Leases 18%Sales 82%

Mostly owner-occupied. Of 11 deals here in the last 24 months, 2 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Weston Gate?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Weston Gate

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Weston Gate is a building I bring up when someone tells me Toronto has no large condo suites left at a reasonable price. Suites here start above 1,000 square feet, the upper floors look over the Humber River valley, and the price per square foot is among the lowest I see anywhere in the city. You pay for that space in other ways, and I will tell you exactly where. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Weston Gate is a 14-storey, 75-suite condominium at 2130 Weston Road in Weston, Toronto, near Weston Road and Church Street. Condos.ca gives the year as 1978 and REW as 1976. The condominium corporation is YCC-381, registered on 22 March 1978. Condos.ca lists General Property Management as manager, while REW lists City Sites Property Management. Fees include air conditioning, common elements, building insurance, parking, water and cable TV. I could not confirm the original developer.

Big suites from a different era

Condos.ca lists suite sizes from about 1,042 to 1,300 square feet. That is the defining fact about Weston Gate. In a new tower the same budget buys a one-bedroom of 550 square feet; here it buys a three-bedroom with two bathrooms and room for a proper dining table.

A recent penthouse listing described a corner plan with three bedrooms, two bathrooms, a living room over six metres long, ensuite laundry and a walk-out balcony. Listings in this building commonly describe three-bedroom, two-bathroom layouts in the 1,200 to 1,399 square foot band.

With only 75 suites across 14 floors, the building has roughly five or six suites per floor. That means shorter hallways, fewer neighbours and more corner and through-views than a typical slab tower of the same height.

The view, and the valley next door

The Humber River valley lies just west of Weston Road, and upper-floor suites on that side look over it. The penthouse listing I read described sunrise views over the river; ask which way a suite faces, because the view is a large part of what you are paying for on the higher floors.

The valley trails are the everyday benefit. If you walk, run or cycle, having the Humber trail system close by is worth more than any amenity room.

What the fee covers, and what it does not

Fees include air conditioning, common elements, building insurance, parking, water and cable TV, according to condos.ca. A listing described two parking spaces with a penthouse suite and a storage locker, so check what comes with the specific suite you are viewing.

Heat is the item to look at closely. The penthouse listing described forced-air electric heating, and heat and hydro are not on the fee inclusion list. On a 1,200 square foot suite, electric heat can make winter hydro bills high, so ask the seller for 12 months of bills before you firm up.

Fees in a 1970s building with large suites are big in dollar terms even when they look reasonable per square foot. Get the exact current fee, the budget and the most recent reserve fund study from the status certificate, and ask whether any increase has been approved for next year.

A building at almost 50 years

Weston Gate was built in the late 1970s; condos.ca says 1978 and REW says 1976, and the corporation was registered in March 1978. A building of this age has usually been through at least one round of major work, and the next round is always somewhere ahead.

For a high-rise of this era, the big items are windows and balcony doors, balcony slabs and railings, the roof, elevators, the garage, and the original plumbing risers. Read the reserve fund study and board minutes to see which have been done, which are planned, and whether the plan is funded.

Inside the suite, renovation history matters as much as the building. In a building from the 1970s some suites still have original kitchens, baths and electrical, while others have been redone completely. Ask what was renovated and when, whether the corporation approved it, and whether flooring changes followed the building’s rules on sound underlay. A renovated suite and an original one can sit at very different prices for the same square footage.

Property management is another detail to settle. Condos.ca lists General Property Management, while REW lists City Sites Property Management. Find out who runs the building now and how long they have been there.

Weston, and the transit that changed it

Weston is a long-established village along Weston Road, and the area’s transit has improved more in recent years than almost anywhere else in the west end. The UP Express and GO Kitchener line stop at Weston, and in late 2025 both started serving the new Mount Dennis station a short way south, where Line 5 Eglinton opened in February 2026.

That gives a building like Weston Gate a set of transit options that simply did not exist when most of its owners bought. The panel on this page shows the exact distances to the stations, along with schools and parks.

Why the price per square foot is so low

Condos.ca puts the building average around $300 per square foot. That is less than half of what many newer Toronto buildings trade for, and it is the reason this building gets attention from families and downsizers who need space.

The low figure reflects the building’s age, the large suites, the fee and the owner-paid heat and hydro. Only one suite was listed for sale when I checked, so I am not quoting an asking range. Look at the recorded sales on this page, and ask me for a building sold report comparing Weston Gate with other large-suite buildings in Weston and Mount Dennis.

When comparing, use total monthly cost, not price alone: mortgage, fee, hydro for electric heat and property tax together. That is the number that tells you whether a cheap price per square foot is really cheap.

The amenity list is modest but practical for a 75-suite building: a sauna, an exercise room, a party room, a games room and a car wash bay. There is no pool, which helps keep the fee from being even higher.

Jatin’s honest take on Weston Gate

Who this building suits

Families who need three bedrooms and two bathrooms on a condo budget, and downsizers leaving a house who are not willing to squeeze into 600 square feet. It also suits anyone who uses the Humber trails or commutes by UP Express or GO.

What I’d want you to check

The reserve fund study and what has been done on windows, balconies, risers and elevators. Then the hydro bills, because heat is electric in at least some suites and is not in the fee. Confirm parking and locker for the suite, settle who the property manager is, and check the pet rules in the declaration.

The value question

At around $300 per square foot, Weston Gate is one of the cheapest ways in Toronto to buy real living space. The catch is the running cost and the age of the building. If the reserve fund is healthy and the total monthly cost works for you, I think it is very good value for an owner-occupier; if the fund is thin, the low price is not a bargain. Investors should run the numbers with care, because a large suite’s rent does not grow in line with its size, and the fee and taxes do.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
