Living here
Renters, Airbnb and elevators at 200 Russell Hill
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 200 Russell Hill?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 200 Russell Hill
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

200 Russell Hill is a building for people selling a house and not ready to live like they’re in a condo. There are 22 suites over five storeys, most larger than a typical Toronto semi, on a gated site that looks onto ravine and parkland just south of St. Clair and Spadina. It’s a very small market, and that’s both why people want it and the thing you have to understand before you make an offer. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
200 Russell Hill is a five-storey, 22-suite condominium at 200 Russell Hill Road in the Casa Loma neighbourhood of Toronto, near St. Clair Avenue West and Spadina Road. It was developed and built by Hirsh Development Group and completed around 2020. UrbanToronto lists Rafael + Bigauskas as architect of record, and Lori Morris designed the interiors. Suites run roughly 1,860 to 4,570 square feet. Maintenance fees include common elements, building insurance and water. I could not confirm the condominium corporation number from a public source, so check it on the status certificate.
200 Russell Hill at a glance
Built to replace a house, not a condo
When Hirsh Development Group launched this project in 2016, the Globe and Mail summed up the brief as a Forest Hill building where a ‘condo feel’ would not be acceptable. Everything about the plan follows from that. The site once held a single mansion. Now it holds 22 homes, and they’re marketed less as units than as estates stacked on top of each other.
Simon Hirsh is a small infill builder. He’s known in this part of the city for working through layouts with buyers himself, and the Globe reported that suites could be reconfigured before construction, kitchens and bathrooms included. In practice, two suites with the same floor plan may not be laid out the same way. That matters later on resale: you’re buying the suite in front of you, not a standard plan.
The marketing called the location Forest Hill. Storeys noted that locals call this pocket South Hill, and the City of Toronto puts it in the Casa Loma neighbourhood. Whatever you call it, it’s a residential street of large detached homes. Very few buildings like this one get approved here.
Layouts, ceilings and the house-sized details
Current suites run from about 1,860 to 4,570 square feet. At launch the developer described a range of one to three bedrooms plus den, at roughly 2,000 to 5,000 square feet. That’s the size of a large detached house, and the layouts are planned like one. The Globe reported rotunda foyers in most suites, library rooms in some, and rooftop terraces on some upper suites.
In the main entertaining rooms, ceilings were planned at ten feet. Kitchens were specified as custom Neff cabinetry with a suite of Miele appliances and islands mostly nine to twelve feet long, finished in marble or Caesarstone. Floors are oak and walnut, and there are gas fireplaces and detailed millwork. Lori Morris’s interiors are deliberately ornate. If you like her style, you’ll love it. If you prefer a minimal modern look, plan on a renovation budget.
Suites were also wired for Crestron automation. The launch material described a phone beacon that opens the front gates, alerts the concierge or valet and calls the elevator to your floor. Systems like that age faster than the stone and millwork, so ask what has been updated since completion and who services it.

Parking, valet and the gated arrival
Parking is the main reason I see downsizers pick this building over a condo on Avenue Road or in Yorkville. At launch, suites were offered with two-car parking. The penthouses were described with private internal garages plus tandem spaces outside, and garage clearances high enough for a car lift. If you own more than one car and don’t want to give one up, very few buildings offer that.
You arrive through a gated entry with valet and concierge service. That kind of staffing is a real part of the experience here, and with only 22 owners to share the cost, it’s also a real part of the fee. Before you buy, confirm on the status certificate exactly which parking spaces and lockers belong to the suite you’re looking at. In a building where layouts were customized, I wouldn’t assume every suite came with the same package.
The ravine side of St. Clair and Spadina
The site faces the Nordheimer Ravine to the south and Sir Winston Churchill Park to the west, according to the Globe. Those are protected green spaces, which is why the forest views from this building are unlikely to be built out. If you’re coming from a house on a ravine lot, this is about as close as a condo gets to that.
Daily life here is quiet. St. Clair West has the shops, cafés and groceries, and Casa Loma, Spadina House and the Forest Hill Village strip are all part of your local routine. Transit, schools and walkability for this address are shown in the data panel on this page. For most owners here, the walk into the ravine matters more than the walk to the subway.
What 200 Russell Hill costs, and why the numbers are thin
Condos.ca puts the building’s average at around $1,842 per square foot. That’s at the very top of the midtown market, and well above the typical Casa Loma or Forest Hill condo. When it launched, Hirsh quoted suites from about $3.2 million to $11.9 million.
At the time of writing, three suites are listed for sale, asking between $3,695,000 and $6,349,000. Their monthly maintenance fees run from about $3,100 to $4,100. The fees include common elements, building insurance and water. At launch the developer projected fees of about $1.20 per square foot. Check the current budget against that, because valet, concierge and a full spa are expensive to run when only 22 owners share the cost.
With 22 suites, this building may see only a handful of resales in a year, and no two suites are quite alike. A building average per square foot is a rough guide at best. To price a specific suite, I’d use the few comparable resales here, compare them with the detached houses nearby that buyers are actually choosing between, and use a building sold report to see the recent aggregates.

Amenities at 200 Russell Hill
For a 22-suite building, the amenity list is long: a fitness room, a spa, guest suites, a library, a dining room and a car wash. At launch the developer also promised a lobby wine lounge, a theatre and a pet spa, so walk through and confirm what was actually built and how it’s used. With concierge and valet on staff, living here feels closer to a private club than a condo.
Jatin’s honest take on 200 Russell Hill
Who this building suits
This building suits people selling a large house in Forest Hill, Rosedale or the Bridle Path who want to keep the room sizes, the two-car garage and the ravine view, without the snow shovelling, the roof or the security system to look after. It also suits people who spend part of the year away and want a gated, staffed building to leave behind. If you’re a first-time luxury buyer and want to resell easily, you’ll be happier in a larger building with more frequent sales.
What I’d want you to check
Get the full status certificate, the reserve fund study and recent board minutes, and read them with the fee in mind. A building this small spreads every repair over just 22 owners. Confirm the corporation number and exactly which parking spaces, lockers and any garage belong to the suite. Ask what custom changes were made to its layout, and whether the Crestron and gate systems are current and under a service contract. Since the building is only a few years old, check whether any warranty items are still open.
The value question
You won’t find value here on price per square foot. You’re paying a premium to live in house-sized rooms in one of the city’s most protected settings, with staff on site. What you should compare it with is the detached house you’d otherwise buy nearby, after adding up that house’s upkeep. For the right buyer that comparison often favours 200 Russell Hill. Just don’t expect a quick resale, because the pool of buyers for a multi-million-dollar condo suite is small.
