Do mostly owners or renters live here?

Leases 84%Sales 16%

Renter-heavy building. Of 308 deals here in the last 24 months, 260 were leases and 48 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Eau du Soleil Condos?

11units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Eau du Soleil Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Eau du Soleil is the building I point to when someone tells me they want a resort without leaving the city, and I mean that as both a compliment and a warning. Empire put two towers, a salt water pool, a basketball and tennis court in the sky and a long list of fitness rooms on the edge of Lake Ontario, and every owner pays for all of it every month. If you will use it, the math can work. If you won’t, there are cheaper glass towers down the street. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Eau du Soleil is a two-tower condominium complex at 2183 Lake Shore Boulevard West and 30 Shore Breeze Drive, near Lake Shore and Park Lawn Road in Humber Bay Shores, Etobicoke. It was developed and built by Empire Communities (listed as Empire Homes), with Dream Unlimited as a partner, and designed by Richmond Architects with Zeidler Partnership Architects. The towers were marketed at 66 and 49 storeys; the listing record for this entry shows 63 floors and 750 suites, completed and registered in 2019. Crossbridge Condominium Services is listed as manager. Fees include common elements, building insurance, heat and air conditioning.

Two towers, and why you need to know which one you are in

Eau du Soleil is not one building. It is a pair of towers on a shared podium, branded Sky and Water, sitting on about three acres at the foot of Park Lawn. Construction started in early 2015, first residents moved in during 2019, and the last occupancies were expected by early 2020.

The numbers depend on who you ask. Empire marketed the towers at 66 and 49 storeys. A 2018 construction report counted 67 and 50 storeys above the street once the connecting podium is included, and roughly 1,280 suites across the complex. The listing record this page draws on shows 63 floors and 750 suites, which reads like one tower rather than both.

That matters more than trivia. Listing sites split the complex into separate entries, and owners in each tower may sit in different condominium corporations with their own budgets and reserve funds. Before you compare fees or read a status certificate, confirm exactly which tower and which corporation the suite belongs to.

The sloped roofs and the white bands

From the Gardiner, the taller tower is easy to pick out. Both roofs slope sharply, up to about 67 degrees according to the builder, so the tops read like a ski jump rather than a flat mechanical box. When it topped out it was billed as the tallest building in Toronto outside the downtown core.

The other signature is the white striping on the balcony guards and metal panels, meant to suggest the sails of boats on the lake. It is a simple move, but it gives the towers a look you won’t confuse with the rest of the Humber Bay Shores skyline. The lower three storeys of the podium were designed for commercial space.

Layouts, ceilings and the penthouse range

Suites in this entry run from about 480 to roughly 3,200 square feet, which is a far wider range than most waterfront buildings. The bulk of what trades is one-bedrooms and one-plus-dens under 700 square feet, with two-bedrooms around 700 to 800. At the very top are the large penthouses Empire marketed at up to about 3,500 square feet.

Empire’s specification called for 9-foot ceilings on most floors and 10-foot ceilings from the 40th floor up, with full-size balconies or terraces, granite counters, glass tile backsplashes and soaker tubs. Studio Munge did the interiors. On a smaller one-bedroom, that extra foot of ceiling height on the upper floors is something you notice the day you walk in.

The view is the reason most people buy here, so be fussy about it. South and southwest exposures look over the lake and Humber Bay Park; north and east exposures look back at the city and the Gardiner. Ask for the floor and the direction before you fall in love with listing photos.

Humber Bay Shores, day to day

The building sits at Lake Shore and Park Lawn, right where the waterfront trail runs past. Stepping out to walk or cycle along the lake is the everyday payoff, and it is the main thing a downtown condo at the same price can’t give you.

The trade-off is density. Humber Bay Shores is a wall of towers, and most of the traffic in and out runs through Lake Shore, Park Lawn and the Gardiner ramps. The transit, school and grocery details are in the data panel on this page; I would test your own commute at 8 a.m. before you commit.

There are five levels of underground parking under the complex. Whether a given suite comes with a spot or a locker varies by unit, so confirm it is deeded or exclusive-use in the agreement rather than assuming.

Pricing: high fees, but heat and air conditioning are inside them

Active listings here average about $1.03 per square foot in maintenance fees. That is high for a building completed in 2019, and it is the first number buyers react to. The reason is the amenity package: a pool, a sky court, ten guest suites and a 49th-floor lounge all cost money to staff, clean and insure.

The fee does cover common elements, building insurance, heat and air conditioning, so you are not paying a separate bill to cool a glass suite in July. When you compare against a newer building at 70 cents a square foot, add back what you would spend on heating and cooling there before you call it cheaper.

At the time of writing, eight sample active listings in this entry were asking between $450,000 and $579,900, with monthly fees between about $513 and $703. Recorded sale and lease medians are in the data panel; I would always judge a specific suite against those, not against asking prices.

This is one of the deepest amenity packages in the west end, and it is the reason the fees look the way they do. If you would otherwise pay for a gym, a pool and a place to put up visiting family, the building replaces all three; if you never use them, you are subsidising the people who do.

Jatin’s honest take on Eau du Soleil Condos

Who this building suits

Lake-lovers who will actually use the trail, the pool and the gym, and buyers who want a big-tower lifestyle in the west end without downtown prices. The upper-floor suites with 10-foot ceilings and open lake views suit downsizers and couples who want space and a serious view. The smaller one-bedrooms suit first-time buyers who value the amenities more than square footage.

What I’d want you to check

Confirm which tower the suite is in and which corporation governs it, then read that corporation’s status certificate, budget and reserve fund study. A complex this size with a pool and a sky court has big mechanical and amenity costs ahead of it, and you want to see how the fee has moved since turnover. Check parking and locker ownership in writing, and look at board minutes for anything about the pool, elevators or the garage.

The value question

The fee is the whole question. Above $1 a square foot, a 600 square foot suite carries roughly $600 a month before taxes, which eats into what you can borrow. In return you get heat and air conditioning bundled in and amenities you would pay for elsewhere. For an owner-occupier who uses them, I think the value is real; for a pure investor chasing rent against fees, I would run the numbers very carefully against nearby Humber Bay Shores towers with leaner amenity lists.

Construction started in early 2015. First residents moved in during 2019 and the remaining occupancies were expected by early 2020.

Common elements, building insurance, heat and air conditioning. Anything not on that list is billed separately, so confirm the details on the status certificate for the specific suite.

Why are the fees higher than other Humber Bay Shores condos?

Active listings average about $1.03 per square foot, driven largely by the amenity package: a salt water pool, a sky court, guest suites, a theatre and several fitness studios all have to be run and maintained.

Does Eau du Soleil have a pool?

Yes. The amenity plan includes a salt water pool and hot tub surrounded by floor-to-ceiling glass, along with a gym, spin, yoga and martial arts rooms.

How high are the ceilings?

The builder specified 9-foot ceilings on typical floors and 10-foot ceilings from the 40th floor up. Confirm the height for the specific suite, as it varies by level.

How big are the suites?

Suites in this listing entry range from about 480 to roughly 3,200 square feet, from compact one-bedrooms to large penthouses.

Is there parking?

The complex has five underground parking levels. Whether a suite includes a spot or locker depends on the unit, so confirm it in the agreement.

At a median price of $545,000 and a median rent of $2,550 a month, the gross yield is about 5.6%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
