Ontario Real Estate Rules

Designated representation in Ontario: what changed, and the consequence nobody explains

Designated representation appears nowhere in TRESA — the whole regime sits in O. Reg. 567/05. What a designated representation agreement must contain, why the brokerage stops owing you the best-interests duty, how the confidentiality wall binds even the broker of record, the three separate multiple representation regimes, and the disclosure that survives an in-house double end.

Caivan in Oakville: there is no “White Oaks” — it is Five Oaks, at 1303 Dundas Street West

Caivan publishes two Oakville communities, Five Oaks and Bronte Trails, and no project called White Oaks. What the Town of Oakville planning record shows for 1303 Dundas Street West, the brand-new vendor corporation with no build history, the third-party microsite publishing prices the builder does not, and the full Halton development charge schedule against Caledon and Brampton.

Cornerstone, Caledon Club, Southfields or Wildfield: four Mayfield corridor communities compared

A sourced comparison of the four pre-launch communities on the Caledon–Brampton border on cost, access and delivery certainty. Which municipality each is actually in, why the development charge ranking reverses between detached homes and townhouses, which has a GO station and which has no published transit at all, and the one whose secondary plan is under appeal.

The $80,000 rebate on a new Caledon or Brampton home — and the 31 March 2027 deadline

The Ontario Enhanced New Housing Rebate gives up to $80,000 on the provincial portion of HST for new homes to $1,850,000, is not limited to first-time buyers, and requires the agreement of purchase and sale to be signed between 1 April 2026 and 31 March 2027. How it stacks with the $50,000 federal first-time buyers’ rebate, why the traditional federal rebate is worth nothing on this corridor, and the chargeback to ask about.

Development charges on the Caledon–Brampton border: $148,006.77 one side, $155,650.32 the other

The published, in-force development charges on the Mayfield Road corridor as at 1 August 2026 — Caledon, Brampton, Region of Peel and both school boards. Why the Caledon side is cheaper, the stacked-townhome classification that changes the charge by $64,123.68, the indexing calendar, and the servicing figure nobody publishes. Every number from a municipal or regional schedule.

Clarkson and Lorne Park, Mississauga - neighbourhood guide by local real estate expert Jatin Dua

Top 10 things no one will tell you about Clarkson and Lorne Park — except your local real estate expert

On 23 July 2026 the Official Plan around Clarkson GO went from a two-storey cap to twenty-five storeys, with no right of appeal – and every consolidated Official Plan chapter you can download from the City is still dated 24 March 2026. The 25-storey ceiling is not an urban design number: it is the height the air quality model was run at. Two of the four towers already applied for on Royal Windsor Drive are taller than that.

Top 10 things no one will tell you about Streetsville, Mississauga — except your local real estate expert

Streetsville is no longer a merely-listed village. By-law 0234-2024, passed by Council on 11 December 2024, designated it a Heritage Conservation District under Part V of the Ontario Heritage Act, and on the 105 contributing properties inside it, demolition of a building is simply not permitted. The main street is capped at three storeys with a two-storey minimum, Queen Street South is frozen at two lanes by policy, and Streetsville GO is the only one of Mississauga’s three Milton-line stations that is not a Protected Major Transit Station Area.

Top 10 things no one will tell you about Liberty Village, Toronto — except your local real estate expert

Until 25 June 2026 roughly the western half of Liberty Village was legally an employment area where new housing was prohibited. The floor that replaced that prohibition fell from 45 per cent non-residential floor area to 15 per cent by a by-law enacted ten weeks ago. Plus the status certificate deadline that binds the corporation, the GO station the planning designation is named after that is paused and is not in Liberty Village, and a building approved 11.7 metres from an active rail corridor.

N13 renovictions in Ontario: the 120 days, the compensation, and Toronto’s $728 licence

What an N13 actually requires in Ontario as at 1 September 2026: the 120-day notice, the full compensation table under sections 52, 54 and 55, the right of first refusal and what changes on 21 September 2026, why the qualified person report is still not in force provincially, and how Toronto’s Rental Renovation Licence works in Etobicoke. Every figure sourced.
