Renter-heavy building. Of 167 deals here in the last 24 months, 148 were leases and 19 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at KSquare Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about KSquare Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

KSquare Condos is the newest large building in this part of Scarborough, and it shows: two glass towers finished in 2024, an amenity floor built for families rather than for a brochure, and a fee that already includes parking. Being this new is also its biggest risk, because the building has no track record yet. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

KSquare Condos is a two-tower condominium at 2031-2035 Kennedy Road in Scarborough’s Agincourt South-Malvern West neighbourhood, near Kennedy Road, Sheppard Avenue East and Highway 401. Condos.ca lists 34 floors and 639 suites; UrbanToronto and the Daily Commercial News describe towers of 34 and 31 storeys on a shared seven-storey podium. It was developed by Kingdom Developments, designed by IBI Group with interiors by Tomas Pearce Interior Design, and completed in 2024. The condominium corporation is TSCC-3076, registered on 24 July 2024. The fee includes common elements, building insurance, water and parking.

A first Toronto project, built at scale

KSquare was Kingdom Developments’ first condominium in the Toronto market, which the developer called its Canadian flagship. It is not a small test project. The plan was two glass towers of 34 and 31 storeys rising from a seven-storey podium, and construction started in 2019, a month after sales opened.

IBI Group was the architect and Tomas Pearce Interior Design handled the interiors. Unit counts differ slightly by source: UrbanToronto reported 644 suites at launch, while condos.ca now lists 639 for the registered corporation. That kind of gap usually comes from suites being combined or changed during construction, and it does not matter much to a buyer, but it is worth knowing if you see both numbers.

For you, the developer’s newness is the main question. There is no older Kingdom building in Toronto to walk through, so you cannot judge how their finishes and mechanical systems hold up over ten years. That makes the documents for this specific building more important than they would be with a long-established builder.

The eighth floor is the real selling point

Most new Scarborough towers give you a gym, a party room and not much else. KSquare put a full amenity level on the eighth floor, on top of the podium, with a landscaped terrace, a fitness centre with separate aerobics and yoga areas, a party room with a private dining room and bar lounge, and two guest suites.

Three features stand out. There is a soundproofed music room meant for lessons and practice, a children’s play area with a trampoline, a small climbing wall and a slide, and a library that the developer promoted as the largest private library of its kind in Toronto. I cannot verify that claim, but the library is clearly a centrepiece rather than a shelf in a lounge.

At ground level the lobby has a 24-hour concierge, a video wall and two lounges, one built around a fireplace and one around a water feature. For a family with young children, or a parent who wants a quiet place to work outside the suite, that is more usable space than the suite count alone suggests.

Small suites, many renters

KSquare was sold with one-, two- and three-bedroom layouts, but the current listings tell you where most of the inventory sits. Every active sale listing I can see falls between the under-500 and the 700-799 square foot bands, and most are one-bedrooms or one-plus-dens in the 500s.

At the time I reviewed it, there were 13 suites for sale and 14 for lease. A lease count that high in a building this new usually means many buyers bought as investors. That is not a problem in itself, but it affects how quiet the elevators are on move-in days, how many owners vote at meetings, and how much competition you face when you try to resell or rent out.

If you are buying to live here, look hard at the den. In a 500-something square foot plan, a den is often a nook without a door or window. If you need a real second room, budget for a two-bedroom and compare its plan carefully against the alternatives nearby at Metrogate.

Living at Kennedy and the 401

Sources describe this site two ways. UrbanToronto places it at Kennedy Road and Highway 401, and the construction press release places it at Kennedy and Sheppard Avenue East. Both are fair: the towers sit in the stretch where the highway, Kennedy Road and the Sheppard corridor meet.

That location is mainly a commuter’s advantage. If you drive, the 401 is right there. If you rely on transit, the data panel on this page shows the nearest stations and Walk Score, and I would check those against your actual commute before you fall for the amenity floor.

The other reality is change. The developer’s own release described the area as going through rapid development and new planning, and Tridel’s Metrogate community next door is evidence of that. Expect more construction nearby over the next several years, which means both noise and, eventually, more shops and services within reach.

What KSquare costs and what the fee covers

Across the eight current sale listings I reviewed, asking prices ranged from about $362,000 to about $529,000. That range covers suites from under 500 square feet up to the 700s, so it says more about suite size than about any premium for the building.

Monthly fees on those listings ran from $320 to $590, and the average across active listings works out to about $0.79 per square foot. The fee includes common elements, building insurance, water and parking, so a suite that comes with a parking space is not paying a separate monthly charge for it. Heat and hydro are not on the inclusion list, so expect to pay them yourself, and confirm the exact split in the status certificate.

A fee level set in the first years of a new building is often based on a first-year budget, and it can rise once the corporation has real operating costs and its first reserve fund study. I would not assume today’s fee is the long-run fee.

For comparison, Selene at Metrogate, a 2021 Tridel tower close by, also includes parking and water and averages about $0.83 per square foot on its current listings. KSquare is slightly lower today, but it is three years younger, so the real test is where its fee sits after the first reserve fund study. If you want an all-in monthly number to compare, add hydro, heat and insurance on your suite to the fee for each building.

Jatin’s honest take on KSquare Condos

Who this building suits

First-time buyers and investors who want a brand-new suite with parking included, and families with young children who will use the play area and library rather than pay for outside activities. Drivers who need fast access to the 401 will find the location easy.

What I’d want you to check

Because the building only registered in July 2024, check the first-year budget, whether the first reserve fund study is done, how the Tarion warranty claims for the common elements are being handled, and who is managing the building, since condos.ca does not list a manager. Read the board minutes for any deficiency lists, and confirm which parking space and locker are deeded with the suite.

The value question

The asking prices here sit within the range of other newer Scarborough towers, and the included parking helps the monthly math. The trade-off is that there is no resale history or mature reserve fund to examine yet. If you buy, buy a layout you would live in yourself, because in a building with this many small suites and renters, the plain one-bedroom will always have competition.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
