My top five condos to buy in Scarborough for 2027 are 360 at the City Centre, Selene at Metrogate, KSquare, Wish Condos on Sheppard East and Narrative by the Rouge. Condo medians fell in all eight Scarborough districts from January to October 2026, with busy Agincourt and Bendale both at $450,000.
This is for buyers looking at Scarborough condos for sale in 2027, from first-time buyers to downsizers and investors. You get my five picks across Scarborough, what each building is like, what condos sold for by TRREB district in 2026, and the checks I would make before writing an offer.
How did I pick the best condos in Scarborough?
Scarborough is big, and its condo market runs from 1970s towers with all-inclusive fees to towers finished in the last two years. I only considered buildings that are completed, registered and lived in, and I spread the list across different parts of Scarborough. I weighed:
- Transit, now and planned. GO stations, the Sheppard East buses, and the Line 2 subway extension to Scarborough Centre that Metrolinx is building.
- Builder and age. Tridel, Liberty, Kingdom and Crown Communities, from 2006 to 2025.
- Amenities and fee inclusions. A pool and an all-in fee in one building; newer buildings where you pay most utilities yourself.
- Setting. Next to a park, a mall, a ravine or a highway.
I do not publish building prices or rents. Floor, view, parking and condition move a suite’s value too much. District-level numbers are further down.
1. 360 at the City Centre, 83 Borough Drive
What it is like
This oval glass tower beside Scarborough Town Centre is my top pick for amenities and location. Condos.ca lists Tridel as developer, 36 storeys and 489 suites, registered in 2006, with an indoor pool, sauna, gym, concierge and party room. The fee is listed as covering heat, air conditioning, water, common elements and insurance.
Who it suits
Downsizers and couples who want a mall, the Civic Centre and the library on their doorstep, and a fee that covers heating and cooling. It is also close to where the new Scarborough Centre subway station is being built.
What to check
At about 20 years old, the reserve fund study is the key document. Ask about planned work on the pool, elevators and windows. My full 360 at the City Centre review covers the details.
2. Selene, 225 Village Green Square
What it is like
Selene is my pick for a newer Tridel tower on a park. It was the final residential tower in Tridel’s Metrogate community near Kennedy Road and Highway 401. Condos.ca lists 31 storeys and 310 suites, registered in June 2021, with a concierge, gym, yoga studio, party room and rooftop deck.
Who it suits
Commuters and young families. Agincourt GO, on the Stouffville line, is about 0.7 km away in a straight line, and the building fronts Metrogate Park.
What to check
Condos.ca lists the fee as covering water, parking, common elements and insurance, so heat, cooling and hydro are on you. There are several Tridel towers in Metrogate, so compare the same layout across them. See my Selene building guide.
3. KSquare Condos, 2031 Kennedy Road
What it is like
KSquare is my pick for the biggest amenity package among newer Scarborough towers. Kingdom Developments built two towers of 34 and 31 storeys on a shared podium. Condos.ca lists 639 suites and a July 2024 registration. Amenities include a 24-hour concierge, fitness centre, yoga area, party room with dining, music room, children’s play area, library and guest suites.
Who it suits
First-time buyers and investors who want new finishes and lots of shared space, with Agincourt GO about 1 km away and Highway 401 close by.
What to check
The budget in a building registered in 2024 was set by the builder and may rise after the first reserve fund study. With 639 suites, you will compete with many similar listings when you sell. My KSquare review has more.
4. Wish Condos, 3121 Sheppard Avenue East
What it is like
Wish is my pick for a mid-size building on the Sheppard East corridor. Condos.ca credits Liberty Development and lists 18 storeys and 264 suites, registered in July 2021, at the southeast corner of Sheppard and Pharmacy. Listed amenities include a concierge, gym and party room, with shops at street level.
Who it suits
Buyers who want a newer building with a more manageable size than the big Kennedy Road towers, and who use the Sheppard East buses. Don Mills station on Line 4 is about 2.3 km away.
What to check
The fee is listed as covering only water, common elements and insurance. Check whether a parking space comes with the suite, because not every unit has one. Read my Wish Condos guide.
Condo Valuation
What’s your condo
worth today?
Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.
5. Narrative Condos, 7437 Kingston Road
What it is like
Narrative is my pick for nature on the east edge of the city. Crown Communities built two 11-storey buildings with 422 suites, from studios to three-bedrooms, and the corporation was registered in December 2025. Amenities include a concierge, gym, yoga studio, co-working space, party room and a kids’ play studio. The east side looks toward the valley lands of Rouge National Urban Park.
Who it suits
Families and buyers who want larger layouts, green space and a lower-rise setting. Rouge Hill GO on the Lakeshore East line is about 2.4 km away.
What to check
This is the newest building on my list, so expect builder-set budgets and open warranty items. The west side backs onto Highway 401, so check which way a suite faces. See my Narrative Condos review.

What are Scarborough condos selling for in 2026?
TRREB splits Scarborough into eight districts, E04 to E11. Across all eight, 916 condo apartments sold from January to October 2026, down from 972 a year earlier, and they took about 39 days on average to sell, up from 36. The median fell in every district.
| District (Jan–Oct) | Example area | 2026 median | 2025 median | Change | 2026 sales |
|---|---|---|---|---|---|
| E04 | Dorset Park, Kennedy Park | $415,786 | $489,000 | −15.0% | 117 |
| E05 | Tam O’Shanter (Wish) | $510,000 | $549,000 | −7.1% | 169 |
| E06 | Birchcliffe-Cliffside | $569,500 | $571,000 | −0.3% | 36 |
| E07 | Agincourt (Selene, KSquare) | $450,000 | $522,000 | −13.8% | 191 |
| E08 | Guildwood, Cliffcrest | $440,000 | $530,000 | −17.0% | 103 |
| E09 | Bendale (360 at the City Centre) | $450,000 | $510,000 | −11.8% | 211 |
| E10 | West Hill, Rouge (Narrative) | $380,000 | $441,499 | −13.9% | 21 |
| E11 | Malvern | $461,250 | $482,500 | −4.4% | 68 |

