Living here
Renters, Airbnb and elevators at One Crosstown
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at One Crosstown?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about One Crosstown
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

One Crosstown is the first tower in a 60-acre master-planned community that is still being built around it. Buying here means buying into Aspen Ridge’s long plan for the old IBM and Celestica lands at Eglinton and Don Mills, and into a new light-rail and subway node that will change this corner. It also means buying a building so new that its paperwork matters more than its finishes. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
One Crosstown is a 39-storey, 379-suite condominium at 1 Quarrington Lane, Toronto, in the Banbury-Don Mills neighbourhood near Eglinton Avenue East and Don Mills Road. It was developed by Aspen Ridge Homes, with Diamond Corp as a partner on the project, and designed by Core Architects. Condos.ca lists it as built in 2026. I could not confirm a condominium corporation number, a property manager or the fee inclusions, so check all three on the status certificate.
One Crosstown at a glance
A tower on the old IBM campus
The Crosstown community sits on about 60 acres at the northwest corner of Eglinton and Don Mills. For decades this was IBM’s Toronto base and later Celestica’s, and the original 1967 offices were designed by John B. Parkin, one of the architects who defined postwar modernism in this city.
UrbanToronto reports that the base buildings in this phase keep the heritage exteriors of those IBM offices. That is the detail I point buyers to first. Instead of a generic podium, the lower levels carry a piece of the site’s history, which tends to age better than a glass box and gives the block a sense of place from day one.
One Crosstown is the tallest building in the phase. UrbanToronto’s project database lists it at about 130 metres and 39 storeys with 379 suites, part of a phase of roughly 1,270 homes across three towers, a mid-rise called The Crest and a set of townhomes.
Living inside a construction site, for a while
The honest trade-off with an early tower in a master plan is that you move in before the neighbourhood is finished. In mid-2024 the other towers in the phase were still rising, and Aspen Ridge has since filed for more towers in the wider community. Expect cranes, hoarding and truck traffic around you for years, not months.
The payoff is that you are buying at the start of the curve rather than at the end. As the remaining buildings, retail and parkland are completed, the area should feel more like a neighbourhood and less like a work zone, and the first towers usually benefit from that as resale buildings.
If you are sensitive to noise, look at which way the suite faces relative to the sites still under construction. A unit looking over a future tower site today may lose its view later, so ask what is planned on the parcels next door before you pay for an open outlook.

The transit bet at Eglinton and Don Mills
The reason this community exists at this density is transit. It is anchored by the Science Centre station on Line 5 Eglinton, and the province’s Ontario Line is planned to end at the same corner. Few addresses in North York will have two rapid transit lines meeting at the front door.
For drivers, the location already works today. The Don Valley Parkway is a short drive away, which puts downtown and Highway 401 within easy reach outside rush hour, and Eglinton gives a direct run west to Yonge Street. That matters while the transit story is still being finished, because it means the building is liveable now rather than only once the trains are running.
That is a long-term story, and I would not buy here only for a line that is not yet running end to end. But for a buyer planning to hold seven to ten years, a transit node of this scale is one of the stronger fundamentals available outside the core. The data panel on this page shows current transit options.
What new really means here
Condos.ca lists One Crosstown with a 2026 build year. In a building this new, owners may still be going through the transition from developer control: the first board, the first year’s budget, the performance audit and the builder’s warranty period all happen early.
UrbanToronto reported the developer was targeting occupancy for the first half of 2025, and units are now listed for lease. If a unit is offered for sale, confirm whether the condominium has registered and whether you are buying a registered resale suite or taking an assignment of a purchase agreement. The two transactions are different, and so is the paperwork.
It also means the first owners set the tone. Rules on move-ins, amenity bookings and leasing are often written or rewritten in the first years, so if you are buying to live here, going to an owners’ meeting or reading the early minutes gives you a real say in how the building will run.
Pricing with almost no history
There is very little to anchor value on yet. When I checked, two suites were listed for sale and four for lease, and I did not have a building-wide price per square foot or a fee range from completed sales, so I am not going to give you a number I cannot stand behind.
What I would do instead is compare against original purchase prices in the building and against resales in nearby completed towers around Eglinton and Don Mills, then adjust for floor, view and whether parking is included. Use my building sold report for recorded sales once they start to accumulate.
On fees, a first-year budget in a new building is set by the developer and often moves after the board takes over and a proper reserve fund study is done. Treat the current fee as a starting point, not a forecast, and ask what is included and what is metered separately.

Amenities at One Crosstown
The amenity list covers what most buyers use every week: a gym and yoga room, a party room and games room for hosting, guest suites for visiting family and a pet wash station that dog owners appreciate in winter. Ask which facilities are shared with the other towers in the phase and how those costs are split.
Jatin’s honest take on One Crosstown
Who this building suits
Buyers who are thinking in years, not months: end users who want a new building at a transit node outside downtown prices, and investors comfortable holding through the construction of the rest of the community. It also suits anyone who likes the idea of a modernist heritage base and a planned neighbourhood rather than a single tower on a busy arterial road.
What I’d want you to check
First, confirm the condominium is registered and get the corporation number; if it is not, you are buying an assignment. Then check the first-year budget against the reserve fund study, whether turnover to the owners’ board has happened, open Tarion warranty items and any shared facilities agreement with the other buildings. Ask what is planned on the neighbouring parcels and how long construction is expected to continue.
The value question
The value case here is about the future of the corner, not about the building’s track record, because it does not have one yet. If you can buy at or below the original purchase prices and hold, I think the combination of a new Aspen Ridge tower and a two-line transit node is a reasonable bet. Paying a premium today for that future is where I would be more careful.
