Living here
Renters, Airbnb and elevators at Narrative Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Narrative Condos?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Narrative Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Narrative Condos is the newest building in the far east end of Toronto, and it is one of the few places where you can buy a brand-new condo next to a national park for well under the downtown price per square foot. It is also a first-generation building with no track record, a highway behind it and fees that have already moved past the launch promise. I’ll show you both sides. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Narrative Condos is a two-tower, 11-storey condominium of 422 suites at 7437 and 7439 Kingston Road in West Rouge, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area of Toronto, just east of Sheppard Avenue East and Port Union Road. It was developed by Crown Communities and designed by Kirkor Architects, with interiors by Pulsinelli. The building was completed in 2025, and the condominium corporation, TSCC-3152, was registered on 5 December 2025. Suites range from studios to three-bedrooms.
Narrative Condos at a glance
Two mid-rise towers on a site that started as townhouses
This site was a vacant lot when it first came up for development. The 2018 plan, by SRN Architects, called for six four-storey buildings with 128 homes, and the project was known as Towns at Kingston Road. By late 2019, Crown Communities had replaced that with two 11-storey mid-rise towers by Kirkor Architects, separated by a private road, and the project became Narrative.
The scheme shrank again before it was built. The 2019 submission showed 486 suites, and the final count registered with the corporation is 422. That matters for one reason: it explains why some early marketing and planning numbers you find online will not match the building you are actually buying into.
At 11 storeys, this is a mid-rise rather than a tower. With two buildings sharing 422 suites, each elevator bank serves roughly 200 homes, which is reasonable. Check how the elevators perform in the first year of full occupancy, when move-ins put the most strain on them.
Compact suites, built for first-time buyers
Crown Communities was open about the target market. Its chief executive described condos as entry-level living spaces, and the suite mix shows it: about 65% studios and one-bedrooms, 25% two-bedrooms and 10% three-bedrooms.
The launch sizes were roughly 380 to 450 sq ft for studios, 420 to 550 sq ft for one-bedrooms, 510 to 650 sq ft for one-plus-dens, 600 to 970 sq ft for two-bedrooms and two-plus-dens, and 780 to 1,200 sq ft for three-bedrooms. A 600 sq ft two-bedroom is tight, so walk the actual suite and measure where the bed and sofa go before you commit.
The three-bedroom plans are the interesting ones. Family-sized suites are rare in new Toronto condos, and at the top of that range they approach the size of an older townhouse, with an elevator and new mechanical systems instead of stairs and a 30-year-old furnace.

The Rouge on one side, the 401 on the other
The east end of the site overlooks the valley lands of Rouge National Urban Park, and the planning submission set aside a small public park of about 1,981 square metres at that end, with a children’s play area at the west end. The Rouge itself covers about 75 square kilometres of trails, valleys and wetlands, and that is the reason most owners will choose this building.
The other side of the site backs onto Highway 401. That is convenient if you drive, and it is the first thing I would check on any suite. Ask which way the suite faces, listen from the balcony at rush hour, and ask about the window and balcony door glazing. A valley-facing suite and a highway-facing suite in the same building are not the same product.
This is the eastern edge of the city, and the developer marketed it on its highway, GO Transit and TTC access rather than on a shopping street at the door. The panel on this page lists the nearest transit, schools, shops and parks, so judge the daily errands from there.
Buying into a brand-new corporation
The corporation registered in December 2025, so the board is newly elected, the first budget was set by the developer and the building has no maintenance history. Under Ontario’s Condominium Act, a new corporation must commission a performance audit of the common elements within its first year and a first reserve fund study. Ask whether both have been done and what they found.
Tarion’s new-home warranty also covers the common elements from registration, and the early deadlines for reporting defects come up fast. A buyer who arrives now benefits if the board has filed its warranty claims on time, so ask about it.
The 2019 plan showed a three-level underground garage with 499 spaces, and the developer promoted car-sharing as an amenity. Confirm whether parking and a locker come with a specific suite, because in new buildings they are often sold separately.
What Narrative Condos costs
Condos.ca puts the building average at about $1,167 per square foot. That is high for Scarborough, where older high-rises often trade at half that, and it is the premium for new construction, new systems and a Tarion warranty. It is still well below what new suites cost downtown.
When I checked, there were seven suites for sale, asking from about $333,000 to $950,000, and three for lease. The launch average was about $670,000, so asking prices have stayed in the range the developer set.
Fees deserve a close look. At launch, the developer projected maintenance fees of about 60 cents per square foot. Across the current listings, fees run from about $423 to $925 a month and average about 84 cents per square foot. First-year budgets often get adjusted once the real costs arrive, so read the budget in the status certificate and ask what the fee does and does not include.
With a building this new, there are few resales to compare against. Use the panel for the most recent trades, or ask me for a building sold report before you make an offer.

Amenities at Narrative Condos
The amenity package, over 18,500 sq ft indoors and out according to the developer, is built around young households: a co-working space, a gym and yoga studio, and an indoor and outdoor play area for children. There is no pool, which helps keep the long-term fee in check.
Jatin’s honest take on Narrative Condos
Who this building suits
First-time buyers who want new construction and a warranty, couples who work partly from home and can use the co-working space, and young families who want a three-bedroom with a playground downstairs and the Rouge on the doorstep. It also suits drivers who need the 401.
What I’d want you to check
Which way your suite faces, because highway-side and valley-side suites live very differently. Then the first-year budget against the 60-cent fee promised at launch, the performance audit and first reserve fund study, the status of Tarion warranty claims, and whether parking and a locker are included with your suite.
The value question
At about $1,167 per square foot, you are paying a clear premium over older Scarborough buildings for being first in. That premium is justified if you value new systems and plan to stay, and harder to justify if you are buying a small studio to resell in two years against a building full of identical suites. For an owner-occupier who wants a newer building near a national park, it is a reasonable choice, provided the first-year paperwork is clean.
