Living here

Renters, Airbnb and elevators at 442 Perth Avenue Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 442 Perth Avenue Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 442 Perth Avenue Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

442 Perth Avenue is one of the smallest condo corporations I come across: 21 townhouses, a shared parking garage and no property manager. That combination can be wonderful when the owners run it well, and expensive when they don’t. It sits a short walk from Dupont Street, which is in the middle of one of the biggest transformations in the west end. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

442 Perth Avenue Townhouses is a condominium townhouse complex of 21 homes at 442 Perth Avenue in the Dovercourt-Wallace Emerson-Junction area of Toronto, near Dupont Street and Franklin Avenue. It was built in 1978. The corporation is York Condominium Corporation No. 399 (YCC-399), registered on 12 July 1978, and condos.ca lists it as self-managed. Listed features are a parking garage, visitor parking and barbecues permitted. The original developer is not named.

Twenty-one homes and no property manager

Condos.ca lists YCC-399 as self-managed. That means the volunteer board, made up of owners, handles everything a management company would otherwise do: collecting fees, hiring contractors, insurance, the reserve fund study, the annual meeting and the paperwork that Ontario requires of every condo corporation.

In a small complex, self-management can work well. Fees stay lower because there is no management contract, decisions are made by people who live there, and you will know your neighbours. The risk is that it depends on a handful of people. If the owners who do the work move away, the corporation can fall behind on records, reserve fund updates or required filings.

So before you buy, ask who is on the board, how long they have served and who keeps the records. Confirm that the reserve fund study is current, that the corporation is up to date with its filings with the Condominium Authority of Ontario, and that the status certificate comes back complete and on time.

A shared garage split 21 ways

Condos.ca lists a parking garage and visitor parking. Covered parking in a small 1978 complex is a real convenience, especially this close to the core, but a garage is also one of the most expensive things a condo corporation can own. Membranes, concrete, drains, ventilation and the door all wear out on a schedule.

In a large building that cost is shared across hundreds of suites. Here it is shared across 21. A garage repair that would barely move the fee in a tower can mean a large special assessment per home in a complex this size. Read the reserve fund study for the garage first: when it was last repaired, what the engineer expects to spend, and whether the reserve can cover it.

If the garage has been rebuilt recently, that is a real advantage, because you benefit from work earlier owners already paid for. If it is overdue, the price needs to reflect that.

The homes

Condos.ca does not publish sizes, layouts or storey counts for this complex, and there were no homes for sale when I prepared this review. Expect a home of this era to have its own entrance and several levels, but confirm the layout and get the size measured.

In a complex nearly 50 years old, check the furnace, air conditioner and water heater, the windows, the electrical panel, and the lowest level for any sign of water. Find out from the declaration which of these belong to you and which belong to the corporation, and what approvals renovations need. Condition will vary a lot from home to home.

Perth and Dupont: a neighbourhood being rebuilt

The complex sits just off Dupont Street, which runs alongside the CP rail corridor and has been shifting for years from light industry into a dense, mixed-use avenue. Urbantoronto has described the corridor’s appeal to developers as its closeness to the core and its many underused former industrial sites.

You can see that change all around. Fuse Condos at Lansdowne brought a grocery store and pharmacy into a converted industrial building, towers have been proposed on Campbell Avenue nearby, and the Galleria redevelopment at Dufferin and Dupont is replacing an old mall with a large mixed-use neighbourhood. Earlier plans also called for a larger library branch on Campbell to replace the small Perth and Dupont branch.

For an owner here, that means better shopping and services over time, along with years of construction on nearby blocks. The rail line along Dupont is also a fact of life, so ask about train noise for the specific home. The panel on this page has exact walking and transit times.

Pricing: few sales, so compare carefully

No homes were for sale here when I prepared this review, and condos.ca does not publish a building average per square foot for this complex. With only 21 homes, sales are rare, and any single sale can distort an average.

The best comparisons are the complex’s own sold history and nearby condo townhouses in the Junction Triangle, adjusted for size, condition and parking. A freehold house on the surrounding streets will almost always cost more, which is the appeal; the question is how much of that saving goes to the garage and other shared costs.

Condos.ca does not list what the fee includes, so ask the board for the budget and the fee breakdown, and add your own utilities and property tax for the full monthly cost. For recent sold figures, request a building sold report.

There are no shared recreation facilities on record. The garage is the amenity that matters: covered parking near Dupont is valuable day to day, and it is also the corporation’s biggest long-term cost.

Jatin’s honest take on 442 Perth Avenue Townhouses

Who this building suits

Buyers who want a townhouse with covered parking close to the core for less than a freehold house, and people who like a small community where they will know their neighbours. It suits owners who are willing to take part in running the corporation, or at least to attend the meetings.

What I’d want you to check

Ask who runs the corporation and how records are kept, since it is self-managed. Get a current reserve fund study and read the garage section first. Read two years of board minutes, ask whether any special assessment has been discussed, and confirm the repair split in the declaration. In the home, inspect the lower level and the mechanical systems.

The value question

The location keeps getting better as Dupont is rebuilt, and that supports long-term value. In a 21-home, self-managed complex, though, the corporation’s health is what you are really buying. If the records are in order and the garage is funded, I think this is a good way into the area. If either is shaky, I would negotiate hard or walk away.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
