Living here
Renters, Airbnb and elevators at UOVO Boutique Residences
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at UOVO Boutique Residences?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about UOVO Boutique Residences
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

UOVO is the building I point to when a midtown buyer tells me they are tired of 50-storey towers and 500-square-foot one-bedrooms. It is a 12-storey, roughly 70-suite building at Yonge and Hillsdale, finished in 2025, with private outdoor space for every suite and plans running up to about 2,000 square feet. It is also new, priced like it, and still selling, which shapes how you should negotiate. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
UOVO Boutique Residences is a 12-storey condominium at 2114 Yonge Street, with an address at 1 Hillsdale Avenue West, on the south-west corner of Yonge Street and Hillsdale Avenue in Toronto’s Yonge-Eglinton neighbourhood, between Eglinton Avenue and Davisville Avenue. It was developed by The Sher Corporation, designed by RAW Design with interiors by esQape Design, and completed in 2025. condos.ca and SkyriseCities list 70 suites, while earlier project descriptions give 67. Suites run about 733 to 1,996 sq ft. I could not confirm the condominium corporation number, the property manager or what the fees include.
UOVO Boutique Residences at a glance
A small building on a street of giants
Yonge and Eglinton has spent the last decade filling up with very tall towers, and UOVO is a deliberate contrast. RAW Design kept it to 12 storeys, about 43 metres, with a two-tone grey masonry body above a glass and marble base at street level. The upper floors step back from the seventh floor up, which reduces the bulk on Yonge Street and creates the larger terraces on the setback levels.
The name is Italian for egg, and the developer leans into a quiet, intimate pitch: a fireplace lobby, a small number of suites and a concierge rather than a hotel-style amenity floor. With roughly 70 homes, you will know your neighbours by sight, which is the main thing a boutique building offers over the towers around it.
This was a long time coming. The City received the first application in 2011, the project grew from 10 storeys to 11 and then 12, and demolition was only gearing up in 2019. A building that takes this long usually reflects a site with a complicated approval history rather than a problem with what was built, but it does mean the design was locked in years before completion.
Bigger plans, recessed balconies and ceiling heights
The suite range is the reason to look here. condos.ca lists about 733 to 1,996 sq ft, and the current listings run from one-bedroom-plus-den plans through two-plus-den and three-bedroom suites. In a neighbourhood where many new one-bedrooms are under 550 sq ft, that is a different product aimed at end users, not investors.
Balconies are recessed into the facade rather than hung off it, which gives more privacy and some shelter from wind. Marketing materials say every suite has private outdoor space, with electrical outlets and gas barbecue connections on terraces and hose bibs on select terraces.
Ceilings are reported at about 9 feet on floors two to six and about 10 feet on floors seven to eleven. The top of the building is two-storey penthouses with skyline-facing terraces. Sources disagree on how many: the 2018 UrbanToronto coverage said six, while a later marketing summary describes five. Ask for the floor plan and the actual ceiling height for the exact suite, because a 10-foot ceiling changes how a room feels.
Inside, the published spec includes integrated kitchen appliances, quartz counters, stacked washer and dryer, and primary ensuites with double vanities and a soaker tub. Judge the finishes in person; new buildings can vary from suite to suite depending on upgrades.

Living at Yonge and Hillsdale
The developer markets the area as Davisville Village, and SkyriseCities places it in Chaplin Estates; on the City’s map it falls within Yonge-Eglinton. In plain terms, you are on Yonge Street a short walk south of Eglinton, with the shops, restaurants and services of midtown on your doorstep and quiet residential side streets of houses directly behind you.
The trade-off is construction. Midtown Yonge has been one of the busiest building zones in the city, and you should expect cranes, lane closures and new towers rising nearby for years. A suite facing a future development site can lose its view, so ask what is approved or proposed on the blocks around you.
Exposure matters more here than in most buildings because of the corner. Suites facing Yonge Street get the city energy and the traffic noise that comes with it, including buses and late-evening activity. Suites facing west look back over the residential side streets, which tends to mean more quiet and an outlook that is less likely to change, so expect those to command a premium at resale. Transit, school and walkability data for this address are in the panel on this page.
Pricing: new-build numbers, and how to read them
There are eight active sale listings in the data I have, with asking prices ranging from about $699,000 to $1.8 million. Several prices end in 990 or other non-round figures, which usually signals remaining builder inventory rather than owner resales. On the listings with published size bands, asking prices work out to very roughly $1,050 to $1,250 per square foot.
That is premium territory for midtown, and it reflects a brand-new boutique building with large layouts. Where builder inventory is still on the market, there is often room to negotiate on price, parking, lockers or closing costs, and you should compare any offer with recent resales in nearby midtown buildings rather than with the price list.
Monthly fees across the active listings range from about $537 to $1,707 and average around $0.77 per square foot. That is reasonable for a new building with a concierge, but a small building has fewer owners to share fixed costs, and first-year budgets in new condos are often set low. Ask what the fee includes and whether the first-year budget has been adjusted since registration.

Amenities at UOVO Boutique Residences
The amenity package is scaled to a 70-suite building: a yoga studio, media room, dining room and an outdoor patio with a firepit, plus a pet spa and bike storage. There is no pool or big gym listed, so if a full fitness centre matters to you, budget for a membership nearby.
Jatin’s honest take on UOVO Boutique Residences
Who this building suits
End users who want real space in midtown: downsizers coming out of a house in North Toronto or Leaside, couples who need a proper second bedroom or office, and families who want three bedrooms with a terrace without moving to the suburbs. It also suits buyers who value a small, quiet building over a long amenity list.
What I’d want you to check
Because this is a 2025 building, confirm that the condominium has registered and get the status certificate, the first reserve fund study and the current budget. Ask about outstanding Tarion warranty items and any common-element deficiencies, what the fee includes, how utilities are metered, and whether parking and a locker come with the suite. Confirm ceiling height, terrace size and exposure for the exact unit, and check what development is proposed on the neighbouring blocks.
The value question
At roughly $1,050 to $1,250 per square foot asking, UOVO is not cheap, and you are paying a new-build premium. In return you get a size and outdoor-space package that is hard to find in midtown and a small building that will stay quiet. If builder inventory is still sitting, negotiate hard and compare with resales nearby; at the right number, I think this is a good long-term owner-occupier building.
