Living here
Renters, Airbnb and elevators at Galleria 02
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Galleria 02?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Galleria 02
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Galleria 02 is the building I point to when a buyer asks what the old Galleria Mall site at Dufferin and Dupont is actually turning into. It is the 24-storey tower of the first phase, it registered in July 2025, and it sits beside a brand-new community centre and park that most condo buyers in the west end can only dream about. The catch is that you are buying the first finished piece of a master plan, with years of construction still to come around it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Galleria 02 is a 24-storey, 217-suite condominium at 10 Graphophone Grove in the Wallace Emerson area of the former City of Toronto, near Dufferin Street and Dupont Street. It was developed by Almadev and designed by Core Architects as one of two towers (24 and 29 storeys, 634 suites combined) on a shared podium, the first phase of the Galleria on the Park master plan. First residents moved in during 2024; the condominium corporation, TSCC-3126, registered on 17 July 2025. Property management is listed as FirstService Residential.
Galleria 02 at a glance
The first phase of a 20-acre rebuild
The Galleria Shopping Centre stood at Dupont and Dufferin from 1972. Almadev is replacing it with Galleria on the Park, a 20-acre, multi-block community planned for eight towers, close to 3,000 homes, an eight-acre park and roughly 300,000 square feet of retail. Galleria 01 and 02, at the west end of the site, were the first towers out of the ground; sales started in 2019 and the first occupants moved in during 2024.
That sequencing is the whole story of this building. Owners here got the first finished homes on the site, but they also live beside an active construction zone. UrbanToronto’s coverage shows Galleria III, a 31-storey Hariri Pontarini Architects tower, rising to the east, and further blocks will follow. If you need quiet streets and a finished neighbourhood today, this is not that yet.
The upside is what the master plan delivers to the front door. The new Wallace Emerson Community Centre, designed by Perkins&Will at about 90,000 square feet, sits right beside the towers and is planned with pools, a gym, a running track, a dance studio and a childcare centre. The rebuilt Wallace Emerson Park is planned in three zones: one with a BMX and skate park and a skating trail, one with a multi-use field and hill, and one with treed walking paths.
Stacked boxes, a shared podium and an unusual shape
Core Architects designed both towers on a single podium. The lower floors use a staggered, stacked-box massing with a dark steel-toned base meant to nod to the area’s industrial past, and the recesses in that massing create sheltered outdoor spaces. Above the second floor the podium becomes a C shape, with a narrow 11-storey connector joining the north and south towers before they separate and continue up.
The south tower is stepped back to follow the curve of the new street that cuts through the site from Dupont toward Dufferin. In practice that means suites face in a lot of different directions. Almadev’s marketing pointed to park views south and Dupont Street to the north, with some corners getting two walls of glass, west sunsets and a downtown skyline view.
Because 02 shares a podium, amenities and likely mechanical systems with 01, the two buildings are tied together in ways a stand-alone tower is not. I would ask for the shared facilities agreement along with the status certificate, and read how costs are split between the two corporations. UrbanToronto’s database also classifies the Block 5 project as a mix of condominium and market-rate rental, so ask exactly how tenure is arranged across the two towers.

Suites: built for families more than most new towers
The unit mix runs from studios through one-, two- and three-bedroom plans, and every suite was sold with a private balcony or terrace. Kitchens have built-in appliances and open-concept layouts, primary bedrooms come with ensuites, and some plans include a flex room that works as a small office or guest space. Interior design was by U31.
What stands out to me is that the current resale supply includes genuine three-bedroom plans, which is still rare in new downtown-adjacent towers. Pair that with a third-floor children’s playroom and a community centre with childcare next door, and this building makes more sense for a young family than a typical one-bedroom investor tower.
Every suite also uses Almadev Link, the developer’s smart-home package, which lets residents use a phone for keyless entry to building doors, the garage and common areas. Ask the seller to confirm the system is transferred properly on closing and how access is managed if a phone is lost.
Living at Dufferin and Dupont day to day
Today the site still has working retail: during construction a grocery store and drug store continued to operate in the remaining part of the old mall, and a new grocery store is planned for the base of Galleria III. As the retail mews open, more of your daily errands should move on-site, but the timing is the developer’s, not yours.
Dupont is a busy arterial and Dufferin is one of the city’s busiest bus corridors, so suites facing those streets will hear traffic. Suites facing the park side trade that for construction noise for now and, eventually, the most open outlook in the community. The transit, school and Walk Score details are in the data panel on this page.
What Galleria 02 costs to own
At the time of writing there were four resale listings in the building, asking between $604,900 and $2,225,000. That is a very wide spread, which tells you the suite mix here is broad, so compare against listings of a similar size and exposure rather than the building as a whole. There were also three suites for lease.
Maintenance fees on those active listings ranged from about $466 to $1,278 a month, which works out to roughly $0.72 per square foot across the listings with known sizes. That is a reasonable number for a brand-new tower with an outdoor pool and a large amenity package, but it is a first-years number. New corporations often set early budgets lean, and the first reserve fund study can move fees.
I don’t have a verified average sold price per square foot for this building yet, and with a 2025 registration the resale history is short. The best way to judge a price here is against the other Galleria phases and the mid-rises along Dupont, not against older Junction Triangle stock. My building sold report gives you the recent aggregate numbers.

Amenities at Galleria 02
The 12th-floor outdoor pool, gym and yoga studio are the headline, and an outdoor pool is still unusual in a new west-end tower. Add the third-floor kids’ playroom and the public community centre next door, and you have more to do within a few minutes of your suite than in almost any building on Dupont.
Jatin’s honest take on Galleria 02
Who this building suits
Young families who want three bedrooms without leaving the city, buyers who will actually use a pool and a full community centre, and anyone who wants to be early into a master-planned community and can live with construction around them for several years. It also suits end users more than short-term flippers, because the neighbourhood’s best years here are still ahead.
What I’d want you to check
Read the shared facilities agreement with Galleria 01 and see how podium, pool and garage costs are divided. Look hard at the first-year budget, the reserve fund study and any changes since registration; an early-stage corporation has little history. Confirm your suite’s outstanding Tarion warranty items and deadlines, and ask which future phases will block or change your view.
The value question
You are paying new-construction pricing at a site whose public amenities are genuinely exceptional, at fees that look moderate today. The value question is whether you believe in the finished community. If you plan to hold five years or more, being in the first phase next to the park and community centre is a reasonable bet; if you need to sell in two, you may compete with developer inventory in the next towers.

Yes. The building was sold with studio through three-bedroom plans, and three-bedroom suites have come up on the resale market, which is still uncommon in new towers this close to downtown.
Is there still construction around Galleria 02?
Yes. Galleria 02 is in the first phase of an eight-tower master plan, and later phases such as Galleria III are being built to the east. Expect construction activity on the site for years.
