Do mostly owners or renters live here?

Leases 40%Sales 60%

Mix of owners and renters. Of 5 deals here in the last 24 months, 2 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 2359 Birchmount Rd Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 2359 Birchmount Rd Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

2359 Birchmount Rd Townhouses is the kind of complex most buyers drive past without noticing: 23 condominium townhouses tucked off Birchmount Road just north of Sheppard, registered in 1978. That low profile is part of the appeal. It is also why you need to read this corporation’s paperwork more carefully than you would at a big tower. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

2359 Birchmount Rd Townhouses is a 23-unit condominium townhouse complex at 2359 Birchmount Road in Scarborough, near the intersection of Birchmount Road and Sheppard Avenue East, in the Tam O’Shanter-Sullivan neighbourhood on the edge of Agincourt. It was built in 1978, and the condominium corporation is YCC-439 (York Condominium Corporation No. 439), registered on 6 December 1978. Condos.ca does not list a developer or the items covered by the maintenance fee. It lists BBQs as permitted, a parking garage and visitor parking.

Twenty-three homes, one small corporation

The number that defines this complex is 23. In a townhouse corporation, every roof, window, fence and paving program is divided among the owners, and here there are only 23 of them. A project that would cost each owner a modest amount in a 150-unit complex can mean a much larger bill per household in a corporation this size.

Small corporations have real advantages too. Owners tend to know one another, decisions can move quickly, and the board is usually made up of people who live on site. The flip side is that a handful of volunteers carry the governance load, and the quality of the corporation depends heavily on who is willing to serve.

One detail I noticed: condos.ca lists the management as “York Condominium Corporation”, which is the name of the corporation itself rather than a management company. That may mean the complex is self-managed, or it may simply be a data gap. Ask the listing agent who actually handles day-to-day operations, collects the fees and keeps the books, because in a self-managed complex that answer matters a great deal.

What a 1978 registration tells you

The YCC prefix marks this as one of the older corporations, registered decades before the City’s current TSCC numbering. A 1978 complex has been standing for close to half a century, so it has almost certainly been through at least one full cycle of roofs, and possibly windows, doors and driveways as well.

The question is not whether those components will need replacing again, but where each one sits in its life today and whether the reserve fund has the money to pay for it. In a 23-unit corporation, a thin reserve fund leads straight to a special assessment, so the reserve fund study and the most recent budget are the two documents I would read first.

Homes from the late 1970s can also carry era-specific details worth asking about. Some homes built around this time used aluminum branch wiring, which insurers ask about, and original plumbing and electrical panels may or may not have been updated. None of this is a reason to walk away. It is a reason to get a proper home inspection and to ask the seller what has been replaced.

Parking, the garage and the BBQ

Condos.ca lists a parking garage and visitor parking for the complex. In townhouse corporations of this age, “garage” can mean a private attached garage for each home or a shared garage structure, and the difference matters for both convenience and the corporation’s repair budget. Confirm which applies to the unit you are looking at, and whether the space is exclusive-use common element or owned.

BBQs are listed as permitted, which is a small detail that tells you something about daily life here. A townhouse buyer usually wants a private outdoor space that can actually be used, and a complex that allows grilling is treating that space as part of the home. Check the declaration and rules for any limits on fuel type or location before you buy a new barbecue.

Birchmount and Sheppard today, and what is coming

The complex sits in a settled pocket of Scarborough where low-rise homes meet the commercial strip along Sheppard Avenue East. The bigger story is a little to the east at Kennedy and Sheppard, where North American Development Group’s plan for Agincourt Mall covers about 26 acres and, in its first phase alone, proposes towers of 26 and 42 storeys over a reformatted Walmart and new retail.

Across Sheppard from the mall, a 2025 application proposes four new rental towers of 17 to 49 storeys with 1,339 units. UrbanToronto notes that the site sits within the Agincourt GO station area on the Stouffville line and along the route of a potential Line 4 Sheppard subway extension. Neither project changes the streets around Birchmount Road directly, but together they would bring far more shops, services and neighbours to this part of Agincourt.

For a townhouse owner, that kind of change usually cuts two ways: more convenience and more traffic on Sheppard. The data panel on this page shows the current transit, schools and parks in detail.

What 2359 Birchmount Rd Townhouses costs

There were no active listings at the complex when I checked condos.ca, and condos.ca does not publish an average price per square foot or a fee range for this corporation. With only 23 homes, sales here are infrequent, so the data panel on this page may show only a few transactions in any given year.

That scarcity is the pricing challenge. When a complex rarely trades, you need to widen the comparison to similar condo townhouses near Sheppard between Victoria Park and Kennedy, then adjust carefully for condition. In a complex this age, two otherwise similar homes can be far apart in value depending on whether the kitchen, bathrooms, windows and mechanical systems have been updated.

When you look at the maintenance fee, ask exactly what it covers. Condos.ca does not list inclusions here, and in most Scarborough townhouse corporations heat and hydro are paid by the owner. A low fee in a small, old complex is not automatically good news; it can mean the reserve fund is underfunded. The status certificate will show you which it is.

Amenities at 2359 Birchmount Rd Townhouses

BBQ permittedParking garageVisitor parking

There is no amenity floor here, and in a 23-unit complex that is a good thing: the fee is not funding a gym or a party room that few people use. What you get is a barbecue-friendly private outdoor space, parking and room for visitors, and the fee goes mostly to the outside of the buildings, the grounds and the reserve fund.

Jatin’s honest take on 2359 Birchmount Rd Townhouses

Who this building suits

Families and buyers who want a ground-level home with its own front door near Sheppard and Birchmount at a lower price than a freehold house nearby, and people who prefer a small, quiet complex where neighbours know one another. It also suits buyers who want to be positioned near the Agincourt Mall and Kennedy-Sheppard redevelopment without living in a tower.

What I’d want you to check

Start with who manages the complex, since condos.ca’s listing suggests it may be self-managed. Then read the reserve fund study for roofs, windows, paving and fencing, the current budget, and the last two years of board minutes for any planned special assessment. Confirm the parking arrangement for the specific home, the wiring and plumbing types, and which mechanical systems belong to you.

The value question

The value case is house-sized space in an established part of Scarborough without a detached-home price. In a 23-unit, 1978 corporation, though, the health of the reserve fund and the condition of the individual home matter more to value than anything in a listing description. If you want help reading the documents or pricing a home here, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition.
