Modern condo towers behind a lakeside park and waterfront trail in early autumn (illustrative)

By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 30 October 2026 · 8 min read — Five Humber Bay Shores condo buildings chosen for location, amenities, size mix and age, with sourced building facts and fee notes.

Short answer

My top five condos to buy in Humber Bay Shores are Westlake (Metro supermarket in the podium), Ocean Club at 59 and 60 Annie Craig Dr (saltwater pool, 519 suites), Lago at the Waterfront at 56 Annie Craig Dr (50 storeys, 2017), Waterscapes at 80 Marine Parade Dr (across from Humber Bay Park) and Water’s Edge at the Cove at 38 Annie Craig Dr (56 storeys, completed 2025). The order is my judgement, not an official ranking.

How I chose these five

Humber Bay Shores has more than twenty condo buildings packed between the Gardiner and the lake, so the hard part is narrowing it down. I picked five that each answer a different buyer question, rather than five versions of the same glass tower.

  • Location within the strip: how close the building sits to the parks, the Martin Goodman Trail and the Lake Shore streetcar.
  • Amenities: whether there is a pool, a real gym and concierge, and what you are paying to keep them running.
  • Size mix: whether the building has two-bedroom and larger plans, not only small one-bedrooms.
  • Age: a spread from the 2014 to 2025 era, because age changes what you should check in the status certificate.

Every building fact below comes from my own building pages, which cite condos.ca, strata.ca, City of Toronto open data and developer material. I do not quote prices or rents here, because they change weekly. The order is my judgement, not an official ranking.

1. Westlake (Onni), Lake Shore Blvd W and Park Lawn

What it offers

Westlake is the most self-contained address in Humber Bay Shores because a Metro supermarket sits in its own podium. The retail base is more than 60,000 square feet, with shops and services along the street frontages.

The complex was built by Onni Group in phases through the 2010s. The towers are at 2200, 2212 and 2220 Lake Shore Blvd W, plus Westlake Encore at 10 Park Lawn Rd. The 2200 tower is 48 storeys with 490 suites and was completed in 2015; Encore is 46 storeys with 529 suites and was registered in 2018.

What it means for buyers

This is the pick for someone who wants to walk to groceries in winter and ride transit without a bus transfer. The 501 Queen and 507 Long Branch streetcar stops are steps away, and Mimico GO is about 1.3 km straight-line.

The trade-off is complexity. The phases sit under four separate corporations with separate facilities, and listing sites label the phases inconsistently, so confirm exactly which tower and which corporation a suite belongs to.

Practical notes

Ask for the amenity list for the specific tower, not the complex. My full notes are on the Westlake building page.

2. Ocean Club Waterfront Condominiums, 59 and 60 Annie Craig Dr

What it offers

Ocean Club gives you a full resort-style amenity package at fees that are moderate for the strip. It pairs a 39-storey tower with a 10-storey boutique building under one corporation, TSCC-2496, for 519 suites in total.

It was built by Beaverhall Homes and Graywood Developments and the corporation registered on 27 November 2015. Amenities include a saltwater indoor pool, hot tub, steam rooms, fitness centre, yoga studio, party rooms, billiards, media room, guest suites and a rooftop garden with BBQs.

What it means for buyers

Suites run from about 395 to 1,530 sq ft, so the building suits first-time buyers and downsizers alike. The boutique building was planned from studios to two-bedroom-plus-den, which gives you a quieter mid-rise option inside a big-amenity complex.

My building page puts fees at about $0.75 per square foot across active listings as of October 2026, covering common elements, heat, air conditioning, water, building insurance and parking. That is lower than several neighbours with similar amenities. A pool is expensive to run, so check the reserve fund study for upcoming pool and mechanical work.

Practical notes

Bus stops and the 507 streetcar are steps away; Mimico GO is about 1.8 km straight-line. See the Ocean Club page.

3. Lago at the Waterfront, 56 Annie Craig Dr

What it offers

Lago is as close to the water as Annie Craig Drive allows, with most of its amenities gathered on one floor. The tower is 50 storeys with 448 suites, completed in 2017 under corporation TSCC-2590, and designed by Graziani + Corazza Architects.

The developer is listed as Mattamy Homes with the Biddington Group, although some listings name the Milborne Group. The second-floor Lago Club has an indoor pool, hot tub, dry saunas, fitness centre, yoga studio, party room, media room, meeting room and guest suites, with a BBQ area and visitor parking.

What it means for buyers

Suites range from about 367 to 1,701 sq ft, but most resales sit between 500 and 800 sq ft. That makes Lago a strong one-bedroom and smaller two-bedroom market, and a thinner one if you need three bedrooms.

Fees across active listings average about $0.94 per square foot according to my October 2026 building page, with heat, air conditioning, water, insurance and parking included and hydro typically separate. Budget for that if you are comparing it with Ocean Club next door.

Practical notes

The 507 streetcar and two bus routes are steps away; Mimico GO is about 1.8 km. Read the Lago building page.