Scarborough is one of the lower-priced parts of Toronto for condos, which is why it draws first-time buyers. My guide on what a Scarborough condo is worth breaks pricing down further.
How will the Scarborough subway extension affect condo buyers?
Metrolinx describes the Line 2 extension as about 7.8 km with three stations, running from Kennedy to Sheppard Avenue and McCowan Road, including a Scarborough Centre station. Major construction at that station started in September 2025, and the project page does not give an opening date. The old Line 3 closed in July 2023 and buses have filled the gap. Line 5 Eglinton opened on 8 February 2026, with its eastern end at Kennedy. In my view, buildings within walking distance of the new stations may benefit over time, but buy for today’s commute, not a future date.
What should you check before buying a Scarborough condo?
Ask for the status certificate early. The Condominium Authority of Ontario says the corporation must provide it within 10 days of a request, for no more than $100. It includes the budget, reserve fund study, special assessments and any lawsuits.
- Total monthly cost. An older building with heat and cooling in the fee can cost less overall than a new one with a low fee and separate bills.
- Reserve fund health. Older towers need funded plans for elevators, garages and windows.
- Parking. Confirm a space is owned and on title.
- Rent rules. Ontario’s 2027 rent increase guideline is 1.9%, but units first occupied after 15 November 2018 are exempt, which covers the four newer buildings on this list.
In KSquare and Narrative, the corporations were registered in 2024 and 2025, so the fees you see were set by the builder. Fees can rise once the owners’ board receives its first reserve fund study. Ask whether an increase has been announced and budget for one.
With district medians down as much as 17% and more suites on the market, I think 2027 gives Scarborough buyers real bargaining room, though nobody can promise prices have bottomed. I would lean toward Selene or 360 at the City Centre for a balance of transit, track record and resale appeal, and I would never skip the status certificate.
What to do next
- Pick the part of Scarborough that fits your commute: Town Centre, Agincourt, Sheppard East or the Rouge.
- Get a pre-approval that includes the condo fee, since lenders count part of it.
- Tour two buildings from this list and compare the same layout in each.
- Make your offer conditional on a lawyer’s status certificate review.
- If you own a Scarborough condo now, use the estimator above to see what it might sell for.

Frequently asked questions
What is the average price of a condo in Scarborough in 2026?
Scarborough condo apartment medians ranged from $380,000 in district E10 to $569,500 in E06 from January to October 2026, according to TRREB MLS data via REALM. The busiest districts, E07 Agincourt and E09 Bendale, both had medians of $450,000. Across Scarborough’s eight districts, 916 condo apartments sold, down from 972 a year earlier.
Are Scarborough condo prices going down?
Yes. The median condo apartment price fell in every Scarborough district from January to October 2026 compared with 2025, per TRREB MLS data via REALM. Drops ranged from 0.3% in E06 to 17.0% in E08. Suites also took longer to sell, about 39 days on average. Nobody can promise prices will not fall further in 2027.
What is the best condo to buy in Scarborough in 2027?
My five picks for 2027 are 360 at the City Centre at 83 Borough Drive, Selene at 225 Village Green Square, KSquare at 2031 Kennedy Road, Wish Condos at 3121 Sheppard Avenue East and Narrative at 7437 Kingston Road. The order is my own judgement. The best one for you depends on your commute, budget and whether you want a pool or an all-in fee.
Which Scarborough condos are close to a GO station?
Selene at 225 Village Green Square is about 0.7 km from Agincourt GO on the Stouffville line, and KSquare at 2031 Kennedy Road is about 1 km away, both measured in a straight line. Narrative at 7437 Kingston Road is about 2.4 km from Rouge Hill GO on the Lakeshore East line. Walking routes are longer than straight-line distances.
When will the Scarborough subway extension open?
There is no opening date on Metrolinx’s project page as of November 2026. The Line 2 extension is about 7.8 km with three stations, from Kennedy to Sheppard Avenue and McCowan Road, including Scarborough Centre. Major construction at Scarborough Centre station began in September 2025. Line 3 closed in July 2023 and buses replaced it.
Is a Scarborough condo a good investment for 2027?
It can be if the rent covers your costs at today’s prices. Scarborough medians are among the lowest in Toronto, but suites are taking longer to sell. Units first occupied after 15 November 2018 are exempt from Ontario’s 1.9% rent increase guideline for 2027. In my view, cash flow and building quality matter more than guessing the next price move.
Do Scarborough condo fees include utilities?
Some do. Condos.ca lists heat, air conditioning and water in the fee at 360 at the City Centre, while newer towers such as Selene, KSquare and Wish list mainly water, common elements and insurance. Many older Scarborough towers include even more. Compare the full monthly cost, and confirm inclusions in the status certificate before you buy.
How long does it take to sell a condo in Scarborough?
Across Scarborough’s eight TRREB districts, condo apartments took about 39 days on average to sell from January to October 2026, up from about 36 days in 2025, based on TRREB MLS data via REALM. Times varied by district, from 29 days in E06 to 41 days in E08. Pricing right at launch shortens the wait.
What should I check before buying a resale condo in Scarborough?
Start with the status certificate, which the condo corporation must provide within 10 days of a request for no more than $100, according to the Condominium Authority of Ontario. It shows the budget, reserve fund, special assessments and lawsuits. Also confirm parking and locker units on title, what the fee covers, and whether the suite is rented.
