Renter-heavy building. Of 183 deals here in the last 24 months, 179 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Galleria 01?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Galleria 01

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Galleria 01 is the building I talk about when someone asks whether it is worth buying into a master-planned community before it is finished. It is the 29-storey tower in the first phase of Galleria on the Park, on the old Galleria Mall lands at Dupont and Dufferin, and it shares its podium, pool and amenity floors with Galleria 02 next door. The answer depends on how long you plan to stay. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Galleria 01 is a 29-storey, 267-suite condominium tower at 1243 and 1285 Dupont Street in Toronto’s Junction-Wallace Emerson area, near Dupont and Dufferin, developed by Almadev and designed by Core Architects. It is one of two towers (29 and 24 storeys, 634 homes listed in total) on a shared podium that form the first phase of the Galleria on the Park master plan. Residents began moving in during 2024, and the condominium corporation, TSCC-3132, registered on 9 September 2025. Suites run about 606 to 1,108 square feet.

First in, at a site that is still being built

Almadev is replacing the old Galleria Mall with Galleria on the Park, a community planned for eight towers, close to 6,000 residents, about 300,000 square feet of shops and services, an eight-acre rebuilt Wallace Emerson Park and a new 90,000-square-foot Wallace Emerson Community Centre. Galleria 01 and 02 were the first towers finished, and UrbanToronto reported residents moving into both in late 2024.

Being first has a real upside. The park and the community centre are right beside the towers, and owners here will be closest to them as the rest of the site fills in. The downside is that you live beside an active construction site for years. Galleria III was already under construction to the east when the first residents arrived, and further blocks are to follow.

So the question is timing. If you plan to stay for five years or more, you are buying early into what should be a well-served neighbourhood. If you may need to sell in two, you could be competing with new developer inventory in the next phases.

One podium, two towers, two corporations

Core Architects designed both towers on a single podium, using stacked boxes with a dark steel-toned base and floor-to-ceiling glass. Hariri Pontarini Architects did the master plan for the whole site, U31 did the interiors of the social lounge, and UrbanToronto lists Clark Construction Management as the construction manager.

The shared podium is the most important thing to understand before you buy. Galleria 01 registered as TSCC-3132 in September 2025, and Galleria 02 registered as its own corporation in July 2025. The amenity floors, the garage and likely some building systems serve both towers, so costs are split under a shared facilities agreement. Read it alongside the status certificate, because it decides how much of the pool, the podium and the garage your fee pays for.

There is also a tenure question. UrbanToronto lists 634 homes across the two towers and classifies the project as both condominium and market-rate rental. The two condominium corporations account for 484 suites by condos.ca’s counts, so ask how the remaining homes are held and how that affects voting and shared costs.

Suites: sizes, balconies and the smart-home system

Condos.ca lists suites here from about 606 to 1,108 square feet. Almadev marketed open-concept plans with every suite getting a private balcony or terrace, ensuite baths and closets in primary bedrooms, two walls of glass in some corner plans, and flex rooms in some layouts that work as a small office or a guest room.

The current resale supply runs from one-bedroom plans up to a three-bedroom-plus-den, which is a wider spread than I usually see in a brand-new tower. That makes this building more useful for a growing family than a typical investor-heavy one-bedroom tower on a main road.

Every suite uses Almadev Link, the developer’s smartphone keyless entry for building doors, the parking garage and common areas. Before closing, ask the seller to confirm how access is transferred to you and what happens if a phone is lost or replaced.

The daily reality at Dupont and Dufferin

Dupont is a busy arterial and Dufferin is a busy bus corridor, so suites facing either street will hear traffic. Suites facing into the site trade that for construction noise now, and the most open outlook later once the park is finished. Ask which future towers will sit in front of the suite you are considering.

The retail at the base of the community is opening gradually, and UrbanToronto noted that specific retailers had not been announced when residents moved in. Plan your errands around what exists today, not what the site plan promises.

I could not confirm from a reliable source what the maintenance fee includes, or how parking spaces and lockers were allocated, since condos.ca does not yet list fee inclusions for this corporation. Not every suite in a new tower is sold with parking, so check the status certificate and the purchase documents for the exact suite before you assume a space or a locker comes with it. For transit, schools and the Walk Score, see the data panel on this page.

What Galleria 01 costs to own

Condos.ca puts the building’s average at about $853 per square foot. That is new-construction pricing, higher than the older loft and townhouse stock around Wallace Emerson and Davenport Village, and you are paying for a new tower with a pool and a large amenity package.

At the time of writing there were three resale listings asking between $498,900 and $959,900, and none for lease. Maintenance fees on those listings ranged from about $386 to $778 a month, which works out to roughly $0.80 per square foot.

That fee level is reasonable for a new tower with an outdoor pool, but it is a first-years number. New corporations often start with lean budgets, and the first reserve fund study can move fees. My building sold report gives you aggregate sold figures as the resale history builds up.

The amenities sit on two podium levels shared with Galleria 02: a third floor with a kids’ playroom, a games room, a co-working lounge and a barbecue terrace, and a twelfth floor with a cardio area, a yoga studio and an outdoor pool with cabanas. With the public community centre next door, you have more within a short walk than almost any other building on Dupont.

Jatin’s honest take on Galleria 01

Who this building suits

End users who plan to stay five years or more and want to be early into a community with a new park and community centre beside them. It suits young families who need a larger plan in a new tower, and buyers who will actually use a pool. It is less suited to anyone who wants a quiet, finished neighbourhood right now.

What I’d want you to check

Read the shared facilities agreement with Galleria 02 and see how the pool, podium and garage costs are split. Look closely at the first-year budget and the first reserve fund study, because a corporation registered in 2025 has very little history. Confirm the Tarion warranty items and deadlines for the suite, ask how the rental homes in the project are held, and find out which future towers will block or change the view.

The value question

At about $853 per square foot with fees around $0.80, you are paying new-tower prices for a building whose shared amenities are genuinely strong. The value depends on believing in the finished community. For a long hold I think the first phase beside the park is a reasonable bet; for a short hold, the risk is competing with new developer supply next door.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
