Living here
Renters, Airbnb and elevators at Queen & Ashbridge
Do mostly owners or renters live here?
Renter-heavy building. Of 221 deals here in the last 24 months, 219 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Queen & Ashbridge?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Queen & Ashbridge
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Queen & Ashbridge is one of the few genuinely new condo buildings on Queen Street East between Leslieville and the Beach, and it arrives with things most east-end resale stock cannot offer: lake views from the upper floors, a two-storey gym and a large courtyard. It is also brand new, which means the questions buyers should ask are different from the ones I ask at a 1990s building. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Queen & Ashbridge is a 367-suite condominium at 1555 Queen Street East and 1050 Eastern Avenue in Toronto’s Greenwood-Coxwell neighbourhood, near Queen Street East and Coxwell Avenue. It was developed by RioCan Living with Context Development, designed by Teeple Architects, and completed in 2025, with the condo towers rising to 17 storeys. The condo suites are one part of a 632-home site that also includes market rentals and a Toronto Community Housing building. Condos.ca does not list a condominium corporation number or fee inclusions yet, so confirm both on the status certificate.
Queen & Ashbridge at a glance
One block, four kinds of housing
The first thing to understand is that the condo is only part of the site. UrbanToronto reports 632 homes across the block: 367 condominium suites, 183 market rentals, 50 affordable rentals and 32 rent-geared-to-income homes in a 10-storey building operated by Toronto Community Housing. A mid-block walkway runs between the buildings.
The project replaced the older Don Summerville Apartments, a two-tower community housing property on the site, and the new TCHC building replaces those homes. Mixed-tenure blocks like this are becoming the norm for large Toronto redevelopments, and I do not see that as a negative for owners.
What it does mean is shared infrastructure. When several buildings share a garage, a courtyard, loading or a walkway, there is usually a shared facilities agreement that splits the costs. Ask for it with the status certificate and read who pays for what, because it shapes your fees for decades.
The design: white towers, brick on Queen
Teeple Architects designed the complex as three volumes on a two-storey retail and amenity podium. The condo’s two conjoined towers step down toward a landscaped courtyard, with terraces at the step-backs, and the 2021 plans showed a lower brick-clad volume meeting Queen Street with wide sidewalks and trees.
Up close, the towers are clad in white composite panels with recessed, black-framed windows, louvres at the balconies and alternating glass and solid guards. At grade there is full-height storefront glass, red brick and steel canopies. Green roofs sit on several levels.
The sources are not perfectly consistent on heights. The 2021 launch coverage described an eight-storey Queen Street volume, while the 2025 coverage describes buildings of 10, 16 and 17 storeys. The condo itself is listed at 17 storeys. None of this affects day-to-day life, but it is worth knowing which building a listing is actually in.

Suite sizes and who they fit
Suites run from roughly 490 to just under 2,000 square feet, which is an unusually wide spread for a new building. The launch materials put the range at 503 to 1,987 square feet, and the current listings bear that out, with one-bedroom-plus-den suites at the small end and large three-bedrooms at the top.
The upper floors are oriented toward Lake Ontario, Woodbine Park and the downtown skyline, and the stepped massing creates terraces on some floors. Every suite was marketed with a private balcony or terrace. For a family wanting a three-bedroom without leaving the east end, there is not much else this new at this size nearby.
I have not found a published figure for ceiling heights or a parking and locker ratio. Treat both as listing-by-listing questions, and confirm on the status certificate whether a parking space or locker is deeded, leased or exclusive-use.
Living at Queen and Coxwell
The building sits at Queen Street East and Coxwell Avenue, with a 501 Queen streetcar stop on the frontage. The Queen Street retail at the base is meant to add shops and restaurants to a stretch that has historically been thinner than Leslieville to the west or the Beach to the east.
Woodbine Beach and the Ashbridges Bay area are less than a kilometre south, and Woodbine Park is close by, so the daily reality here is lake and trail access more than nightlife. The automatic panel beside this review covers transit, schools and walkability in detail.
Because the building only reached full occupancy in 2025, expect some early-life friction: retail units still filling, deficiencies being worked through, and a first board finding its feet. That is normal for any new condo.
The neighbourhood around it is also still changing. A block of this size adds hundreds of new residents to the corner at once, and the new storefronts are meant to give Queen and Coxwell more of a daily main-street feel than it has had. If you are buying to live here for the long term, that change works in your favour; if you want a finished, settled street today, Leslieville proper is the more established choice.
What Queen & Ashbridge is asking, and what fees look like
At the time of writing there were five active sale listings and seven for rent. Asking prices ranged from about $599,000 to about $2.2 million, a spread that reflects the size range more than anything else. The large three-bedrooms are priced well above what most resale condos in Greenwood-Coxwell trade for, because almost nothing comparable exists nearby.
Maintenance fees on the active listings ranged from roughly $430 to just over $1,500 a month, averaging about $0.85 per square foot. That is middle of the road for a new Toronto building. Condos.ca does not yet list what the fee covers, so check whether heat, cooling and water are on individual meters, which is common in newer buildings.
With a building this new, the budget in the first years is often set by the developer and can rise once the board takes over and real operating costs are known. Read the first-year budget and the reserve fund study carefully. The building’s own sale and lease history is shown in the data panel, and for a sold report on comparable east-end buildings you can use my building sold report.

Amenities at Queen & Ashbridge
The launch plans described a two-storey fitness club with yoga and spin studios, a coworking space and a lounge, and condos.ca lists a sauna, guest suites, a games room and a rooftop deck on top of that. For an east-end building, that is a complete package, and the courtyard gives residents green space that the older Queen East condos do not have.
Jatin’s honest take on Queen & Ashbridge
Who this building suits
Buyers who want a new building in the east end without paying downtown prices, especially families who need a real three-bedroom and people who want Woodbine Beach as their back yard. It also suits end users more than short-term investors, because the value here builds as the street-level retail fills in and the area matures.
What I’d want you to check
Ask for the status certificate, the first-year budget, the shared facilities agreement between the condo and the rental and TCHC buildings, and the reserve fund study. Confirm the corporation number and registration date, check whether the suite has a deeded parking space and locker, and find out how utilities are metered. In a building this new, also ask how the deficiency list is progressing and whether Tarion warranty claims have been filed for common elements.
The value question
The small suites compete with plenty of resale stock in Leslieville and the Beach, so they need to be priced sensibly to stand out. The large three-bedrooms are where this building has little competition. If you want new construction, lake views and family-sized space at Queen and Coxwell, this is close to the only option, but compare carefully against older, larger resale suites before you pay a new-build premium.
