Living here
Renters, Airbnb and elevators at Wonder Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 129 deals here in the last 24 months, 99 were leases and 30 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Wonder Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Wonder Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

For more than a century, the corner of Logan and Eastern smelled like bread. Wonder Condos kept part of that old bakery and built a mid-rise condo around it, which gives buyers something rare in Leslieville: genuine hard lofts in a building finished in 2023. It is not a typical new condo, and that is both its appeal and the reason to read the paperwork carefully. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Wonder Condos is a mid-rise condominium of about 285 suites at 150 and 164 Logan Avenue in Toronto’s South Riverdale neighbourhood, near Logan Avenue and Eastern Avenue in Leslieville. It was developed by Graywood Developments with Alterra, designed by Diamond Schmitt, and completed in 2023, with property management listed as Del Property Management. Condos.ca lists it at seven storeys; earlier development coverage described an eight-storey new building. A condominium corporation number and fee inclusions are not yet listed, so confirm both on the status certificate.
Wonder Condos at a glance
A bread factory since 1887
Bread was baked on this site from 1887 until May 2014. It began as Brown’s Bread, became part of General Bakeries, and most locals knew it simply as the Weston bakery. The plant grew in stages through the 1920s and 1950s, and the name of the condo is a nod to the Wonder bread made there.
Graywood and Alterra bought the 1.5-acre site from the Weston family in 2016 and worked with the City’s heritage preservation staff on the design. Diamond Schmitt kept the central masonry of the nearly century-old section and built the new condo around and above it.
The plan also called for factory artifacts in the common areas and a history plaque in the lobby. Diamond Schmitt lists the project as a 2024 Brownie Award winner, an award for brownfield redevelopment, which fits a site that was industrial for well over a century.
Hard lofts, townhouses and everything in between
This is the building’s real point of difference. At launch, the developers described 286 suites across about 110 different plans: 24 hard lofts in the converted factory, five soft lofts, 16 townhouses, and conventional suites in the new building. Very few Toronto buildings mix that many formats under one roof.
The suite mix leaned large for a new building. The plan was about 60 per cent two-bedrooms, 30 per cent one-bedrooms and 10 per cent three-bedrooms, with an average size of about 781 square feet. Current data puts the range at roughly 516 to 1,687 square feet, and many suites were designed with large or wraparound terraces.
If you are buying a hard loft here, confirm which part of the building it is in. A loft inside the old factory walls will feel very different from a conventional suite in the new section, and the two should not be priced as if they were the same product. Ceiling heights vary by format and I have not found a published figure, so measure or ask.

Living in a heritage conversion
Buying into a building that wraps around old factory walls is different from buying a standard glass tower. The character is the reason to be here: exposed brick, steel, concrete and the proportions of an industrial building, which new construction rarely copies convincingly.
The practical side is that older masonry and newer structure age at different rates, and the junctions between them need attention over time. That is not a warning sign on its own, but it is why I want buyers here to read the reserve fund study more closely than they would in an all-new building.
The scale also helps. At around 285 suites on seven or eight floors, the building is big enough to fund concierge and a decent amenity set, but small enough to feel like a neighbourhood building rather than a 40-storey tower with a busy lobby.
The Logan and Eastern location
The building sits on Logan Avenue at Eastern Avenue, a short walk south of Queen Street East and the 501 streetcar. The Martin Goodman Trail along the lake is close to the south, and downtown is about three and a half kilometres west.
Leslieville’s shops and restaurants are on Queen, a few minutes north. Eastern Avenue has a quieter, more mixed character than Queen, and the ground floor of Wonder was planned for about 11,000 square feet of retail facing Eastern, with the developers saying they wanted destination tenants rather than convenience stores.
The wider area is changing quickly. At launch, the developers pointed to nearby former industrial lands expected to add about 50,000 jobs over 20 years, and to new transit planned for the area. That growth supports long-term demand here, but it also means more construction nearby for some time.
What Wonder Condos is asking, and what fees look like
At the time of writing there were three active sale listings and three for rent. Asking prices ran from about $650,000 to about $1.05 million. For a 2023 building in Leslieville with heritage character, that is a fairly narrow and reasonable band, but with only three listings it says more about the current mix than about the building as a whole.
Maintenance fees across those listings ran from roughly $450 to about $830 a month, averaging about $0.67 per square foot. That is low for a building with this much character and a full amenity set, and lower than many new downtown buildings. Condos.ca does not list what the fee includes, so confirm how heat, cooling and hydro are billed.
A low fee in a young building is worth a second look rather than a celebration. Heritage masonry, terraces and a two-level garage all carry long-term maintenance costs, so read the reserve fund study to see whether the current fee is funding them properly. For past sales in this and nearby buildings, see the data panel or ask for my building sold report.

Amenities at Wonder Condos
The plans placed the gym in the lower level among exposed concrete, steel beams and original brick, with a top-floor party room, kitchen and terrace, a co-working lounge and a family room. Bike storage for each suite and a repair area make sense in a building this close to the waterfront trail.
Jatin’s honest take on Wonder Condos
Who this building suits
Buyers who want loft character without buying a 100-year-old building outright, families who need a two- or three-bedroom in Leslieville, and anyone who values the trail, the lake and Queen East over a big amenity tower. The townhouses suit downsizers leaving a Leslieville semi who still want a front door.
What I’d want you to check
Confirm the corporation number, registration and the first-year budget on the status certificate, and read the reserve fund study with the heritage masonry and terraces in mind. The original plan showed about 200 parking spaces for roughly 286 suites, so not every suite has parking; confirm whether yours does and whether it is deeded. For a loft or townhouse, check what is a common element and what is exclusive-use, because terraces and exterior walls are where repair-cost questions usually come up.
The value question
With asking prices in a reasonable band, fees around $0.67 per square foot and real loft and townhouse product, Wonder offers good value for Leslieville if you buy one of the formats that make it distinctive. A standard one-bedroom in the new section competes with every other new condo in the east end; a hard loft or townhouse here has far fewer substitutes, and that is where I would focus.
