Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 68 Westholme Avenue?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 68 Westholme Avenue

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

68 Westholme Avenue is one of the smallest condominiums I have written about: a new low-rise on a residential street near Runnymede and Annette, with suites that live more like townhouses than apartments. Buildings like this are how people get new construction on a house street in the Junction area, but a tiny corporation with no track record needs more homework than a big tower, not less. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

68 Westholme Avenue is a low-rise condominium at 68 Westholme Ave, Toronto M6P 3B8, in the Junction Area of the former City of Toronto, near Runnymede Road and Annette Street. It was completed in 2026, and the condominium corporation, TSCC-3162, registered on 21 January 2026. Public listings describe the homes as condo townhouse suites, with unit numbers running to 4. The developer, property manager, total suite count, fees and fee inclusions are not published in the sources I could verify.

A house-street condo, not a tower

Westholme Avenue is a residential street of houses running off the Runnymede and Annette area, between the Junction to the east and Bloor West Village to the south. A condominium here is an infill project on a residential lot, which is very different from buying in a mid-rise on a main street.

Public listings describe the suites as condominium townhouses, and the unit numbering seen in those listings runs to 4. That points to a handful of homes sharing one corporation, though I could not confirm the final suite count, so treat that as something to verify in the declaration rather than a fact.

What you get in exchange for the small scale is the feel of a house: your own entrance, homes spread over more than one level, and neighbours who are other owners rather than a hallway of strangers. What you give up is everything a large corporation does for you, from a concierge to a deep reserve fund.

What a brand-new, tiny corporation means for you

TSCC-3162 registered in January 2026, so it has almost no operating history. Its first budget was set by the developer, and early budgets are estimates. In my experience, fees in a new corporation are most likely to change once the first reserve fund study is done and the owners take over from the builder.

In a building of only a few suites, every cost is split very few ways. An insurance premium increase, a snow removal contract or a roof repair lands on a handful of owners, so a modest problem can mean a noticeable fee change. Ask for the current budget, the reserve fund amount, and the insurance policy and deductible before you firm up.

Governance is personal here. Small corporations often have every owner on, or close to, the board, and some are self-managed rather than run by a property management company. That can work well with organised, friendly owners and poorly without them. Ask who manages the building today and who will once the developer steps away.

Ask, too, whether the turnover meeting has happened. That is when control moves from the developer to the owners, and when the corporation should receive its records, plans, warranties and contracts. If it has already taken place, the minutes will show what was handed over and what is still missing. In a building this small, a missing set of drawings or an unsigned service contract is something the owners themselves will have to chase.

New-build protection: use it

Because the building was completed in 2026, the new-home warranty coverage from Tarion should still be running for both the suites and the common elements. Ontario coverage is tiered: one-year items, two-year items such as water penetration and building systems, and seven-year coverage for major structural defects.

If you are buying a resale suite here, ask the seller which warranty forms were filed, what items are open and what the common elements performance audit found, if one has been completed. Those documents tell you more about build quality than any open house will.

I would also have a qualified home inspector look at the suite. New does not mean flawless, and in a small infill project you want to understand the drainage, the roof and how water moves away from the foundation.

Daily life around Runnymede and Annette

This is a quiet residential pocket. Annette Street has local shops and cafés, Bloor West Village to the south has the main shopping strip, and the Junction’s Dundas West stretch is to the north-east. It is a part of the west end where people tend to stay for years, which is part of what makes a small new condo here appealing.

Transit, school, park and Walk Score details are in the data panel on this page, so I won’t repeat distances here. Parking is something to confirm for each suite: on a house street, whether a unit has its own space, and what the street parking rules are, makes a real difference to daily life. The same goes for storage, garbage and bike space, which small infill buildings handle in very different ways.

How to think about price here

There were no active listings in the building when I checked, and with a 2026 registration there is very little resale history. I am not going to quote individual numbers from any homes that have changed hands, and with only a handful of suites, a meaningful average price per square foot does not exist yet.

The honest comparison for a home here is twofold: new condominium townhouses elsewhere in the Junction and Bloor West area, and freehold semis and small houses on nearby streets. The gap between them tells you what you are paying for new construction and what you are saving by sharing a lot and a corporation.

Fees were not published in the sources I could verify, so get the current budget and compare the monthly fee against what it actually covers. My building sold report will show aggregate sold figures as this building builds a record.

Jatin’s honest take on 68 Westholme Avenue

Who this building suits

Buyers who want new construction without living in a tower, people moving down from a house who want to stay in the Bloor West and Junction area, and first-time buyers who would otherwise be stretching for an older semi. It suits owner-occupiers who will take an interest in how a small corporation is run.

What I’d want you to check

Get the declaration, the current budget, the reserve fund status and the insurance details, and confirm how many suites share the corporation. Ask about parking for your suite, who manages the building, any rental or pet rules, and the open Tarion warranty items for both the suite and the common elements. Do not skip a home inspection because the building is new.

The value question

The value case is new-build space on a house street at less than a freehold price nearby. The risk is that a corporation of a few suites has no cushion. If the budget looks realistic and the owners are organised, this kind of building can be a very good way into the area; if the fee looks too low for what it covers, assume it will rise.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
