Living here
Renters, Airbnb and elevators at 117 Courville Coachway Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 117 Courville Coachway Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 117 Courville Coachway Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Courville Coachway is the kind of complex I point buyers to when they want a townhouse in North York and are realistic about buying something built in the early 1970s. It sits in Pleasant View near Finch and Victoria Park, the fee is deliberately lean, and the corporation’s finances are what separate a good unit here from a costly one. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
117 Courville Coachway Townhouses is a two-storey condominium townhouse complex on Courville Coachway in the Pleasant View neighbourhood of North York, Toronto (M2J), near Finch Avenue East and Victoria Park Avenue. condos.ca dates it to 1972 and lists Atrens Management Group as the property manager. The monthly fee includes common elements, building insurance and water, and visitor parking is the only listed amenity. The developer, exact suite count and condominium corporation number are not published in the sources I could check, so confirm them on the status certificate.
117 Courville Coachway Townhouses at a glance
A lean fee, and what that means
condos.ca lists three things in the maintenance fee here: common elements, building insurance and water. That is a short list. Heat, hydro, cable and internet are not on it, so you should expect to carry your own utility bills, the same as in a freehold house.
That is not a criticism. A short inclusion list is typical for a townhouse corporation, and it means the fee is mostly paying for what you share: the roofs, the exterior, the grounds, the internal roadway and the insurance on the buildings. You control your own energy use.
When you compare this complex with a condo apartment building, put the utilities back in. An apartment fee that looks much higher can include heat, air conditioning and sometimes hydro. Compare total monthly cost, not the fee line on its own.
Then look at how the fee is split. The budget in the status certificate shows how much of each month’s fee goes into the reserve fund. In a complex this age, a healthy contribution is a good sign, and an unusually low fee can mean the corporation is putting off work that will come back as an increase or a special assessment later.
Who runs it
condos.ca lists Atrens Management Group as the property manager. Atrens is a condominium management company rather than a volunteer board running things itself, and a professionally managed townhouse corporation is generally easier to deal with as a buyer: the paperwork is organized and the status certificate tends to arrive on time.
Management is only part of the picture, though. The board sets the budget and decides when to spend on roofs, windows and paving, so read the board minutes for the last two years. They will tell you what work is planned, what has been deferred and whether owners have raised recurring problems.
Expect some address confusion as well. condos.ca files the complex under 117 Courville Coachway, but each home has its own number on the street, and listings on the street appear under many different house numbers. Confirm on the status certificate that the unit you want belongs to this corporation and not a neighbouring one.
Confirm the manager on the status certificate too. Management contracts change, and you want to know who is actually answering the phone when you move in.

Fifty years of renovations, unit by unit
A two-storey townhouse with your own front door and bedrooms on their own floor is the reason buyers come here. You are not sharing elevators or corridors, and for families, that difference shows up every day.
The catch is that after five decades, no two units are alike. Some have new kitchens, bathrooms, windows and flooring; others are close to original. The listing photos only tell you so much, so price the condition of the unit in front of you and have a home inspector go through it, including any basement, for moisture and old electrical or plumbing.
Read the declaration for the split of responsibilities. In many townhouse corporations of this age, the owner is responsible for things like windows, doors, furnaces and water heaters, while the corporation handles roofs and exterior walls. The answer changes what you should set aside after closing.
Speak to your insurance broker about a unit-owner policy too. Building insurance is in the fee, but that master policy has a deductible, and when a claim starts in your unit, that deductible and any upgrades made by you or a previous owner can fall to you. Ask what the deductible is.
Finch and Victoria Park, day to day
Courville Coachway is in the north-east part of Pleasant View, a short distance from the Finch Avenue East and Victoria Park Avenue intersection. Victoria Park is the boundary with Scarborough here, so you are effectively at the meeting point of North York and Scarborough, with shopping and services on both sides.
Pleasant View is a mostly residential pocket of townhouse complexes, apartments and houses between Highway 404 and Victoria Park. For drivers, the 404 and the 401 are close, which is a big part of the appeal for commuters heading downtown or north to Markham.
Woodfinch Mews at 165 Cherokee Boulevard, about 200 metres away, is the nearby townhouse complex buyers usually compare. It is a separate corporation with its own fees and reserve fund. Transit, schools and parks for this exact address are in the data panel on this page.
Pricing and fees
There were no active listings here when I checked, so I have no current asking range to give you. The sold-data panel on this page shows what has actually traded, and that is the honest starting point for any offer.
On fees, the inclusions are clear even if the amount varies by unit: common elements, building insurance and water. Ask for the fee schedule with the status certificate, and make sure you know how parking works for the unit, since condos.ca lists visitor parking but no garage.
The better comparison is against freehold. A freehold townhouse or semi in this part of North York means owning the roof, the driveway and the repair bills yourself. Here those costs are shared, and the fee is the price of that. The value question comes down to the reserve fund and the condition of the unit.

Amenities at 117 Courville Coachway Townhouses
Visitor parking is the only shared amenity listed, which is typical for a townhouse corporation. There is no gym or party room to fund, so your fee goes to the buildings, the grounds and the insurance.
Jatin’s honest take on 117 Courville Coachway Townhouses
Who this building suits
Families and first-time buyers who want a two-storey townhouse with their own entrance in North York, and who drive regularly on the 404 or 401. It also suits buyers who would rather control their own utility bills than pay for them inside a larger fee.
What I’d want you to check
Confirm the corporation number, the addresses it covers and that your unit is inside it. Then read the reserve fund study for roofs, windows, paving and the internal roadway, and two years of board minutes for planned work and any discussion of special assessments. Confirm how parking works for your unit, who is responsible for windows, furnaces and water heaters, and who the current manager is. Have the unit inspected; in a 1972 complex, its condition matters as much as the corporation’s.
The value question
With no current listings to quote, the value case rests on the sold data and the corporation’s finances. A two-storey family home in Pleasant View for less than a freehold house, with a fee that covers the essentials and little else, is a sound proposition if the reserve fund is healthy. If you want me to compare recent sales here with Woodfinch Mews and other nearby complexes, book a call.
