Living here
Renters, Airbnb and elevators at Weston on the Humber
Do mostly owners or renters live here?
Mix of owners and renters. Of 33 deals here in the last 24 months, 19 were leases and 14 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Weston on the Humber?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Weston on the Humber
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Weston on the Humber is the building I bring up when a buyer says they cannot find anything in Toronto under $400,000. It is a 10-storey condo from 2007 on Weston Road by the Humber River valley, and its suites are small, some of the smallest I see in a mid-rise outside downtown. That makes it one of the cheapest ways to own in the city, and it also means you need to be careful about what you are buying. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Weston on the Humber is a 10-storey, 162-suite condominium at 2464 Weston Road in Weston, in the former City of York, Toronto. It was developed by Arten Developments and built in 2007. The condominium corporation is TSCC-1869, registered on 2 August 2007, and Condos.ca lists Goldview Property Management as the manager. Suites run about 343 to 957 square feet. Condos.ca lists the fees as covering common elements, building insurance, parking and water.
Weston on the Humber at a glance
Compact suites, from studios up
The suite range is the defining fact here. Condos.ca records suites from about 343 to 957 square feet, and the current listings include a studio and one-plus-den plans. A 343 square foot studio is very small by any standard, and it is not a home for two people.
At the other end, the larger plans approach 1,000 square feet, which is a comfortable two-bedroom by today’s standards. In a 162-suite building, that spread means you get a mix of first-time buyers, investors and longer-term owners in the larger suites.
Before you fall for a price, put the floor plan on the table and furnish it in your head. A studio can work well as a first step onto the property ladder, but only if you are honest about how long you will live in it. The resale market for very small suites is narrower when interest rates rise.
Financing is the other check. Some lenders set a minimum suite size or apply stricter terms to very small units, so talk to your mortgage broker about the specific suite before you write an offer, not after. A pre-approval that does not name the property does not settle this question.
What the fee covers, and what it does not
Condos.ca lists the fee as covering common elements, building insurance, parking and water. Heat and hydro are not on that list, so expect to pay at least those yourself and ask the listing agent how heating and cooling are metered in the suite.
On current listings the fee works out to about 98 cents per square foot. That is on the high side for a building that does not include heat, and it is partly a function of the small suites: running costs such as staff, insurance and the elevators get spread over fewer square feet. It is still worth asking the property manager what the fee has done over the past five years.
Parking is part of the fee, which helps if you drive. It is unusual to see parking bundled with very small suites, so confirm that the specific suite you are buying actually comes with a space.

Pet rules and the people who live here
Condos.ca tags this building with a pet restriction. It does not say what the restriction is, and I have not seen the declaration, so do not assume your dog is welcome. Ask for the declaration and rules before you make an offer if you have a pet or plan to get one.
The amenities are practical rather than lavish: a party room, a meeting room, a parking garage, visitor parking and a security system. Condos.ca does not list a gym or a pool, so if a building gym matters to you, this is not the place.
With small suites and a low entry price, a building like this attracts investors as well as owner-occupiers. The data panel beside this review shows the current owner and renter picture, but the board minutes will tell you more about how the building is run.
Weston Road and the Humber valley
The building sits on Weston Road north of Weston’s historic core, close to the Humber River valley. Weston’s condominium and apartment towers line this part of Weston Road above the valley, and the trails and parks along the river are the best thing about the location.
Weston’s main shopping strip runs along Weston Road between Church Street and Wilby Crescent, with older brick buildings and everyday services. The neighbourhood also has the UP Express and GO stop at Weston station, which puts Union Station and Pearson airport on one line. The panel next to this review shows the walking times.
Weston is in the middle of a building wave. A pre-construction tracker counts around 15 proposed or planned projects in the neighbourhood, adding thousands of suites over the coming years. That should bring more shops and services. It will also bring new competition for buyers and tenants of small suites, which is a reason to buy here to live rather than to flip.
An entry price that is hard to find elsewhere in Toronto
The three active listings I had were asking $284,999 to $419,000, with fees of about $359 to $639 a month. For a condo with parking inside the City of Toronto, that is a low entry point.
Condos.ca did not publish a building-wide average price per square foot here. Because the suites are small, price per square foot can look high even when the total price is low, so compare buildings on both the total and the per-foot number before you decide something is a bargain.
The total monthly cost is the number I would focus on. Add the fee, hydro, heat and property tax together and compare that with rent for a similar suite nearby. If owning costs about the same as renting and you plan to stay five years or more, buying here can make sense.

Jatin’s honest take on Weston on the Humber
Who this building suits
First-time buyers who want to stop renting and need the lowest possible entry price in Toronto. It also suits single buyers who commute downtown or to the airport on the UP Express, and people who value walking and cycling the Humber trails more than an amenity floor.
What I’d want you to check
This is a 2007 building, so it is in the period when original mechanical systems, windows and the garage membrane come due. Read the reserve fund study and board minutes, ask how heat is metered, and confirm the fee history. Check the pet restriction and any leasing rules in the declaration, and confirm that the suite you are buying has its own parking space. If you are looking at one of the smallest studios, ask the listing agent how long similar suites in the building have taken to sell, because that tells you how easy it will be to move on when you outgrow it.
The value question
On total price, it is hard to beat. On price per square foot, small suites always look expensive, so the value depends on how long you will live here. For a buyer who plans to stay five years or more and is comfortable in a compact suite, Weston on the Humber is a sensible first step. For a short-term investor, I would want to see the rental numbers and the new supply coming to Weston first.
