Do mostly owners or renters live here?

Leases 43%Sales 57%

Mix of owners and renters. Of 7 deals here in the last 24 months, 3 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Ashlea Terrace?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Ashlea Terrace

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Ashlea Terrace is the kind of building that never shows up in glossy condo marketing, and that is exactly why some buyers should look at it. It is a six-storey, 56-suite condominium from 1999 on Sheppard Avenue West at Wilson Heights, small enough that it feels more like an apartment house than a tower. Listings here are rare, and in a building this size, the paperwork tells you more than the finishes. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Ashlea Terrace is a six-storey, 56-suite condominium at 800 Sheppard Avenue West, Toronto M3H 2T1, near the corner of Sheppard Avenue West and Wilson Heights Boulevard in the Bathurst Manor neighbourhood of the former City of North York. condos.ca lists it as built in 1999, with a registration date of 19 January 1999, and names AA Property Management as the manager. Listed amenities are a gym, sauna, party room, security system and visitor parking. I could not confirm the developer, the condominium corporation number or what the maintenance fee includes, so check the status certificate.

Small building, short hallways

With 56 suites over six floors, Ashlea Terrace works out to fewer than ten homes per floor. That is a very different daily experience from the 300- and 400-unit towers along Sheppard and Yonge. Hallways are short, the lobby is quiet, and you will recognise most of the people you share an elevator with within a few months.

Small buildings also govern differently. A five- or seven-person board in a 56-unit corporation is often made up of long-time owners who know the building’s history well, and decisions can move faster. The flip side is that a handful of owners can shape the whole building’s direction, so read the board minutes to get a feel for how it is run.

The economics follow the same logic. Fixed costs like the elevator contract, insurance, the roof and the garage are split among only 56 owners, so fees per square foot in small mid-rises often run higher than in large towers. That is not a red flag on its own; it is the price of the building’s scale.

What a 1999 building means in 2026

Ashlea Terrace is now about 27 years old. That puts it squarely in the stage where original building systems start coming due: roofing, the parking garage membrane, corridor finishes, the make-up air unit, the elevator controller and, in many buildings of this age, the windows and balcony doors. None of that is unusual. What matters is whether the corporation has planned and saved for it.

The reserve fund study will show you which items have been replaced, which are scheduled and how the fund balance compares with what is coming. In a 56-unit building, a large project that has not been funded can mean a meaningful special assessment per owner, so this is the document I would read first, before the floor plan.

The upside of age is evidence. A 1999 building has a long record you can actually examine: years of budgets, minutes and completed work. A brand-new building asks you to trust a first-year budget; this one lets you check its history.

Layouts from the late 1990s

Late-1990s mid-rises in North York were generally built for owner-occupiers, not investors, and the suites tend to be larger than today’s new-build units. One-bedroom-plus-den plans of this era commonly reach 700 square feet or more, and a den from that period is often a real room with a door rather than an alcove off the living area. If you are coming from a new-build one-bedroom, the difference in usable space can be striking, and it is the main thing this building sells against newer stock.

Expect a more traditional layout: separate kitchens rather than open islands, standard ceiling heights and finishes that depend heavily on whether the owner has renovated. Two suites with the same plan can feel like different buildings. Walk the suite with a renovation eye. Ask whether in-suite laundry, flooring changes or kitchen work were done with board approval, particularly any hard flooring, since many buildings require acoustic underlay, and what the declaration says about who owns windows and balcony doors.

Daily life at Sheppard and Wilson Heights

The building sits on Sheppard Avenue West at Wilson Heights Boulevard, a stretch lined with low- and mid-rise condos, plazas and houses on the side streets. Bathurst Manor behind it is a settled residential neighbourhood, and Sheppard West has been filling in with newer mid-rise buildings such as Acclaim across the street and The Avanti and Plaza Royale nearby.

This is a practical location rather than a glamorous one. Groceries, services and Yorkdale are a short drive, and Allen Road and Highway 401 are close for commuters who drive. Transit, schools, parks and walkability for this address are in the panel on this page, so I will leave those numbers to the data.

Pricing: thin data, so compare carefully

There is only one suite listed for sale here right now, so I am not quoting its asking price or fee. A single listing is not a market reading, and publishing it would point to one owner’s sale. In a 56-unit building, sales are infrequent, which makes the sold history for this corporation, and for comparable mid-rises nearby, the better guide. Ask me for that report before you make an offer.

When you compare, use the right peers. Newer buildings on Sheppard West will usually ask more per square foot and may quote lower fees, but they often have smaller suites and parking or heat billed separately. Older, smaller buildings like this one tend to trade at a discount per square foot, with higher fees that may bundle more utilities. Line up the fee against exactly what it covers and against the reserve fund, not just the headline number.

Amenities at Ashlea Terrace

GymSaunaParty roomSecurity systemVisitor parking

The amenity list is modest but useful for a building this size: a gym and sauna for everyday use, a party room for gatherings, a security system and visitor parking. You are not paying to run a pool or a large amenity floor, which helps keep long-term costs in check.

Jatin’s honest take on Ashlea Terrace

Who this building suits

Downsizers from Bathurst Manor and nearby neighbourhoods who want to stay in the area without a large tower, first-time buyers who want more square footage than a new one-bedroom offers, and anyone who values a quiet, small building over amenities and a trendy address. It also suits drivers, given the quick access to Allen Road and the 401.

What I’d want you to check

Get the condominium corporation number and read the status certificate, the latest reserve fund study and at least a year of board minutes. In a 1999 building, focus on the roof, garage membrane, windows and balcony doors, mechanical systems and the elevator, and look for any special assessment discussed or planned. Confirm what the fee includes, whether parking and a locker come with the suite, who manages the building now and the rules on renovations, pets and leasing, because I could not verify any of those from public sources.

The value question

If the reserve fund is healthy and the major age-related work is done or properly funded, a building like Ashlea Terrace can deliver more space for the money than most newer condos on Sheppard West. If the study shows big projects ahead with thin reserves, the lower entry price can disappear quickly. This is a building where the status certificate decides the deal.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
