Living here
Renters, Airbnb and elevators at Arch Lofts
Do mostly owners or renters live here?
Mix of owners and renters. Of 11 deals here in the last 24 months, 5 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Arch Lofts?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Arch Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Arch Lofts is one of the very few places in Toronto where you can live inside a church. The 1913 Perth Avenue Methodist Church at Perth and Wallace was converted, along with a new four-storey Vestry building beside it, into 39 suites with geothermal heating and cooling. It is beautiful, it is small, and its fees deserve a careful look. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Arch Lofts is a four-storey, 39-suite condominium at 243–245 Perth Avenue, at Wallace Avenue in the Junction Triangle (Junction–Wallace Emerson), Toronto. It combines the converted 1913 Perth Avenue Methodist Church with a new Vestry building. It was developed by Windmill Development Group, designed by Caricari Lee Architects and built by Ledcor Construction, and registered on 23 March 2018 as TSCC-2644. Property management is listed as Goldview Property Management. Maintenance fees include common elements and building insurance.
Arch Lofts at a glance
A 1913 church and a new Vestry building
The site at the northeast corner of Wallace and Perth held the historically listed Perth Avenue Methodist Church and a surface parking lot. The project kept and converted the church and built a new low-rise residential building, the Vestry, on the old parking lot to the north, with the two linked together.
That gives buyers two very different products under one corporation. Suites in the church have the heritage character: masonry walls, tall original openings and the sense of volume that comes with a sanctuary. Suites in the Vestry are new construction designed to sit politely beside it, with more regular layouts.
Windmill Development Group, an Ottawa-based developer known for green building and adaptive reuse, led the project, with Caricari Lee Architects as architect, Ledcor Construction as builder and interiors by Andrea Kantelberg Design.
From Union Lofts to Arch Lofts
The project first went to market in November 2012 as Union Lofts, with completion expected in 2014. Construction delays put the conversion on hold, and the project was relaunched as Arch Lofts, with construction remobilised in September 2016. Original purchasers were offered priority and a discount on the relaunch.
The redesign trimmed the plan from 43 units to 39 in order to add larger layouts and more two- and three-bedroom suites. That is why the size range here, about 500 to 1,834 square feet, is wider than most boutique conversions.
For a buyer today the history is background rather than a red flag, but it is a reason to read the status certificate carefully and confirm that any construction-era items were closed out after registration in 2018.

Geothermal, finishes and the suites themselves
Arch Lofts was built with a geothermal heating and cooling system and energy recovery ventilators in the suites, and it targeted Toronto Green Standard Tier 2. In a heritage shell, the developer added insulation and installed new windows within the original masonry openings, replacing the old single-pane glazing.
Suites were specified with Scavolini kitchens with integrated appliances and large islands, engineered hardwood and generous bathrooms, and most have a balcony or terrace. In the church, expect each suite to be different because the layout follows the old building; in the Vestry, expect more conventional plans.
Geothermal is a strength and a responsibility. It lowers energy use, but it is a specialised system. Ask who services it, how its components are funded in the reserve fund study, and how heating and cooling costs are allocated between the corporation and owners.
Perth and Wallace: the quiet side of the Junction Triangle
The church sits in a stable, low-scale pocket of detached, semi-detached and row houses, two to two and a half storeys tall, with a newer townhouse development to the southwest. It feels like a residential side street, which is exactly what most buyers here want.
The Junction Triangle grew up as a factory district between rail lines, and its remaining industrial buildings have been steadily converted to homes. From Perth Avenue you are close to Bloor Street to the south and the Dupont Street employment and loft strip to the north, while transit and school details are covered in the data panel.
Price and fees at Arch Lofts
Arch Lofts has averaged about $988 per square foot recently, which reflects the rarity of heritage church conversions and the newer construction. It sits above the large towers at Dupont and Lansdowne and in a similar band to other boutique lofts in the Junction Triangle.
Fees are the line to study. On recent active listings they worked out to about $1.68 per square foot, which is high, and the listed inclusions are only common elements and building insurance. A small corporation carrying a heritage building, a geothermal plant, a gym and a party room spreads those costs across just 39 owners. Ask for the budget and see exactly what the fee pays for.
At my last check there were two active listings asking between $719,000 and $729,000. For an aggregate picture of what has actually sold, use the data panel or my building sold report.

Amenities at Arch Lofts
For a 39-suite building, a gym, party room and bike storage is a generous list. The bike room in particular suits this location, and the party room gives owners somewhere to host that their own suites, however beautiful, may not have space for.
Jatin’s honest take on Arch Lofts
Who this building suits
Buyers who want character they cannot get anywhere else, and who value a quiet residential street over a busy main strip. The larger two- and three-bedroom suites suit couples and small families who want a heritage home without maintaining a heritage house, and the green systems suit buyers who care about energy use.
What I’d want you to check
Start with the fee: ask for the budget, what is driving the per-foot cost and how geothermal operating and replacement costs are funded. Read the reserve fund study for the heritage masonry and roof, confirm that construction-era deficiencies were resolved after the 2018 registration, and check board minutes for recent discussions. Confirm whether parking and a locker come with the suite, because the site was planned with limited parking.
The value question
At around $988 per square foot, you pay a premium for something genuinely rare, and I think a church conversion of this quality holds its appeal over time. The fee is the variable that decides whether it is good value for you. If the budget shows the fee is buying real services and a healthy reserve, it is worth it; if it is covering shortfalls, negotiate accordingly.
