$900,000 is the first budget that buys a detached house near Lake Ontario in most of the GTA’s outer shore and a genuinely good waterfront condominium closer in. It sits above the August 2026 GTA median of $850,000 and above the detached averages in Oshawa at $715,831, Clarington at $822,814, Georgina at roughly $850,000, Innisfil at $795,975 and Scugog at $819,217, and just under Ajax at $968,031 and Whitby at $1,010,663. In the spring community tables it clears Keswick South’s detached average of about $802,000, Stoney Creek’s $893,000, Grimsby Beach’s $858,000, Beamsville’s $884,000 and Port Dalhousie’s $882,000. In Toronto it buys a larger lake-view condominium: W06’s condominium apartment average was $642,661 and Mimico’s condominium townhouses about $982,000. It does not buy a detached house in Toronto’s or Mississauga’s lakefront neighbourhoods, and it does not buy private Lake Ontario frontage anywhere in the GTA. Still under the $1.5 million insured cap, so ten percent down on the portion above $500,000 is the minimum.
What the number means before you look
At $900,000 the land transfer rules are unchanged from lower budgets: Ontario’s marginal rates of 0.5, 1, 1.5 and 2 percent, with the 2 percent band running from $400,000 all the way to $2 million; in Toronto the municipal tax mirrors it. The purchase is still under the $1.5 million insured cap, so the minimum down payment is 5 percent of the first $500,000 plus 10 percent of the next $400,000, which is $65,000, with default insurance required under 20 percent; the stress test is the greater of your rate plus 2 percent or 5.25 percent. TRREB’s August 2026 price-range table shows 602 GTA sales between $800,000 and $899,999, of which 295 were detached houses, 122 semis and 90 townhouses, so this is the budget where the GTA’s detached market begins in earnest, though not on the lake.
A word on the figures before you read them. Every number below is a published average or median from TRREB’s August 2026 Market Watch or its April to June 2026 community reports, or from the Cornerstone, Niagara and Central Lakes associations’ August releases where TRREB does not reach. They are averages for whole communities and home types, not for waterfront lots, and in a small community a single sale can move them. Their job here is to tell you whether your budget sits above, at or below the typical sale in a place, which is the honest first question. What a specific house on a specific street sold for is a different question, and the answer is in the sold record, not in an average.

Durham: the detached shore opens
Durham Region’s detached average was $915,922 in August 2026 with a median of $860,000, and its lakeside municipalities bracket the budget: Oshawa and Clarington comfortably below it, Ajax and Whitby just above. In the spring community tables Pickering’s Bay Ridges averaged $746,425 across all types with detached houses at about $1,053,000, West Shore $967,678 with detached at $1,054,000, Ajax South East’s detached houses about $894,000 and South West’s $962,000, Port Whitby’s detached about $1,027,000, Bowmanville’s $846,000 and Newcastle’s $861,000. So $900,000 buys the typical detached house in Bowmanville, Newcastle and Ajax’s south end and a below-average one in Pickering’s and Whitby’s lake neighbourhoods, all of them near the lake rather than on it. Read Port Whitby and Ajax and Frenchman’s Bay for which streets actually see water.
Lake Simcoe and Scugog: at the average, with frontage possible
This is the budget where an inland lake becomes a real alternative. Georgina’s all-types average was $819,910 in August and Innisfil’s $741,394; in the spring tables Keswick South’s detached houses averaged about $802,000, the Historic Lakeshore Communities’ about $852,000 and Alcona’s about $794,000, with Rural Innisfil, which contains Big Bay Point, at about $976,000. Port Perry’s detached houses averaged about $1,004,000 and Scugog as a whole $819,217. Because these communities include the shoreline, $900,000 is the first budget at which an actual lakefront cottage on Simcoe or Scugog is plausible, on a smaller or weedier lot and with the septic, dock and rental rules in the Georgina, Innisfil and Port Perry guides attached.
Hamilton and Niagara: the western edge
West of Burlington the number goes furthest. Stoney Creek’s detached houses averaged about $893,000 in the spring, Winona Park $911,385 across all types, and the Beach Strip’s three detached sales $727,000. Across the Niagara line, Grimsby Beach’s detached houses averaged about $858,000, Grimsby East and West about $993,000 and $1,010,000, Beamsville’s about $884,000, Lincoln-Jordan/Vineland’s about $863,000 and Port Dalhousie’s about $882,000, against a Cornerstone Niagara North benchmark of $678,400 and a Niagara regional benchmark of $569,800. $900,000 is therefore an above-average detached budget across Stoney Creek and Niagara, and with Grimsby GO opening in 2027 it is the corridor to watch. Toronto and Mississauga: a better condominium, not a house
Inside the core lakefront neighbourhoods $900,000 remains a condominium budget, but a good one. W06’s condominium apartments averaged $642,661 in August with a $595,000 median, so $900,000 buys a large two-bedroom or a lake-facing unit in Humber Bay Shores; the district’s freehold townhouses averaged $969,250. In the spring tables Mimico’s condominium townhouses averaged about $982,000 and Long Branch’s about $745,000, Lakeview’s in Mississauga about $843,000 and Clarkson’s about $710,000, and Clarkson’s semis about $864,000. Port Credit’s condominium apartments averaged about $1,095,000 with a $785,000 median, which tells you the towers there run from attainable to expensive. What $900,000 does not buy is a detached house in Long Branch, New Toronto, Mimico, Lakeview, Clarkson or Port Credit, where detached averages ran from about $1,182,000 to $1,625,000.
What you give up, and the plan
You give up the core. At $900,000 a freehold house means the eastern or western edges or an inland lake, each with a longer or non-existent train; a condominium means the core with fees and a view instead of a lot. Private Lake Ontario frontage is still out of reach in the GTA and marginal on Simcoe and Scugog. The plan is the standard one, with one addition for this budget: because you are at the point where a house appraisal and a condominium status certificate are both live possibilities, decide which asset you are buying before you tour, and read condo versus house first.
- Financing and appraisal. Lenders lend against the appraisal, not the price, and waterfront appraisals come in conservative. Keep a financing condition and cash beyond the minimum down payment.
- Insurance, separately. Get a written quote on the address before you waive. Overland water is optional and unavailable for roughly 850,000 Canadian homes; earth movement is excluded everywhere.
- Conservation authority mapping. Free, fast and decisive for anything near an edge: TRCA, Credit Valley, Conservation Halton, Hamilton, Niagara Peninsula, Central Lake Ontario, Ganaraska, Lake Simcoe Region or Kawartha, depending on the shore.
- Status certificate or survey. A condominium needs the certificate read by a lawyer; a freehold lot needs a current survey that locates the water’s edge and top of bank.
The takeaway
$900,000 clears the detached average in Oshawa, Clarington, Bowmanville, Newcastle, Ajax’s south, Stoney Creek, Grimsby, Lincoln, Port Dalhousie, Keswick, Alcona and Scugog, and buys a large lake-view condominium in Humber Bay Shores or Port Credit. It buys no detached house in Toronto’s or Mississauga’s lakefront neighbourhoods and no Lake Ontario frontage. It is the first budget where a Simcoe or Scugog cottage on the water is plausible. Still insured, so keep the conditions.
