Living here
Renters, Airbnb and elevators at 1444 Dupont Street Lofts
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 1444 Dupont Street Lofts?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 1444 Dupont Street Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1444 Dupont Street Lofts is one of the few places in Toronto where you can buy a genuinely huge, double-height space with a drive-in door and a kitchen. It is also a complex where I slow buyers down, because the units sit on employment-type land and that changes who will lend on them and how you can use them. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
1444 Dupont Street Lofts is a two-storey, 54-unit condominium complex at 1444 Dupont Street in the Junction Triangle (Junction–Wallace Emerson), just west of Lansdowne Avenue. It was built in 2001 by Felim Developments and registered on 31 October 2001 as MTCC-1417. Property management is listed as Malvern Property Management. Units range from about 359 to 2,881 square feet. Maintenance fees include common elements, building insurance and parking.
1444 Dupont Street Lofts at a glance
Not a typical condo: what live/work means here
Most buildings on this site are bought for one reason: to live in. At 1444 Dupont the mix is different. The complex is a set of two-level units on an industrial-style site, and marketing for units here describes flexible employment zoning that allows studio, office, production and commercial uses, with live/work among the uses in the complex.
That is the attraction for photographers, designers, small manufacturers and anyone who wants their business and their home under one roof. It is also the first thing I want you to understand before you fall for the space. How you can legally use your unit, and whether it can be your principal residence, depends on the zoning and on the condominium’s declaration, not on how the previous owner used it.
So the first step is not a showing. It is a call to the City’s zoning office and a read of the declaration and rules in the status certificate.
Ceiling heights, mezzanines and the size range
The numbers are the story. Units run from roughly 359 square feet to about 2,881, the widest range of any building I cover in this pocket. The smaller end reads as a studio or office unit; the larger end is a true hard loft, with listings describing ceilings around 18 to 20 feet, polished concrete floors, exposed joists and upper-level mezzanine bedrooms or offices overlooking the main space.
Some units also have drive-in doors at grade. If you have equipment, a vehicle-based business or simply want to roll a bike or a workbench straight in, that is a feature you will not find in any tower.
The flip side of a double-height room is heating and cooling it. Ask the seller for a year of utility bills, look at how the mezzanine is ventilated, and check the age of the HVAC equipment, because a large-volume unit costs more to keep comfortable than its square footage alone suggests.
Light is the other variable. Units in a long, low complex get their daylight from the front and sometimes from clerestory or upper windows, so a unit’s orientation matters more than it would in a tower. A south-facing unit with tall glazing is a very different place to live than one that faces a neighbour’s wall.

Financing, insurance and resale
This is where buyers get caught. Many residential lenders treat units on employment-zoned land differently, and some will not lend on them at standard residential terms at all. Talk to a mortgage broker who has closed live/work deals before you write an offer, and make your offer conditional on financing.
Insurance works the same way. A unit used partly as a business may need commercial coverage, or at least disclosure to your insurer. Get a quote early, and ask the corporation what its master policy assumes about how units are used.
Resale follows from both. The buyer pool for a unit here is smaller and more specialised than for an ordinary condo, which can mean longer selling times. For the right owner that is a fair trade for space you cannot get elsewhere.
The Dupont and Symington neighbourhood
The Junction Triangle was built as a factory district wedged between rail lines, with brick homes on Wallace, Perth and Symington and industry along the tracks. That history is why a complex like this exists on Dupont at all, and why its neighbours include climbing gyms, breweries and coffee roasters rather than shopping malls.
The area is changing quickly. Davenport Village, just to the east at Dupont and Lansdowne, has turned former industrial land into thousands of homes, including the Fuse towers with a grocery store and pharmacy at their base. For an owner here that adds daily convenience within walking distance while the immediate block keeps its workshop character.
Price per square foot at 1444 Dupont
The complex has averaged about $1,230 per square foot recently, which is high for a 2001 building with no amenities. That figure is skewed by the size range: the small studio and office units trade at a far higher per-foot number than the large lofts, so an average here hides as much as it tells.
Compare like with like. For a large two-level unit, look at the per-foot results for similarly sized units in this complex and in other Junction Triangle hard lofts, not at the building-wide average. The data panel shows the sales history; my building sold report can break it down by size without exposing any one owner’s sale.
There were no active listings when I last checked. Turnover is low, and many units sell to buyers who were already watching the building.
Because the buyer pool is specialised, pricing is also more sensitive to presentation and timing than in a standard condo. A large loft that is staged to show both the living and the working use tends to draw the buyers who will pay for it.

Amenities at 1444 Dupont Street Lofts
There are no shared amenities to speak of, and that keeps the fee focused on the building envelope, the site and insurance. The real amenity is the unit itself: height, volume and, in some cases, a door you can drive through.
Jatin’s honest take on 1444 Dupont Street Lofts
Who this building suits
Creative professionals and small-business owners who want to work and live in the same space, and buyers who value volume and ceiling height above amenities or a doorman. It also suits someone who already knows the Junction Triangle and wants its workshop character rather than a polished tower lifestyle. Downsizers leaving a house with a workshop or studio are another good match, as long as the stairs to a mezzanine are not a problem.
What I’d want you to check
Confirm the zoning and the permitted uses for the specific unit with the City, and read the declaration and rules in the status certificate. Line up a lender who will finance this type of unit before you offer, get an insurance quote, and ask for utility bills for any double-height space. Then look at the 2001-era building systems: roofs, doors, windows and mechanical equipment, and how the reserve fund study plans for them.
The value question
At an average around $1,230 per square foot, the headline number looks expensive, but the large lofts here are the real comparison and they are a different product from anything else nearby. If you can use the space for work and home, you are buying two things in one. If you only want a place to live and need standard financing, a conventional loft or condo nearby will be easier to buy and easier to sell.
