Living here
Renters, Airbnb and elevators at Gooderham Court
Do mostly owners or renters live here?
Renter-heavy building. Of 7 deals here in the last 24 months, 5 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Gooderham Court?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Gooderham Court
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Gooderham Court is the kind of building I bring up when a downsizer tells me they want to move downtown but refuse to live in 600 square feet. It is a 1981 building with only 52 suites, a block from St. Lawrence Market, and its plans are about the size of a small house. It is also more than four decades old, which shapes everything I would tell you to check. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Gooderham Court is a small, 52-suite mid-rise condominium at 30 Church Street, near Church and Front Street East in the St. Lawrence neighbourhood of downtown Toronto. It was built and registered in 1981; the corporation is MTCC-549, registered on 28 May 1981. Condos.ca lists it at nine storeys, while at least one listing portal calls it five, so confirm the height from the corporation’s documents. TSE Management manages the building. Maintenance fees include common elements, heat, air conditioning, building insurance, parking and water.
Gooderham Court at a glance
A boutique building from St. Lawrence’s first condo wave
Gooderham Court dates from 1981, when the blocks east of Yonge around the market were being rebuilt as places to live. It went up early in that wave, as a small owner-occupied building instead of a tower. With 52 suites, you will know your neighbours, and the board is a handful of owners rather than a distant committee.
The name will be familiar to anyone who knows the area. The Gooderham family’s Flatiron Building, the red-brick wedge finished in 1892 where Wellington and Front meet at Church, stands just steps away. Gooderham Court is a different, much later building. The shared name is a reminder of how much of this corner’s history runs through that family’s distilling business.
Small buildings cut both ways. Decisions can be quicker and owners tend to care about the common areas, but every cost is shared among fewer people and one or two disengaged owners can stall a board. Before you buy, I would want to see how often the board meets, how long its members have served and how clearly the minutes record decisions.
One thing I could not settle is the height. Condos.ca records nine storeys, but a recent listing portal describes the building as five. Low-rise sites on sloping downtown blocks are sometimes counted differently from Church Street and from the rear, so before you write an offer, check the registered declaration or ask management.
Suites that feel like houses
This building is distinctive because of its suite size. The floor plans I can document are around 1,550 sq ft, roughly two to four times the size of a typical new downtown one-bedroom. At least some suites are two-storey layouts, with living space on one level and bedrooms on another, which is very rare in a downtown condo.
Layouts of that size and era tend to have separate dining rooms, real foyers, in-suite laundry rooms instead of a stacked closet, and bedrooms with their own bathrooms. Heating and cooling run through fan coil units, which is standard for the period. Ask about the age and condition of the unit’s fan coil, and whether the corporation or the owner is responsible for replacing it.
Interiors vary a great deal. Some suites have been fully redone over the years, and some are close to original. In a building this small, two units with the same floor plan can be worlds apart in finish, and the price gap should reflect that.

Church and Front, day to day
This is one of the most walkable addresses in the city. St. Lawrence Market’s South Market is a block east, and the redeveloped North Market building opened in 2025, so the Saturday farmers’ market and weekend antiques are back on Front Street. Berczy Park and its dog fountain sit beside the Flatiron, and the Financial District begins a few minutes west.
Union Station, the Distillery District and the waterfront are all reachable on foot, and the theatres on Front Street, including Meridian Hall and the St. Lawrence Centre, are around the corner. For someone leaving a house with a car-based routine, this is the trade: you give up a backyard and gain a neighbourhood you can live in without driving.
It is not quiet. Front Street is a busy corridor, market days draw crowds, and downtown construction never fully stops. Ask which way a suite faces and whether its bedrooms are on the street side.
Pricing, fees and what you are really paying for
The building average sits around $730 per square foot. That is well below what new towers a few blocks away are asking per foot, and it reflects two things together: the building’s age, and the fact that large suites always trade at a lower per-foot rate than small ones. On a 1,550 sq ft plan, though, the total price is still a serious number.
The fee inclusions are generous. Common elements, heat, air conditioning, building insurance, parking and water are all covered. Your heating and cooling costs are folded into the monthly payment, which makes winter and summer budgets predictable. At the time of writing there was only one listing for sale and one for rent, so I will not quote a single unit’s asking price or fee here.
Thin supply is the reality of a 52-suite building. Months can pass with nothing available, and when a suite does list, there is often no recent comparable with the same layout. That is where an agent who pulls the full sales history earns their fee. Ask me for the building sold report and I will show you what has traded here in aggregate.

Amenities at Gooderham Court
The amenity list is short. There is no gym, pool or concierge desk, and you should not buy here expecting them. The rooftop deck is the shared space that matters, and with a market, parks and gyms all within a few minutes’ walk, most owners treat the neighbourhood as their amenity package.
Jatin’s honest take on Gooderham Court
Who this building suits
Downsizers selling a house who want real square footage, a dining table that seats eight and a place for their furniture. It also suits professionals who work in the Financial District and want space rather than amenities, and buyers who value a small, owner-run building over a 40-storey tower with a lobby full of strangers.
What I’d want you to check
This is a 1981 building, so the reserve fund study is the most important document you will read. Look at the status and timing of windows, the roof, the garage membrane, plumbing risers, the fan coil units and elevator modernisation, and see how much is set aside for each. In a 52-suite building every major repair is split among few owners, so ask whether any special assessments have been levied or are being discussed, and read the board minutes. Condos.ca notes a pet restriction, so if you have a dog or cat, read the declaration and rules for the exact wording before you firm up.
The value question
At around $730 per square foot with heat, cooling and parking included, Gooderham Court offers something new construction downtown no longer delivers: house-sized plans in the core, at a per-foot price well below the new towers. You give up modern amenities and take on the maintenance profile of an older building. If the reserve fund is healthy and the suite has been kept up, I think it is one of the better-value ways to get space in St. Lawrence. Let’s talk it through on a quick call.
