Renters, Airbnb and elevators at Weston Village
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Weston Village?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Weston Village
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Weston Village at 224 Rosemount Avenue is the kind of building most condo buyers never find, because it almost never comes up for sale. It is a small 1997 low-rise of 42 suites, every one of them larger than many Toronto townhouses, on a residential street in old Weston. If you want space and quiet more than a lobby and a gym, it deserves a look, and if you want amenities, you should walk away now. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Weston Village is a 42-suite low-rise condominium at 224 Rosemount Avenue in Weston, in the former City of York, Toronto. It was developed by Rosemount Development and completed in 1997. The condominium corporation is MTCC-1161, registered on 23 September 1997. Suites range from about 1,188 to 1,353 sq ft. Maintenance fees include cable TV, common elements, building insurance and parking.
Weston Village at a glance
Small building, big suites
The number that defines this building is the suite size. Condos.ca records a range of about 1,188 to 1,353 sq ft across the building, which means there is no such thing as a small unit here. There are no studios and no investor one-bedrooms, and that tells you who it was built for in 1997: owners who wanted a house-sized home without a house to maintain.
With only 42 suites, this is a very small corporation. You will know your neighbours, the board is drawn from a short list of owners, and decisions about the building tend to be made by people who live in it. That is a genuine advantage in my experience, but it cuts both ways, as I explain below.
The building is recorded as a single storey low-rise, which is unusual for a 42-suite condominium and may reflect how the data source classifies a townhouse-style complex. I have not been able to confirm the exact built form or the layout of each suite, so ask for the floor plan and walk the complex before you assume what you are getting.
What the fee covers, and what it does not
The fee here includes common elements, building insurance, parking and cable TV. That last item is unusual, though in 2026 it matters less than it once did, since most people now buy internet first and treat cable as an extra.
Heat, hydro and water are not on the inclusion list I have, which suggests they are paid separately. Confirm how each utility is metered and billed before you budget, because in a larger suite the winter heating bill is not small. The status certificate will tell you exactly what the corporation pays for.
Parking is included, and the building has a garage. In Weston, where many older houses rely on street or pad parking, a covered spot that comes with the suite is worth something real in January.

Old Weston, and what is changing around it
Rosemount Avenue sits in the older residential streets west of Weston Road, toward the Humber River valley. This is the historic village of Weston, which was its own town before it became part of the City of York and then Toronto, and it still has the feel of a small main street with houses around it.
The neighbourhood’s biggest change in the last decade was rail. Weston station is a stop on both the UP Express to Union and Pearson and the GO Kitchener line, which turned Weston from a place you drove out of into a place with a fast train downtown. The automatic panel on this page shows the walking time and the other transit options, so I will leave the distances there.
The other changes are around the Weston Road and John Street area, where the Artscape Weston Common arts hub and new rental housing have brought new residents and activity, and along Weston Road, where newer mid-rise and high-rise buildings are adding density. If you want a neighbourhood that is improving without being finished, this is one of the clearer examples in the west end.
Pets and the rules
Condos.ca lists pets as an amenity here, which usually means pets are permitted. That is helpful if you are coming from a house with a dog, but it is not a guarantee of anything specific. Size limits, breed rules and the number of animals allowed are set by the declaration and the rules, so read both in the status certificate package before you buy.
What Weston Village costs per square foot
The building average sits around $583 per square foot. That is low for Toronto, and it reflects three things together: an older building, a neighbourhood that has been priced below the city average for a long time, and suites so large that the total price per suite is high even when the price per foot is modest.
There are no suites listed for sale or for rent right now, which is typical for a 42-unit building where owners tend to stay. That scarcity is part of the appeal, but it also means comparables are thin. The sold-data panel on this page will show you the 12-month picture, and when a sample is small it will show a count rather than a median.
I do not have current fee figures for this building, so I will not quote one. When a suite does come up, work out the fee per square foot, then add the utilities that are not included, and compare the total against a newer Weston Road building with a smaller suite. Large older suites often win that comparison on cost per square foot, and lose it on finishes.

Amenities at Weston Village
There is no amenity package to speak of: garage parking, a security system and a pet-friendly listing. For many buyers that is the appeal, because a building without a pool, gym or concierge has fewer expensive things to staff, insure and eventually replace.
Jatin’s honest take on Weston Village
Who this building suits
Buyers who need room more than amenities. Families who are priced out of a Weston house but need a suite with real square footage, downsizers who want to keep their furniture, and anyone who commutes downtown or to the airport by train. It also suits people who like a small, owner-run building where they know who is on the board.
What I’d want you to check
This is a building from 1997, close to 30 years old, so I want to see the reserve fund study and what it says about the roof, windows, garage, and any shared mechanical systems. In a 42-suite building, a major repair is divided among very few owners, so a thin reserve fund can mean a large one-time cost for each owner. Read the board minutes for planned work, confirm who manages the building because I could not verify a property manager, and confirm which utilities you pay directly.
The value question
At around $583 per square foot for suites of 1,188 sq ft and up, the space-per-dollar case is strong. You give up amenities, new finishes and an easy resale history, and you take on the risks that come with a small, older corporation. If the reserve fund checks out, I think this is one of the better ways to buy real space in Toronto’s west end. When a suite here comes up, book a call and I will pull what I can on recent sales in the building.
