Quick answer

Three Tridel towers on Eva Road, off The West Mall: West Village I (2014), West Village II (2014) and Evermore (2023). All managed by Del Property Management.

The thing to understand before comparing anything: hydro is not included here. Every 1970s tower a few minutes away on The West Mall includes it. These do not. A fee comparison across that line is meaningless.

West Village I and II registered three months apart in 2014 as separate corporations — separate boards, separate budgets, separate reserve funds, despite the shared name and a shared podium. Evermore is the newest condominium corporation in this part of Etobicoke.

West Village I’s unit count is contradicted on a single page: 268 in the key facts, 276 in the narrative. I am publishing neither. One note on OpenStreetMap data here: the footprint covering “2–6 Eva Road” carries three levels — that is the shared podium, not the towers, and should not be quoted as a storey count.

The hydro difference, and why it is the whole story on fees

Observed monthly fees from individual listings look strikingly low here compared to the older towers nearby:

  • West Village II: about $503 at 500–599 sq ft, rising to $827 at 800–899.
  • West Village I: about $530 at 500–599, rising to $1,001 at 1,000–1,199.
  • Evermore: about $650 to $871, most clustering between $835 and $871.

Set that beside Sussex House on The West Mall at $807 to $923, or Millgate Manor on Mill Road at $1,400. The Eva Road buildings look like a bargain.

They are not, necessarily. West Village I and II both exclude hydro from the fee — you are billed for your own electricity on top. The older towers include it, along with cable and parking. Once you add a monthly hydro bill, cable and a parking cost to the Eva Road side, the gap narrows considerably and may close entirely depending on how you live.

What the newer buildings do include: common element, building insurance, parking, water, heat and air conditioning at both West Village towers. The narrative text on each page drops parking from that list, which is the usual database self-contradiction — I have reported the fuller structured version.

Evermore publishes no fee inclusions at all

The building page carries no “included in maintenance fees” block. That means no data — it does not mean nothing is included.

I am specifically not inferring Evermore’s inclusions from its Tridel siblings next door. Same developer and same manager does not mean same declaration, and on a corporation registered in November 2023 the budget is the developer’s first-year estimate rather than a settled operating history.

On a building this new there is a second thing to ask for alongside the status certificate: the first reserve fund study. Developer budgets on new corporations are frequently optimistic, and the correction arrives as a fee increase once the study lands.

The best transit in the area, which is still not good

Routed 24 August 2026 on the OpenStreetMap pedestrian network with the OSRM walking profile, testing Kipling, Islington and Royal York.

West Village I has the shortest subway walk of the thirty buildings I measured across Markland Wood and Etobicoke West Mall. That is a genuine relative advantage — and forty-one minutes is still not a commute anyone walks.

Kipling GO shares the Kipling station site, so the GO walk is the same walk within about ten metres. Two names, one destination.

“West Village, 399 The West Mall” is not a building

You will find an entry under that address claiming 600 units. Its corporation field is blank, and its registration date reads 1 January 2014 — a January-first value with no corporation attached, which is the shape of a placeholder rather than a date.

It is a marketing or pre-construction stub left in a database. The real registered corporations are TSCC 2358 at 6 Eva Road and TSCC 2374 at 2 Eva Road. If you are searching this development, search those addresses.

Who these suit

Someone who wants recent construction, an amenity set built this decade, and a smaller suite than the 1970s stock offers — the West Village towers list units from around 500 square feet, where Mill Road and The West Mall start closer to 800 and run past 1,500.

They suit you less if you were drawn by the lower monthly fee without checking what it covers, or if you assumed a 2014 or 2023 building near Kipling meant a walkable subway. It does not.

Not verified for any of the three: a fee rate per square foot, any twelve-month value change, and any sales count — the database panel carrying those figures does not render in the delivered page. Evermore’s corporation number is single-sourced. Tridel appears as developer only in narrative text on the West Village pages, with the structured developer field left blank. No source states co-operative status for any of them.

Do the Eva Road condos include hydro in the fee?

No. West Village I and West Village II both publish hydro as excluded, and Evermore publishes no inclusion list at all. This is the opposite of the 1970s towers on The West Mall a few minutes away, where all six include hydro. Comparing a monthly fee across that line will mislead you badly — budget your own electricity here.

How many units are in West Village I?

Disputed on a single page. The key facts block says 268 units and the narrative on the same page says 276. Both describe 27 storeys. I am publishing neither figure as settled. West Village II is more consistent at 30 storeys and 279 units, agreed by two sources.

Which building on Eva Road is closest to transit?

West Village I at 6 Eva Road, measured 3,116 metres and 41.5 minutes to Kipling station on the OpenStreetMap pedestrian network with the OSRM walking profile on 24 August 2026. That is the shortest subway walk of the thirty buildings I measured across Markland Wood and Etobicoke West Mall — but forty-one minutes is still not a walkable commute.

Is Evermore a new building?

Yes, the newest condominium corporation in this part of Etobicoke — TSCC 3012, registered 21 November 2023. Twenty-eight storeys and 204 units by Tridel, managed by Del Property Management. Because it is that new, its first reserve fund study is the document that will shape fees for the next decade, and the developer’s initial budget on a new corporation is frequently optimistic.

What is the “West Village 399 The West Mall” listing I keep seeing?

A marketing or pre-construction stub, not a real building. Its corporation field is blank, its registration date is 1 January 2014 — a placeholder shape — and it claims 600 units. The actual registered corporations are TSCC 2358 at 6 Eva Road and TSCC 2374 at 2 Eva Road. Do not treat the 399 The West Mall entry as a building you can buy into.

What are the monthly fees like here?

From individual listings rather than published rates: West Village II runs about $503 for 500–599 square feet to $827 for 800–899; West Village I about $530 to $1,001 for 1,000–1,199; Evermore about $650 to $871, mostly clustering $835 to $871.
