Renter-heavy building. Of 52 deals here in the last 24 months, 45 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Humber Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Humber Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Humber is a new tower built by a non-profit developer for people who intend to live in it, not rent it out. Options for Homes and its builder Deltera put 22 storeys on a former warehouse lot at the edge of the Humber River valley in Weston, with views west over the river’s bend. It is one of the cheapest ways into a 2023 building in Toronto, and how it was sold shapes what you should check before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Humber is a 22-storey, 232-suite high-rise condominium at 10 Wilby Cres, Toronto M9N 0B6, in the Weston neighbourhood of the former City of York, near Weston Road and Lawrence Avenue West. It was developed by Options for Homes, a non-profit developer, and built by Deltera, with completion in 2023. The condominium corporation is TSCC-2982, registered on 28 June 2023, and it is managed by Del Property Management. Maintenance fees include common elements and building insurance.

A non-profit tower on a former warehouse lot

Options for Homes is a non-profit developer that has been building attainable ownership condos in Toronto since 1994. The Humber was its project in Weston, marketed for a time as Riverstone, and it went through several designs. It started as a 10-storey proposal, grew to 16 and then 21 storeys, and City planners recommended approval of the final 22-storey version in 2018.

The 0.88-acre site at the corner of Wilby Crescent and Hickory Tree Road was a vacant one- to two-storey industrial building before construction. It slopes down to the west toward the Humber River valley, with Raymore Park to the south and existing high-rise apartment buildings and Weston Lions Park to the west.

Toronto Life included the project in its 2022 list of reasons to love the city, which is unusual attention for a building in this price range. The design is a six-storey podium with a 16-storey tower above it, finished in window wall, spandrel and vision glass with light precast panels and fritted glass balcony railings.

Real three-bedrooms, and a lot of one-plus-dens

The approved plan set out 233 suites: 5 bachelors, 12 one-bedrooms, 74 one-bedroom-plus-dens, 100 two-bedrooms, 2 two-bedroom-plus-dens and 40 three-bedrooms. That 17 per cent share of three-bedroom suites is far higher than in a typical investor-driven tower, and it reflects who Options builds for: households that want to stay.

Suites run from about 451 to 1,129 square feet. The smallest are studios and compact one-bedrooms, while the three-bedrooms sit at the top of the range. Ask for the exact plan, because a three-bedroom near 1,100 square feet lives very differently from a two-bedroom-plus-den around 800.

Views matter here more than in most buildings. The developer marketed uninterrupted southwest views over the river’s bend, and a suite facing the valley is a different product from one facing Weston Road and the rail corridor to the north. Floor, exposure and outlook should drive price, and they do.

Parking is the scarce item

The approved plan provided 180 underground spaces on three levels: 144 for residents, 35 for visitors and one car-share space. With 232 suites, that means a large share of units have no parking. There are also 234 bicycle spaces, with 210 for residents on the first parking level.

That is a deliberate choice for a transit-oriented site, and it keeps prices down. It also means parking is valuable when it exists. If you drive, confirm that the specific suite has a deeded space, and price the difference between a suite with parking and one without when you compare listings.

Options’ marketing leaned heavily on the nearby Weston GO and UP Express station and the trails along the river. The transit panel on this page shows the actual distances.

The approval also changed the streets around the building. The City’s 2018 report called for a new cul-de-sac on Hickory Tree Road, a new sidewalk on Wilby Crescent to Weston Road, and an $800,000 community benefit directed to turning the closed end of Hickory Tree Road into parkland and improving links to the Humber River valley. That is why the building feels tucked away even though Weston Road is a short walk north.

How the Options model affects a resale

Options for Homes sold its suites to owner-occupiers. Original buyers signed an affidavit that they would live in the suite, and those who used its down payment support, a shared-equity amount on top of the buyer’s own down payment, have to repay it if they rent the suite out.

For a resale buyer, the practical point is title. Have your lawyer confirm early whether any second charge connected to that program is registered on the unit and how it will be discharged on closing. It is routine, but it should not be a surprise in the last week.

The owner-occupier focus also tends to shape the building’s culture. Options lists the building as pet-friendly. For rental rules and any other restrictions, read the declaration and rules in the status certificate rather than relying on marketing.

Price per square foot, fees and active listings

The building averages about $698 per square foot, which is low for a 2023 tower anywhere in Toronto. Seven suites were listed for sale at the time of writing, asking between $339,999 and $499,999.

Fees across those listings average about $0.73 per square foot, ranging from roughly $300 to $530 a month. They include only common elements and building insurance, so heat, hydro and water are likely to be separate costs, and parking, where a suite has it, may add to the total. Confirm each cost on the status certificate.

In a new building with this many suites listed at once, buyers have choice. Use it: compare floor, exposure and parking across several listings rather than anchoring on one. A valley-facing suite on a higher floor and a north-facing suite low in the podium are not the same product, even at the same size.

Amenities at The Humber Condos

The amenity package is modest and practical: a gym, a party room, a multi-purpose room and lounges on the ground floor, plus a terrace on the seventh-floor podium roof that listings describe as a rooftop deck. There is no pool or concierge-heavy lobby, which helps keep fees in check.

Jatin’s honest take on The Humber Condos

Who this building suits

First-time buyers and young families who want a new building at an entry-level price, especially those who need three bedrooms. It also suits people who walk, cycle or take the train, given how limited parking is, and anyone who wants trails and the river at the door. Downsizers who want a newer building with a gym and a terrace, without the price of a downtown tower, should look too.

What I’d want you to check

Confirm parking and locker for the specific suite. Have your lawyer check title for any Options shared-equity charge early. Because the corporation was registered in 2023, read the status certificate, the first reserve fund study and recent board minutes for construction deficiencies and expected fee increases. Budget separately for heat, hydro and water, and ask the City or the board about any planned development nearby.

The value question

At roughly $698 per square foot, The Humber is among the cheapest new towers I know of in Toronto, and the three-bedroom suites are especially scarce at this price. You accept limited parking and a fee that covers little. For an owner-occupier planning to stay several years, I think the value is strong, and a valley-facing suite is worth paying for.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
