listings ran from about $405,000 to $550,000. That is a lot of supply competing at once, which usually favours buyers and makes negotiation more realistic than it would be in a building with one listing.

Fees are the number to watch. Current listings show fees from roughly $406 to $598 a month, and condos.ca works the active average out at about $1.21 per square foot. That is high for a new building, and it is partly the cost of a large amenity package spread across small suites. Condos.ca does not list what the fee includes, so ask whether heat, cooling or water are bundled in or metered separately, because that changes the comparison a lot.

For the sold side, use the recorded sales and leases in the data panel on this page. If you want to see how WestLine compares with other new mid-rises near the Spadina subway extension, I can pull the comparables through my building sold report.

Amenities at WestLine Condos

Fitness centreYoga studioMedia roomMeeting roomOutdoor patioOutdoor games loungeOutdoor child play areaRooftop terracePrivate dining roomCo-working space

UrbanToronto reported more than 12,000 sq ft of amenity space at launch, including a gym with a bouldering wall, co-working space and a private dining room. For a buyer in a 450 sq ft suite, that shared space is effectively your home office and your dining room, and it is part of what your fee pays for.

Jatin’s honest take on WestLine Condos

Who this building suits

First-time buyers who want a new suite on the subway at a lower price per square foot than the core, and investors who are counting on York University, the subway and the GO line for tenant demand. It also suits anyone who wants a large park on the doorstep rather than a busy main street.

What I’d want you to check

Confirm the fee inclusions and the property manager, because neither is listed on condos.ca, and in a new building the first-year budget can move once the developer hands over. Read the reserve fund study and the latest status certificate, and look at the board minutes for any deficiency or warranty items still open with Tarion. With 22 suites listed for sale or lease at once, check how much investor supply you will be competing with when you sell or rent.

The value question

On price per square foot, WestLine is good value for new construction on the subway. The fee per square foot is what offsets it. If you buy a two-bedroom, live in it and plan to stay five years or more while Downsview grows up around you, I think the math works. If you are buying a 450 sq ft suite purely as a short-term investment, be careful, because you will be competing with many identical suites when you sell.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