4. Waterscapes, 80 Marine Parade Dr

What it offers

Waterscapes is the pick for park frontage and unusual layouts. Humber Bay Park is across the road, with the trail and the water just beyond, and the building’s oval shape gives many suites an angled view of the lake, the park or the downtown skyline.

The tower is 30 storeys with 344 suites, completed in 2014 under corporation TSCC-2408 and designed by Graziani + Corazza Architects. Sources differ on the developer: construction coverage names Monarch, while UrbanToronto lists Biddington Group and Mattamy Homes.

What it means for buyers

Suites run from about 465 to 3,528 sq ft, a wider range than most newer towers on the strip. If you want a larger suite with a park outlook rather than a podium view, this is one of the few buildings where those plans exist.

The cost is fees. My page found active listings averaging about $0.98 per square foot in October 2026, which I flagged as high for a 2014 building. Amenities are concierge, rooftop deck, party room, guest suites, car wash and visitor parking, with no pool listed.

Practical notes

The 507 streetcar stop is steps away and Mimico GO is about 2.0 km. More on the Waterscapes page.

5. Water’s Edge at the Cove, 38 Annie Craig Dr

What it offers

Water’s Edge is the newest completed tower on this list and the tallest, at 56 storeys and about 182 m. Condos.ca lists completion in 2025, with 602 suites; UrbanToronto says 606.

It was developed by The Conservatory Group with Richmond Architects. Amenities include a 24-hour concierge, indoor pool, gym, guest suites, games room, billiards and table tennis room, library and media room.

What it means for buyers

Suites run from about 466 to 1,477 sq ft, but current listings are mostly one-bedrooms and one-plus-dens under 600 sq ft. This is an entry point into a brand-new building with a pool, not a family building.

Fees on current listings run from about $317 to $467 a month on suites mostly under 700 square feet, per my October 2026 page, covering common elements, heat, air conditioning, insurance and water. A newly registered building has little fee history, so read the first-year budget and reserve fund study closely. Early budgets in new buildings are estimates, and the first few years of actual operating costs are what set the real trend.

Practical notes

UrbanToronto also uses the address 38 The Marginal Blvd. Bus and streetcar stops are steps away; Mimico GO is about 1.9 km. See the Water’s Edge page.

What this means if you’re buying or selling in Humber Bay Shores

The biggest variable between these towers is not the view, it is the fee and what it covers. Within a few hundred metres you will find buildings averaging around $0.75 a square foot and others near $1, so compare inclusions line by line before you compare asking prices.

When you look up sales data, remember that TRREB reports Humber Bay Shores under the Mimico community, not under its own name. Any “Humber Bay Shores” statistic you see online has been carved out by someone, so ask how.

For transit, every pick relies on the Lake Shore streetcar, buses and Mimico GO. Price in the transit that is running today, not stations that have only been talked about. My Humber Bay Shores buildings guide covers all 22 towers if you want to widen the search.

If you are selling, buyers here compare amenity floors and fees across buildings on the same street. A clear status certificate and a recent reserve fund study answer their first questions before they ask.

What’s your condo
worth today?

Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.

Frequently asked questions

Which Humber Bay Shores condo has a grocery store in the building?

Westlake, the Onni Group complex at 2200, 2212 and 2220 Lake Shore Blvd W and 10 Park Lawn Rd, has a podium of more than 60,000 square feet of retail anchored by a Metro supermarket. The 501 and 507 streetcar stops are steps away, which makes it the most practical car-light address on the strip.

What is the newest condo in Humber Bay Shores?

Of the buildings in this list, Water’s Edge at the Cove at 38 Annie Craig Dr is the newest. Condos.ca lists it as completed in 2025, with 56 storeys and 602 suites, while UrbanToronto counts 606. It was developed by The Conservatory Group and has an indoor pool, gym and 24-hour concierge.

Are maintenance fees high in Humber Bay Shores?

They vary a lot. My October 2026 building pages found active listings averaging about $0.75 per square foot at Ocean Club, about $0.94 at Lago and about $0.98 at Waterscapes. Inclusions differ too, so compare what each fee covers, such as heat, water and parking, before comparing totals.

Is there a GO station in Humber Bay Shores?

Not inside the neighbourhood today. The closest open station is Mimico GO on the Lakeshore West line, roughly 1.3 to 2.0 km straight-line from the five buildings here. Buses and the 507 streetcar on Lake Shore cover the rest, and my building pages note TTC track work at Long Branch Loop through late 2026.

Which Humber Bay Shores condo has the largest suites?

Among these five, Waterscapes at 80 Marine Parade Dr has the widest range, about 465 to 3,528 sq ft. Lago runs to about 1,701 sq ft, Ocean Club to about 1,530 sq ft and Water’s Edge to about 1,477 sq ft. Larger plans are a small share of what comes to market, so set alerts early.

How does TRREB report Humber Bay Shores sales?

TRREB does not have a separate Humber Bay Shores community. Sales in these towers are reported under Mimico in the Etobicoke district data, so any statistic labelled Humber Bay Shores has been filtered by whoever published it. Ask for building-level sales from the same period and compare like-for-like suite types.
